Why this project is worth a look
Only 19 villas
The small project size is a real planning characteristic, not just an exclusivity slogan. Internal traffic should be lighter than in a large estate, although buyers still need to review management rules, security arrangements and any future shared charges.
Private outdoor living
Most of the value sits inside the plot: a private pool, outdoor area, landscaping and parking. That can work very well for family life, but pool, garden and building-services maintenance becomes the owner's responsibility rather than a condominium juristic person's job.
Residential East Pattaya
Chak Nok makes sense for buyers who prefer a quieter low-rise environment and expect to drive. The trade-off is straightforward: more space and privacy, but no beachfront walkability and less immediate access to central-city retail and entertainment.
Family-sized plans
Three- and four-bedroom villas are the best-supported options in current market data, so this is fundamentally a full-home product rather than a compact holiday unit. The developer gives a broader range up to five bedrooms, but a separate verified five-bedroom plan was not found in the public material reviewed.
A usable timeline
The primary source states 2027, so there is no need to guess between stale portal dates. It is still a construction-stage purchase, however: handover timing, payment milestones and delay remedies belong in the contract, not in a sales promise.
About the project
Layan Chak Nok is a small new estate of 19 private pool villas in East Pattaya, close to Chak Nok Reservoir. The developer's own project page gives the address on Soi Thung Klom–Tan Man 20 in Bang Lamung, a 2025 launch and a planned 2027 completion. This is neither a beach resort nor a large suburban compound. With only 19 plots, daily life is built around a private house, a car, a personal outdoor area and short drives across East Pattaya. That distinction matters more than the luxury language used in sales material. A buyer should approach Layan Chak Nok first as a long-stay or permanent home in Pattaya's inland residential belt, and only second as a holiday property associated with the city's tourist market.
The basic scale is unusually easy to understand: 19 villas, two storeys, private pools, and plots starting at roughly 318 sqm in the developer's material and extending to 640 sqm at the top of the stated range. The official page gives a broad mix of three to five bedrooms and three to five bathrooms. Current portals more commonly expose three- and four-bedroom stock, with plans labelled A, A1, B and C. Low density has a practical consequence. The development does not rely on a long list of shared amenities to justify the product. Its appeal sits inside each plot: a private pool, garden or terrace space, parking and a controlled entrance. Buyers looking for a condominium-style gym, restaurant, children's club and staffed lobby may find the communal offer intentionally limited.

Architecturally, the current material shows contemporary two-storey houses with large glazing, open social spaces and a strong connection between the living area, terrace and pool. A live Type A offer lists a built-in European-style kitchen, bedroom wardrobes, a walk-in closet to the main bedroom, hot-water equipment, a water tank and two-car parking. The key is to separate a sample specification from the binding specification for a chosen plot. The developer calls the villas fully fitted, while agency pages variously describe individual stock as fully furnished or unfurnished. Those labels are too imprecise for a purchase decision. The useful document is the signed specification showing exactly which kitchen appliances, wardrobes, air-conditioning units, lighting, landscaping, pool equipment and external works are included in the price.
The address places the scheme on Soi Thung Klom–Tan Man 20 in Nong Prue, Bang Lamung, within the inland residential part of East Pattaya near Chak Nok. It is not Jomtien beachfront and it is not central Pattaya's walkable urban grid. The nearest international school is described as roughly a ten-minute drive away, with Highgate International School Thailand among the nearby school reference points. Central Pattaya is commonly quoted at roughly 15–20 minutes by car, while the sea is about 8 km away. Drive times vary with route and traffic, but the structural point is clear: this is a car-oriented address. In return, the buyer gets a quieter low-rise setting and more land than a central-city property normally offers.
Project timing deserves more attention than the renderings. La Sagesse's own project page states 2027 as the completion year, and live market pages still describe stock as off-plan or under construction. Some older portals continue to show 2025 or 2026, but there is no reason to average those dates: the primary source takes precedence, so 2027 is the working completion date. For a buyer, that brings the normal risks of a property still being built. The contract should tie payments to a clear construction and handover process, define inspection and snagging, state what happens if delivery slips, and identify the exact specification of the chosen villa. A completed show home can demonstrate finishes, but it does not prove the construction stage or contractual delivery terms of another plot.
The lower price reference is currently around THB 9.71 million. That figure appears both as the developer's advertised starting point and in a live market offer, while larger plots and house types move materially higher. Current portals show three-bedroom villas around the 299 sqm mark and four-bedroom villas around 396–408 sqm, with prices varying by plot, construction stage and package. A simple price-per-square-metre comparison is therefore weak for this project. A villa purchase combines a house, land rights, private pool, external space and privacy, while the portals themselves do not use a consistent definition of area. A better comparison is to put two or three actual plots side by side and compare total price, land size, included specification, title/lease structure and the exact contractual area definition.
Area is the clearest unresolved data issue. Type A is published as 211.65 sqm of internal area plus 62 sqm of external area, while several three-bedroom villas are also presented at 299.25 sqm. Four-bedroom stock is published at 396.02 sqm and 407.90 sqm. There is no responsible way to merge those numbers or reverse-engineer a single 'true' size. Different sellers may be counting terraces, covered parking, pool decks or other external zones differently. The unit cards below therefore retain published figures without calculating missing values. Before reserving a plot, the buyer should obtain the developer's floor plan and area schedule for that exact house type, with internal floor area, covered external space and any other measured component clearly separated.
La Sagesse Developments also has a visible local project sequence rather than appearing as a one-project marketing name. Its own site lists Aurora, Breeze Bangsaray, Breeze Beachside, Layan Bangsare Beach, Layan Residence Pattaya, then Layan Chak Nok and Layan Mabprachan Lake. That history is useful for due diligence, but it is not a substitute for it. A buyer can inspect completed homes by the same developer, look at how exterior finishes have aged through wet seasons, check waterproofing and building services, and speak with owners about how defects were handled after handover. For a new-build villa, the quality of post-handover rectification is often more informative than photographs taken on completion day.
Foreign-buyer structuring is more important here than a generic ownership tag in a listing. Layan Chak Nok is a landed villa project, not a condominium where a foreign quota provides a familiar path to unit freehold. A typical foreign buyer cannot simply take the land into direct personal ownership. The transaction needs to distinguish the right to the land from ownership of the house structure. Some listings describe the property as freehold, but that may refer to the underlying Thai land title or the position available to a Thai purchaser, not an automatic foreign-buyer route. Before a substantial payment, the buyer should see the land title, registered owner, proposed lease if leasehold is used, registration mechanics at the Land Office, succession and renewal wording, and the documents establishing ownership of the building itself.
Taken on its facts, Layan Chak Nok is appealing because of a specific combination rather than a promise of investment performance: only 19 homes, private pools, relatively generous plots, contemporary two-storey layouts and a quieter inland location near Chak Nok. It suits someone who genuinely wants a house and is comfortable driving for schools, shopping, the beach and central Pattaya. The limitations are equally clear. The development is still being completed, published area definitions and fit-out packages need plot-level confirmation, and a foreign buyer must treat land tenure as a legal workstream rather than assume it behaves like a condominium title. Once those three points are documented, the project can be compared sensibly with other new East Pattaya villa estates on land, build quality, layout and total transaction cost.

Ownership format
For a typical foreign buyer, the house structure can be owned separately, but the land is not transferred into direct foreign ownership. A lawful transaction is commonly structured around a registered land lease of up to 30 years; the land title, lessor, renewal wording and ownership of the building must be verified for the specific villa before signing.
Home types & sizes
The most compact plan with a detailed current specification. One live project page lists three bedrooms, four bathrooms, a separate living room and storage, with plots starting around 80 sq wah. Other portals publish 299.25 sqm for three-bedroom villas, so the measurement basis needs to be reconciled against the developer's schedule for the selected house.
A larger four-bedroom option. Available plots are shown at roughly 457–502 sqm, providing materially more land than the entry Type A. Price and plot size vary by villa, so comparing actual plot numbers is more useful than relying on a single averaged type profile.
A second four-bedroom configuration with a different house layout. One available plot is shown at roughly 491.6 sqm of land. Because Types B and C are close in overall scale, buyers should compare pool orientation, main-bedroom position, parking and the shape of the actual plot rather than choose on floor area alone.
Type A1 is part of the published line-up, but no separate verified area/room schedule for it is available. The overall project range reaches 5 bedrooms, while available stock is currently concentrated in 3–4 bedroom villas.
