A genuinely small community
Four separate project databases support an eight-home count. That gives a buyer a community that can be understood quickly: the entrance, internal roads, security arrangements and neighbouring houses are all on a limited scale. Small does not automatically mean quiet or well managed, but it does mean there is less hidden complexity than in a large estate with hundreds of units and an extensive shared-facility budget.
Completed, not promised
The December 2022 completion date removes construction delivery from the main risk list. Due diligence shifts to something more tangible: the selected resale, its condition, its land and building documents, and what the seller is actually including. Buyers can inspect the pool equipment, finishes and furniture, request recent bills and compare the listing description with the physical asset before committing.
Private pool living
Independent project profiles describe the estate as private pool villas, and current resale records show pools on individual properties. The attraction is personal outdoor space rather than resort-style common facilities. The trade-off is ownership responsibility: filtration, pumps, surfaces and regular servicing become part of the house budget, so the pool should be inspected as equipment with a maintenance history, not just as a lifestyle feature.
Visible resale evidence
There is active sale and rental stock in 2026, which makes Garden Ville 7 easier to assess than a project represented only by old launch material. Current asking prices provide a real negotiation context. They do not establish liquidity, however. Without verified days on market, completed transaction prices and comparable-condition homes, it would be unsafe to claim that resale is fast or that a particular exit price is achievable.
About the project
Garden Ville 7 is a completed private pool-villa community in Huai Yai, within Bang Lamung, Chon Buri. The useful starting point for a buyer is that this is no longer an off-plan product. The homes were completed in December 2022 and the market now consists mainly of individual resales and rentals. That changes the due-diligence job: the condition of the actual house, pool equipment, furniture, garden and legal documents matters more than a launch brochure. The project also appears as Garden Ville VII in some queue and market references; the available evidence treats that as an alternative spelling rather than a separate phase.
Several independent project databases — including FazWaz, Dot Property, Thailand Property and Cornerstone — describe eight homes. FazWaz and Dot Property also report a project area of 6,404 sqm. Hipflat is the outlier: its project header has recently surfaced nine, ten and even eleven units in different crawls, while the descriptive text on the same project page still says eight. Rather than averaging incompatible figures, this record uses eight because that number has the strongest cross-source support and keeps Hipflat's conflict visible as an unresolved data issue.

The developer attribution is stronger than a single portal listing. Market profiles consistently name Garden Ville Home and Property Co., Ltd. A separate company check through DataForThai, which cites Thai government open data, finds an active company with the closely matching legal English name GARDENVILLE HOME AND PROPERTIES COMPANY LIMITED, registration number 0205560012333, registered in 2017 and based in Huai Yai. The naming difference is worth preserving rather than silently normalising. It confirms a real local entity behind the brand attribution, but it is not a substitute for the original project contract or the seller's title documents when buying a resale.
Asking prices in September 2026 show why Garden Ville 7 should be treated as a resale market rather than a project price list. Thailand Property currently places available houses from about THB 9.9M to THB 12M. FazWaz shows an active four-bedroom resale around THB 11M, while DDproperty has recent stock around THB 12M. The THB 9.9M figure in this record is therefore a lower asking-price anchor, not a promise that any specific house will still be available at that figure. Rental listings commonly start around THB 40,000 per month, but those rents should not be converted into a headline yield without vacancy, maintenance, management, tax and pool-running costs.
The current resale stock gives a more reliable picture of usable layouts than the surviving launch material. One three-bedroom house is documented at roughly 200 sqm of internal area with three bathrooms. A separate four-bedroom resale is documented at 350 sqm with five bathrooms. Nestopa shows the project more broadly as three to five bedrooms, but we did not find a comparably strong unit-by-unit record for a five-bedroom configuration. For that reason, the unit cards below are examples that can be traced to actual listings, not an invented reconstruction of the full original 2022 product catalogue.
Most evidence points to single-storey living. Nestopa describes the project as one floor, Dot Property labels its project floor plans as one-floor types, and the better documented three- and four-bedroom resales are also single-storey houses. That matters in practical use: families avoiding stairs, buyers planning long stays and owners thinking about older relatives may find the layout easier to live with. It does not make every house identical. Completed villas can acquire extensions, covered terraces, changed landscaping or interior alterations, so the physical inspection and approved plans for the selected property still matter.
Communal facilities are deliberately limited compared with a condominium. FazWaz and Dot Property confirm 24-hour security and CCTV, and Cornerstone describes a controlled entrance. The private side of the property is more important: multiple project and resale sources identify private pools, gardens and on-plot parking. A buyer looking for a staffed clubhouse, reception, shared gym or resort-scale common areas should not assume those are part of the offer. Garden Ville 7 makes more sense as a small residential village where most of the lifestyle value sits inside each private house rather than in a large shared amenity package.
Running costs need a document check because public sources do not agree. Some project profiles show a common-area fee of THB 20 per sqm, while a specific FazWaz resale lists THB 10,000 per month. Those figures may use different calculation bases, refer to different houses or simply be outdated. We have therefore left the fee out of the structured record rather than presenting a misleading number. For a resale purchase, recent invoices and the current village rules are more useful than a portal field because they show both the amount actually paid and what the charge covers.
Ownership is the point where portal shorthand can be actively misleading. Some resale ads use labels such as freehold or Thai quota, but a villa purchase is not the same as buying a foreign-quota condominium. A foreign buyer should not assume that the land itself can be transferred directly into their name. Thai law has narrow statutory routes allowing foreign land acquisition under specific conditions and permissions, but nothing in the Garden Ville 7 material shows that an ordinary resale qualifies automatically. The selected plot title, house ownership evidence and transaction structure need to be reviewed together. If the land is leased, an ordinary immovable-property lease is capped at 30 years per term under section 540 of the Civil and Commercial Code; future renewal language should not be treated as an already registered extension.
Location is another place where expectations need to be set correctly. The address is published as 12/3 Moo 2, Huai Yai, Bang Lamung, Chon Buri 20150. Huai Yai is a detached-house and villa area rather than the dense, walkable core of Pattaya. Local project profiles emphasise road access towards Sukhumvit Road, Motorway 7, Pattaya, Jomtien and Na Jomtien. In practical terms, Garden Ville 7 suits a car-based routine better than a buyer whose priority is to walk to beachfront restaurants or central shopping. We have not copied promotional drive-time claims into the record because those times change with traffic and route.
The advantage of buying in a completed project is that much of the important information can be verified on site. A viewing can reveal the actual condition of the pool, pumps, air-conditioning, roof, kitchen, garden, drainage around the house, boundary walls and road access. It can also expose how different two resales in the same eight-home community have become since handover. That is why the right comparison is not simply 'three bedrooms versus four' or 'THB 9.9M versus THB 11M'. The stronger decision comes from matching the physical house, land documents, recurring costs and intended use. Garden Ville 7 can work well for long-term family occupation or a private rental home, but the conclusion should be made house by house rather than from the project name alone.
Ownership format
A normal foreign buyer should not assume direct ownership of the land beneath a villa. The land title and transaction structure must be checked for the specific house; in practice, a registered land lease combined with separately documented rights to the building is a common route. Thai law caps an ordinary lease of immovable property at 30 years per term. Narrow statutory exceptions to foreign land ownership exist, but there is no evidence that they automatically apply to a Garden Ville 7 resale.
Home types & sizes
A traceable resale example rather than a generic floor-plan claim: a single-storey three-bedroom, three-bathroom home with a private pool and its own plot. The roughly 200 sqm figure refers to the listed house, so another three-bedroom resale may differ in extensions, furnishing or outdoor layout. It is best treated as a real market example, not proof that every three-bedroom villa has the same specification.
A current FazWaz resale documents a single-storey four-bedroom house with five bathrooms and 350 sqm of indoor area, plus a private pool and parking. It provides a useful reference for a larger Garden Ville 7 home without pretending to be the original developer catalogue. Furniture, landscaping and later owner improvements can vary, so the sale inventory should be checked at the property level.
