The published standard is 156 sqm of living area on land from 444 sqm, in a single-storey three-bedroom layout with two-car parking. That is a useful family format with no internal stairs and meaningful outdoor space. Individual resale houses can differ, so the specific plot and plan still need to be checked.

Quiet Pong setting

Pong is inland Pattaya, not a walkable beach district. The appeal is lower density and access to schools, roads, Mabprachan and golf rather than stepping out to the seafront. It can work well for full-time living when space and quiet matter more than nightlife or beach proximity. Buyers who do not want to drive should treat that as a real limitation.

Built product to inspect

Sabai Home now shows completed Coco Ville houses and independent profiles place completion in 2025, so the buyer is not judging the concept only from renders. A physical inspection can focus on the actual house, fit-out, drainage, garden, utilities and defects. Some portal listings still carry off-plan labels, which makes unit-by-unit readiness more important than the project badge.

No standard pool burden

The original Coco Ville is not presented as a private-pool community, and Cornerstone lists no project pool. For buyers who would rather have garden area without pool maintenance, that can be an advantage. If a private pool is essential, the search should focus on a specifically modified house or on the separate Coco Ville 2 project rather than assuming the feature exists throughout Coco Ville.

The proposition is more straightforward: a single-storey home with its own plot and garden in a quieter low-rise residential area, with most daily travel handled by car. Sabai Home's current project page gives a standard specification of three bedrooms, two bathrooms, parking for two cars, 156 sqm of living space and land from 444 sqm. Those numbers tell the buyer more than the Nordic-style label does. This is a format aimed at people who want the practical advantages of a house — outdoor space, parking and separation from neighbours — rather than shared condominium amenities.

Pong sits in Bang Lamung district, Chon Buri, in the inland part of the Pattaya market. The wider area is shaped by Mabprachan Reservoir, international schools, golf courses and road connections toward Pattaya and Motorway 7. It works best as a driving location. Schools, hospitals, large shops, the beach and central entertainment are spread across different directions, so having a car or being comfortable with regular taxi use matters more than being within walking distance of one landmark. Sabai Home's area guide places international schools and major golf options closer to its Pong cluster than the beachfront or central malls. For a household prioritising space and a quieter setting, that trade-off can make sense. A buyer expecting a walkable beach lifestyle should view the location very differently.

The development no longer looks like a purely paper launch, even though portal status labels are inconsistent. Sabai Home now displays completed Coco Ville houses and an aerial view of the built community. Cornerstone gives 2025 as the year built and includes the project among developments completing in 2025; Lazudi also marks it completed in 2025. FazWaz, however, still labels the project off plan, and individual listings inside the development can be marked either completed or off plan. The most sensible reading is that finished homes exist and sales activity continues, while individual stock or portal metadata may sit at different stages. For a purchase, the status of the selected house matters more than the umbrella label: the buyer should confirm physical completion, registration, handover scope, furniture and any remaining work for that exact property.

The total-unit count is another unresolved metadata issue. FazWaz and several portal profiles use 14 units, and Global Property describes 14 single-storey homes. Cornerstone says 13, while Lazudi says 15. Sabai Home's own Coco Ville page does not publish the total. The registry therefore uses 14 because it is the value carried by the higher-priority major project profile, but the discrepancy should remain visible until project documents settle it. In practical terms, every credible source still describes a small, boutique-scale community. The difference between 13, 14 and 15 does not change the day-to-day character of the estate, though it can matter when checking common-property arrangements, project boundaries and whether later houses belong to the same registered scheme.

Coco Ville also needs to be kept separate from Coco Ville 2 Pong - Bang Lamung. The second development has its own address, project profile, unit count and inventory, and the portals explicitly list both schemes as different Sabai Home projects. This matters because Coco Ville 2 is commonly marketed with pool-villa features and different security information. Those attributes cannot be imported into the original Coco Ville dossier. Sabai Home's current page for the first Coco Ville presents a detached house without a standard private pool, and Cornerstone likewise lists the project as having no pool. An individual resale home may have been modified, but a pool is not a safe project-wide assumption.

The core house specification is relatively clear at project level: three bedrooms, two bathrooms and two-car parking. Sabai Home publishes 156 sqm of living area and land from 444 sqm. Market listings, however, show individual houses with materially different reported areas — around 120, 145, 150, 167 sqm and other figures — while land plots can also sit below the current developer starting specification. Some of that is likely caused by portals measuring internal, built and total areas differently; some may reflect different completed houses, plot sizes or later modifications. We do not average those figures or manufacture one convenient range. The selected property's title documents, plans and sale agreement should control the due-diligence numbers.

Pricing has the same split between a project benchmark and individual stock. Sabai Home currently advertises from THB 6 million. FazWaz shows active inventory from roughly THB 5.35 million, while other portals contain both cheaper and more expensive houses. These are not interchangeable quotes for the same asset. Plot size, reported house area, furnishing, completion status, seller type and the exact legal ownership can all change the price. The THB 5.35 million figure used in the registry is therefore a lower market anchor as of the review date, not a promise of developer stock at that number. Before budgeting, a buyer needs the specific house reference, inclusion list and a transfer-cost breakdown.

For a foreign buyer, the land structure is more important than the architectural style. Thailand does not generally allow a foreign individual to own the underlying land directly. A registered lease of immovable property is capped at 30 years under the Civil and Commercial Code; a later renewal is a new legal step, so a marketed 30+30+30 structure should not be treated as an automatically secured 90-year right. Rights over the land and rights over the house can also be structured separately. One current Cornerstone listing inside Coco Ville is marked Thai Name, which is useful evidence about that specific property but not a project-wide solution for foreigners. Before paying a reservation or deposit, the buyer should see the land title, registered owner, proposed agreement and exact structure for the chosen house.

Ownership format

A foreign buyer generally cannot hold the land beneath the house directly in their own name. The land title and lawful structure must be checked for the specific property: typically a registered land lease of up to 30 years and, where appropriate, separate ownership or rights over the building. Coco Ville does not publish one project-wide foreign-buyer structure in the materials reviewed.
