Highbury Hill Pool Villas Pattaya is a gated community of two-storey detached homes with private pools in Huai Yai, along Thung Klom-Tanman Road on the inland side of greater Pattaya. In its 2026 configuration, the estate comprises 133 residences across four house types and two phases: 63 homes in Phase 1 and 70 in Phase 2. The important point is that the site is not uniformly completed or uniformly off-plan. Some villas already exist and trade on the resale market, while other homes and shared facilities are still being delivered. Buyers should therefore establish the status of the exact house they are considering. One listing may be a completed resale from a private owner; the next may be a new-build home tied to a construction schedule and a project sale contract.
The project's history explains why two names and several different sets of figures still circulate. The site launched in 2022 as Highland Park Pool Villa Pattaya through Habitat Villa Co., Ltd., a joint venture involving Habitat Group and Rattakij Hengtrakool. The early version was built around roughly 65 homes and two principal villa designs. By 2026, the estate is operating as Highbury Hill Pool Villas Pattaya, with a new management team associated with the Hengtrakool family and an expanded plan of 133 residences and four current house types. Highland Park and Highbury Hill therefore refer to the same physical development story, but an early project specification should not be assumed to govern a present-day purchase. In scale, Highbury Hill sits between a boutique villa compound and a large suburban estate. With 133 homes, it is large enough to support meaningful communal facilities while remaining a low-rise residential environment rather than dense urban housing. Every current type is a two-storey villa with a private swimming pool. Sulvia starts at 285 sqm with four bedrooms, five bathrooms and parking for two cars. Elysia increases to 375 sqm and three parking spaces. Elysia Grand provides 484 sqm, four bedrooms, five bathrooms and four parking spaces. Amaryllis is the largest current design at 590 sqm, with five bedrooms, six bathrooms, a maid's room and parking for four cars. Those are materially different household propositions: the choice is not simply more floor area, but how much space a family wants for guests, staff, cars and day-to-day living.
The shared facilities are best understood as an extension of the home rather than a substitute for private amenities, because every villa already has its own pool. The estate includes a communal pool with a children's section, fitness facilities, a kids' clubhouse, playground, garden and jogging track, 24-hour security with CCTV and underground utility cabling. The original Highland Park concept also referred to a jacuzzi, multipurpose room and extensive landscaped areas; early concept items should not automatically be treated as final Highbury Hill delivery. By spring 2026, the clubhouse structure had been completed and interior fit-out was in progress. On a viewing, the practical checks are straightforward: roads, drainage, landscaping, security operations and the actual state of the clubhouse matter as much as the amenity list itself.
This is Huai Yai rather than beachfront Jomtien, and that shapes daily life. The stated distance is about 7.1 km to Sukhumvit Road and around 9.3 km to Jomtien Beach, with international schools, golf courses and Pattaya's southern road network reached more naturally by car. A household that values a larger home, private outdoor space and a quieter residential setting may find the trade-off sensible. A buyer who wants to walk to the beach, cafés and convenience stores every day is likely to prefer a denser Jomtien or Na Jomtien address. Highbury Hill is therefore not trying to reproduce beach-condo convenience. It is a car-oriented family-home proposition within the wider Pattaya market.
Pricing currently has two layers. The lowest live market anchor we found is THB 9.8 million for an individual completed 282 sqm villa, while new project offers start from THB 10.9 million. Other active homes in the 285–484 sqm range are priced higher. Internal floor area alone does not explain those differences. Plot size, position inside the estate, build stage, furniture package, landscaping and whether the seller is the project or an existing owner can all change the economics of the deal. Two villas with similar layouts may therefore be quite different purchases. A lower headline price is useful, but it should lead to a lot-by-lot comparison rather than an assumption that the whole development is available at that level.
Foreign ownership needs a different conversation here than it would in a condominium. A villa purchase involves land as well as a building, and a foreign individual generally cannot simply take direct ownership of Thai land. Individual listings may use Thai ownership, corporate ownership or long-lease structures, but there is no single published foreign-buyer tenure scheme that can safely be applied to every villa in the estate. Before reserving, the buyer should inspect the land title, identify the legal seller, understand how the building and land rights are structured, review any registered lease and renewal wording, and confirm what will actually be registered with the Land Office. Using a Thai company merely as a nominee route around land-ownership restrictions is not a structure we would recommend.
The most useful way to assess Highbury Hill is house by house. Its appeal is clear: large two-storey layouts, a private pool with every residence, family-oriented communal facilities and a quieter Huai Yai setting with road access to Jomtien. The limitation is equally tangible: the transition from Highland Park to Highbury Hill means the estate contains homes with different construction stages and transaction histories. A completed resale, a newly built house and an early-phase villa can all sit inside the same overall community. A serious viewing should therefore cover more than finishes and furniture. Establish which phase the property belongs to, who owns and sells it today, which communal areas are operating, what work remains nearby and which delivery or maintenance obligations are written into the agreement. That is the level at which the project becomes a transaction that can be compared properly.

The smallest current design is still a substantial family house, with two storeys, a private pool and parking for two cars. It suits buyers who genuinely need four bedrooms but do not want the cost and upkeep of a 400–600 sqm residence.

The bedroom count remains four, but the house grows substantially and adds four-car parking. It is a residence-scale option for buyers who care about larger social areas, entertaining and more separation between private spaces.
The largest current design has five bedrooms, six bathrooms, a maid's room, four parking spaces and a private pool. It suits a large household or frequent guests, but 590 sqm should be budgeted as an ongoing property to run, not just a larger purchase price.
The current Highbury Hill range contains four house types from 285 to 590 sqm. The earlier Highland Park configuration used the Cassia and Rosewood/Rosewood Grand names, so an old house-type label should not automatically be treated as the current specification.
