One 70 is not a boutique block; it is a substantial urban condominium with a broad supply of compact units, a large resident population and shared facilities designed for the day-to-day operation of a dense building.

The address is on Street 70 near Street 80, Phum 1, Sangkat Srah Chak, Khan Daun Penh. The tower sits behind the French Embassy and close to Calmette Hospital, with access toward Preah Monivong Boulevard. This is the northern edge of Daun Penh's business core, within the same central urban zone as Vattanac Capital, Canadia Tower, Central Market, the railway station and the riverfront, while Phnom Penh City Center and Eden Garden lie to the north-west. The setting can suit residents who need a central base without living directly in the visitor-heavy Riverside area. Actual travel times should be tested during working hours because Street 70 and Monivong Boulevard can slow considerably at peak periods.
