Why this project is worth a look

Resale, not a launch

Thanaporn 2 is already a lived-in project, so the decision is about an actual house rather than a brochure specification. Inspection history, pool equipment, roof and drainage condition, furnishings and seller documents can all matter more than the project name.

A low-density setting

The most specific project profile describes only seven private-pool villas. That scale can appeal to buyers who do not want a large gated estate, but it also means fewer comparable transactions and less stock to choose from at any one time.

Single-level living

The project and current listings consistently show one-storey homes. The layout can work well for families and owners who prefer to avoid stairs, although buyers should still compare plot size and outdoor space because the building footprint uses more of the land than a two-storey house would.

Visible asking market

September 2026 listings provide a useful snapshot: one sale at THB 7.59M and several rentals around THB 55,000–60,000 per month. Those figures are negotiation anchors, not a project valuation or a promised yield, and the sample is too small to support either conclusion.

Title review is central

No verified developer company is disclosed in the sources reviewed, and ownership labels vary between listings. A foreign purchaser therefore needs a property-specific review of the land title, registered owner, encumbrances and building rights before relying on any portal description of tenure.

About the project

Thanaporn 2 is a small pool-villa enclave on Pattaya’s eastern side, close to Mabprachan Reservoir rather than the beachfront core. The most detailed project profile describes seven single-storey private-pool villas and places the estate about 200 metres from the lake. Other databases show a different project count, so the seven-villa figure should be treated as the best currently documented description rather than a developer-certified total. That distinction matters because this is a resale-led project: a buyer is not choosing from a uniform launch inventory. Each house needs to be judged on its own land plot, maintenance history, pool condition, furnishing package and legal documents.

Most independent property databases place completion in February 2023, while Cornerstone gives 2025. The dossier therefore uses February 2023 as the main completion date but keeps the discrepancy visible. In practical terms, the homes can be inspected as finished properties rather than bought from plans. Buyers can look at the actual access road, neighbouring plots, drainage, noise, landscaping and build condition. The trade-off is that the public record does not provide the kind of original sales package normally available for a new launch: there is no verified developer payment schedule, no complete developer-issued unit matrix and no confirmed project-wide warranty information in the sources reviewed.

The current market is thin. As of September 2026, DDproperty shows one active sale at THB 7.59 million for a three-bedroom, three-bathroom home advertised at 280 sqm on a 93-square-wah plot. Rental listings cluster around THB 55,000–60,000 per month, with another Cornerstone record marked rented at THB 49,900. These are asking prices and observed listings, not evidence of a guaranteed rental return or a project-wide price level. In a development this small, condition can move value materially: two houses with the same bedroom count may differ in renovation quality, pool equipment, furniture, plot shape and title structure.

The location suits a car-based East Pattaya routine. Current listings place the project around Soi Pong Klang 6 in Pong, Bang Lamung, Chon Buri, with Mabprachan Reservoir as the key landmark. This side of Pattaya is commonly chosen for access to international schools, golf courses and routes towards the motorway rather than for walkability to Beach Road or central nightlife. For a household commuting to schools or spending most of its time around Mabprachan and the eastern suburbs, that can be a useful fit. For a buyer whose priority is to live without a car in central Pattaya, it is a different proposition.

The biggest due-diligence gap is the developer identity. None of the project pages reviewed names a verified development company, and DDproperty lists the developer as unavailable. That does not prevent a resale transaction, but it removes one common layer of comfort: there is no confirmed developer brand or project company to anchor the historical review. Due diligence therefore starts with the selected house and its title documents. A foreign buyer should also separate a portal’s generic “freehold” label from land ownership. Thai law generally restricts direct foreign ownership of land, subject to narrow statutory exceptions, so the land title, registered owner and any separate rights over the building need to be checked for the particular villa before a purchase structure is accepted.

Shared facilities appear deliberately limited in the public record. DDproperty lists 24-hour security and CCTV, while the homes themselves are repeatedly advertised with private pools and on-plot parking. No verified source reviewed here confirms a clubhouse, communal gym, restaurant or other large shared amenity package. That may suit owners who prefer a simpler estate, but it also makes the operating documents more important. Before purchase, the buyer should establish the common-area fee, who maintains the access roads and security, what estate rules apply and whether there is any reserve arrangement for shared repairs. Those points are not reliably reconstructed from resale advertising.

Another observed configuration within the estate: a single-storey private-pool villa on an 80-square-wah plot.

This is not a developer-issued unit schedule; it is a set of real configurations observed in sale and rental listings. All confirmed examples have three bedrooms, but internal area, bathroom count and plot size vary, so the selected house needs to be checked against its own documents and physical layout. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms

  • Current price: From THB 7.59M based on the only active DDproperty sale listing published on 10 September 2026. This is a lower secondary-market anchor; the specific villa, availability, land title and transaction terms need separate confirmation.
  • Completed: 2023-02

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: Buyers looking for a completed single-storey private-pool villa around Mabprachan rather than a high-rise condominium.; Car-based households whose daily routine is centred on East Pattaya, schools, golf and motorway access rather than beach walkability.; Resale buyers comfortable judging an individual house on condition, plot, title and seller documents instead of relying on a developer launch package.; Owners who prefer a small residential enclave over a large master-planned estate with extensive shared facilities.; may not suit: Buyers who want a walkable central Pattaya lifestyle with beach, restaurants and shopping immediately outside the property.; Anyone seeking only a brand-new developer sale with a published payment plan, full unit catalogue and clearly identified project company.; A foreign purchaser who assumes that a generic freehold label automatically means the underlying land can be registered directly in the buyer's foreign name..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • which units are free, and on which floors
  • the title format and what is registered against the unit
  • the contractual handover date in the SPA — the page shows the date from the project’s materials
  • the contractual area of the chosen unit, and which basis it is measured on

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • No verified developer or project company was identified. DDproperty lists the developer as unavailable, and the other project pages reviewed do not name a confirmed legal development entity.
  • Sources disagree on timing and scale: DDproperty, Hipflat, Dot Property and Klungbaan place completion in February 2023; Cornerstone states 2025 and seven villas, while Hipflat shows two. The main record uses February 2023 and seven villas as the best-supported current interpretation, but no developer document was found.
  • Property-specific tenure is not reconciled by a single title document. DDproperty uses a generic freehold label, Cornerstone identifies one unit as Thai Name, and an older sold Pattaya Condos & Homes listing used Company Ownership. The land title and rights attached to the selected villa need direct verification.
