Sabai Home's own current website uses the simpler Coco Ville name rather than Coco Ville 2, but its published house specification closely matches the market product: three bedrooms, two bathrooms, two parking spaces and family-sized plots. That is enough to establish a workable project identity, although the relationship between the developer's Coco Ville page and the market's Coco Ville 2 label should still be tied back to the exact plot number in the sale documents.
This is primarily a private-house proposition rather than an amenity-heavy estate. Current listings show single-storey three-bedroom homes with two bathrooms, a private swimming pool, landscaped outdoor space and covered parking for two cars. Published internal areas vary from 138 to 156 sqm. Land size varies more noticeably: the latest DDproperty listing shows 111 square wah, while another current-market configuration is offered on 137 square wah. For a buyer, that means two similarly named Coco Ville 2 homes can justify different prices even before furniture or finishing is considered.

The lowest visible market anchor checked on 15 September 2026 is THB 6.79M. It comes from a DDproperty listing posted on 12 September 2026 for a three-bedroom, two-bathroom house with two parking spaces, 138 sqm of floor area and 111 square wah of land. FazWaz's project page sits close to that level, showing offers around THB 6.9M for 156 sqm homes. Dot Property also carried 2026 listings around THB 8.2M to THB 8.9M for larger 137-square-wah plots. This is therefore not a project where a single headline price tells the whole story; plot size, pool specification, furniture and handover condition matter.
Developer attribution is much cleaner than the phase naming. FazWaz, Dot Property, LivePhuket and related portals all identify Sabai Home as the developer. Sabai Home's own website names Mab Asset Co., Ltd. in the company footer and gives its office at 99/59 Moo 1, Pong, Bang Lamung, Chonburi 20150. That is useful primary-source evidence for the operating company behind the brand. A purchaser should still make sure the reservation agreement, payment recipient and landowner either use that entity or show a documented relationship to it.
Completion status is the largest practical inconsistency in the public record. FazWaz and its partner network continue to classify Coco Ville 2 as off-plan or under construction. At the same time, individual 2026 listings describe fully furnished houses, and one Dot Property narrative calls a home part of a completed seven-unit development even while the same page's project data still says off-plan. Rather than force a project-wide completion status into the record, the safer approach is to verify the selected house itself: what is physically finished, what remains to be installed, what is included in the agreed price and when transfer can actually occur.
The location can be physically pinned even though the administrative labels are not perfectly consistent. Most project pages call the area Pong, Pattaya, Chon Buri. Hipflat publishes the more detailed address 85/1 Namtao Loi 1/1, Nong Pla Lai, Bang Lamung, Chon Buri 20150. FazWaz's Street View link resolves to approximately 12.9651639, 100.9940657. That gives a usable location circle for the site. The Pong-versus-Nong Pla Lai label should not, however, be treated as a title-level fact until the chanote or official transaction documents confirm the tambon.
This is a car-oriented residential location rather than central Pattaya. FazWaz puts Party Market about 1.9 km from the project. Dot Property's surrounding-location data places Wat Sawang Arom School and Odyssey International School at roughly 1.2–1.3 km, with Regents International School Pattaya around 7 km away. The appeal is not walkability to the beach or central nightlife. It is the ability to have a detached home, private outdoor space and a pool in a quieter low-rise environment while remaining within driving reach of Pattaya's services.
Communal facilities are limited, which is unsurprising for a seven-home site. FazWaz confirms 24-hour security, CCTV, conventional parking and a pet-friendly policy. The lifestyle features are mainly private to each house: pool, garden, kitchen and parking. One recent Dot Property villa listing also includes a waterfall feature in the pool, a large open-plan living and dining area and a fitted kitchen. Those are useful examples of the specification being sold, but they should not be assumed for every plot without the signed inventory or handover list.
Foreign-buyer ownership needs to be handled as a landed-property transaction, not as if this were a foreign-quota condominium. A portal's freehold label does not mean a foreign individual can directly own the Thai land. Sabai Home's own foreign-ownership guide describes registered long-term land lease, superficies for separate house ownership, and usufruct/right-of-use arrangements. These are legal concepts rather than product guarantees. The actual protection comes from the title, the identity of the registered landowner, the registered term, succession language and the rights recorded at the Land Office.
For an owner-occupier, the proposition is straightforward. Three bedrooms can accommodate a family, guests or a proper home office; two parking spaces matter in an area where a car is effectively part of daily life; and the low unit count reduces the sense of living in a dense estate. For an investment buyer, the evidence is thinner. No primary source reviewed for this dossier provides a guaranteed rental programme, verified project-level yield or operating-history data. Any return model should therefore start with a realistic rent for the exact house and its recurring costs, rather than a generic Pattaya villa yield.
Before reservation, the buyer should reconcile four pieces of information against the same plot: land area, built area, furniture package and completion condition. Public listings already show 138, 152 and 156 sqm houses, 111- and 137-square-wah plots, and different asking prices. That does not necessarily indicate bad data; a small development can contain individually configured homes. It does mean that a brochure-level description is not enough.
