Even with the conflicting public unit counts, the evidence points to a project measured in a few dozen homes, not hundreds. That usually means a simpler shared environment and less resort-style infrastructure, while the quality and legal position of the individual house become more important.

Straightforward family layouts

The strongest resale evidence centres on single-storey, three-bedroom homes with two-car parking. That is an easy format to understand for full-time living, particularly for families or buyers who prefer to avoid internal stairs. The caveat is that floor area and fit-out vary materially, so two houses with the same bedroom count may offer very different usable space, gardens, pools and furniture.

A real resale market

By September 2026 the project is trading as completed resale housing rather than a uniform developer release. Public asking prices start around THB 4.25M, while larger or upgraded homes are offered higher. The benefit is that a buyer can inspect an existing house and its surroundings; the trade-off is that there is no single developer price list or specification to rely on.

Title comes first

For an overseas buyer, the legal structure matters more than the estate branding. Public listings around Sabai Home 8 use several ownership labels, but we found no project-wide document establishing one foreign-buyer structure. The correct review starts with the land title and registered owner, then the building and seller authority, and finally the proposed transfer arrangement.

About the project

Sabai Home 8 is a small estate of single-storey detached houses in Pong, on the eastern side of the Pattaya area. It is not a resort condominium or a high-density investment scheme. The product is a landed home with parking and private outdoor space, and the public resale market shows mostly three-bedroom houses with two or three bathrooms. The examples we could verify range from 110 to 170 sqm of internal space, but they are not identical stock units: some remain fairly simple family homes, while others have been upgraded with pools, gardens, furniture packages and more elaborate kitchens. A buyer therefore needs to compare the actual house rather than treat the project name as a guarantee of one standard specification.

The location is consistent across the stronger sources. The estate sits in Pong, Bang Lamung, Chon Buri, in the broader Mabprachan residential area. A current DDproperty listing gives Samnak Tabaek Road as the access road, while specialist resale agents place the project at approximately 12.96799, 100.98962. The alternative name Sabai Home VIII appears in the project queue, but we found no evidence that it is a separate phase with its own master plan, specification or address. For practical purposes, it is the same Sabai Home 8 development.

The developer attribution is clearer at brand level than at legacy-project legal-entity level. Lazudi names Sabai Home as the developer of Sabai Home 8. Sabai Home's current official website describes the business as a family-run property developer based in Pong and identifies Mab Asset Co., Ltd. in the site footer. The older Sabai Home 8 estate is not currently displayed among the brand's active project pages, so we would not represent Mab Asset Co., Ltd. as the specific to the project legal developer without a sale contract, permit or corporate document tying that company to this particular phase. The defensible public attribution is the Sabai Home brand.

Project scale is the main unresolved factual conflict. FazWaz and Thailand-Property both report 17 units and completion in January 2024, so those figures are used as the working record. Lazudi reports 26 units and completion in 2025. Hipflat is internally inconsistent, showing eight units in one part of the page while repeating the 17-unit description elsewhere. These are not small rounding differences. Until a developer master plan or official subdivision record is available, 17 homes is the best-supported figure, but buyers should be told that the public record is not uniform.

The housing mix also needs to be read through the resale evidence rather than as a clean developer brochure. FazWaz documents a one-storey 110 sqm house with three bedrooms and two bathrooms. Separate Gecko listings show three-bedroom, two-bathroom houses at 120 sqm and 145 sqm, both with two-car parking and substantial land plots. A newer DDproperty resale is a 170 sqm three-bedroom, three-bathroom house with a private saltwater pool and extensive furnishing. Lazudi labels a 110 sqm two-bedroom type, yet its own descriptive text says the houses have three bedrooms. We therefore treat the two-bedroom configuration as unconfirmed rather than presenting it as a standard original type.

Shared facilities are relatively light, which fits the estate's small landed-home format. Lazudi lists 24-hour security, garbage collection and covered parking, while Thailand-Property independently confirms parking. Private gardens, terraces and swimming pools appear in individual resale listings and should not be assumed to be communal or standard across every property. This makes due diligence quite tangible: the value of a particular house will turn on plot, building condition, additions, furniture, pool condition and legal documentation rather than on a long list of common amenities.

Foreign-buyer due diligence is especially important here because this is landed housing. Individual listings use different labels such as Thai ownership, company ownership and freehold, but those labels do not establish one project-wide route for a foreign purchaser. Thai government guidance restricts direct foreign ownership of land except in narrow statutory circumstances. The transaction therefore has to be checked at property level: land title, registered landowner, building ownership, seller authority and the proposed transfer structure all matter. A foreign buyer should not infer ownership rights from the project name or from a portal's tenure badge.
