Only four homes

The strongest project profiles consistently describe Lake Side Court 3 as a four-home enclave. That can mean fewer neighbours and less internal traffic than a large estate, but it also makes resale choice extremely thin. If the right house is not on the market, there may be no substitute within the same phase.

Family-scale houses

Current stock runs to four or five bedrooms with four bathrooms and published living areas as large as 450 sqm. The format makes sense for a family, guests and home-working space rather than for someone seeking a compact holiday unit. Larger pools, gardens and interiors also mean more maintenance, so condition matters as much as the headline floor area.

Private pools

Cornerstone describes all four homes as private pool residences, and live resale listings continue to show private pools. This is private-house infrastructure rather than a shared condominium amenity. A buyer should inspect the pool shell, pumps, filtration and surrounding drainage of the specific property instead of assuming that every system is still in original condition.

Completed resale

With completion dating to 2015, the street, neighbours, privacy and actual house can all be inspected before committing. There is no off-plan completion risk, but there is a different diligence burden: ageing systems, renovation quality and owner-made alterations. A proper building inspection is more useful here than relying on an old development specification.

East Pattaya lifestyle

Pong and the Mabprachan area suit a quieter, car-based routine rather than a beachfront city-centre lifestyle. The setting can work well for buyers who value space and lower-density surroundings. Buyers who want to walk to the beach, nightlife or major retail should treat the location as a fundamental trade-off, not a minor inconvenience.

About the project

Lake Side Court 3 is a very small residential phase in Pong, East Pattaya, in the Mabprachan Lake area. It is not a condominium and it is not a large modern villa estate with dozens of near-identical houses. The most consistent project profiles describe only four private pool homes, completed in January 2015. That makes this a pure resale proposition today. A buyer is therefore judging an existing house rather than a developer promise: the actual plot, usable interior, renovation history, pool equipment, roof and drainage, air-conditioning, electrical and plumbing systems, and the legal documents attached to that particular property. Current listings show four- and five-bedroom homes with published living areas from roughly 300 to 450 sqm. Those figures are useful for orientation, but after more than a decade of ownership and refurbishment they should not be treated as a pristine developer specification.

The phase identity matters because several similarly named projects sit in the same wider Lakeside Court family. The original Lakeside Court is separately documented as a 20-home project completed in 2008, while Lake Side Court 5 has 20 homes and Lake Side Court 6 is another later development. An archival Pattaya Realty description of the series states that Lake Side Court 2, 3 and 4 were made up entirely of two-storey houses, while phase 5 continued the development sequence. That supports two storeys as a phase-level characteristic for Lake Side Court 3. It does not justify importing phase 5's unit count, plot schedule, security specification or other amenities into phase 3. For an older low-density estate, that distinction is more than naming hygiene: each phase can have different land documents, management arrangements, common expenses and maintenance history.

Live resale inventory includes four-bedroom, four-bathroom houses between 300 and 450 sqm, plus a five-bedroom, four-bathroom example at 450 sqm. Private swimming pools are a consistent feature, and individual listings also show private gardens, terraces and generous plots. One phase-3 resale is described as a two-storey 350 sqm house on 524 sqm of land; another current 450 sqm home is also advertised on a 524 sqm plot. These should be read as real resale examples, not as a definitive original unit schedule. No authoritative phase-3 brochure or original house-type table surfaced in the research, and owners may have altered layouts, renovated interiors or extended the buildings over time.

The location is a different proposition from beachfront or central Pattaya. Pong and Mabprachan sit on the eastern, lower-density side of the urban area, where daily life is generally car-oriented. The strongest map-ready address found is Chon Buri Rural Road 4095, Pong, Bang Lamung, Chon Buri 20150, Thailand, and Gecko publishes the project position at approximately 12.92013, 100.96976. Sources agree that Lake Side Court 3 belongs to the Mabprachan Lake area, but they do not agree on a precise distance to the water: one project page describes it as about 70 metres away while another places Mabprachan Lake around 1.7 km from the project. Rather than turn that conflict into a false precision, the useful takeaway is that this is an East Pattaya lakeside-area address with road access, not a walkable beach or city-centre location.

Ownership deserves more attention here than the sales headline. PropertyScout labels the project tenure as freehold, while one specific Lake Side Court 3 resale is marked Thai Ownership by Pattaya Condos and Homes. Neither label, on its own, tells a foreign buyer who owns the land, what title is registered, or what structure can legally be transferred. A non-Thai individual cannot directly own Thai land in their own name. With a villa, the land and the building therefore need separate legal review; depending on the documents, a properly registered long-term land lease together with separately evidenced rights to the building may be relevant. A nominee-company workaround should not be treated as a recommended route. Until the land title, registered owner, encumbrances and sale structure of the chosen house are checked, the generic word 'freehold' should not be presented as foreign freehold in the condominium sense.

Developer attribution is also less clean than it would be for a current launch. FazWaz and PropertyScout leave the developer field for Lake Side Court 3 blank. However, multiple sources name Lakeside Estates Company as the developer of the original Lakeside Court, PropertyScout names Lakeside Estates Company Limited for Lake Side Court 5, and Pattaya Realty describes phase 5 as the latest in a six-project sequence while specifically referring to Lake Side Court 2, 3 and 4 as earlier two-storey developments by the same development team. That is strong enough to identify Lakeside Estates as the development brand behind the series, but it is still indirect evidence for the exact legal entity attached to phase 3. For a resale buyer, the practical priority is not the old marketing name of the developer anyway; it is the present seller, land title, registered rights, any mortgage or charge, and the current management obligations.

The asking prices show how far individual houses can diverge inside such a tiny estate. On 3 September 2026, FazWaz showed a four-bedroom, four-bathroom 300 sqm house at THB 9.5 million, a larger four-bedroom 450 sqm villa at THB 19.9 million, and a five-bedroom 450 sqm villa at THB 17.9 million. Another agency lists a four-bedroom 350 sqm house on a 524 sqm plot at THB 17.9 million. That spread should not be read as a neat price ladder. The listings differ in land size, refurbishment, furnishing, layout and condition, and some may have been materially upgraded since the original 2015 completion. The THB 9.5 million figure in this dossier is therefore only the lowest published resale anchor found on the check date. The actual decision should be made house by house after a physical inspection, document review and confirmation that the listing is still available on the stated terms.
