Sabai Home's published base specification is clear: three bedrooms, two bathrooms, two parking spaces, living area from 150 sqm and land from 264 sqm. The developer presents the design as a Modern Classic Detached House. Current listings show that completed or available homes are not identical to that base specification. Examples in the 2025–2026 market include houses around 171–187 sqm, some with three bathrooms, as well as larger plots and occasional houses above 200 sqm of stated living space. Those figures should not be compressed into one artificial project-wide range. Each house has its own plot, fit-out and sales history, so the useful document to request is the specification of the actual available house rather than an averaged number assembled from listings.

Lazudi, A List and several other project profiles state that Paya was completed in 2025, and 2026 listings explicitly market houses as move-in ready. FazWaz and a few connected portals still carry an Off Plan tag. Taken together, the evidence is stronger for treating Paya as a completed 2025 project, while recognising that an unsold house may have its own handover or finishing status. In a 13-home development it is entirely possible for individual houses to have been completed, fitted and transferred at different times, so a buyer should still inspect the specific property rather than relying on the project-level status alone.

The location is Pong in Bang Lamung, not beachfront Pattaya. That distinction matters more than the marketing label 'Pattaya'. Everyday life here is car-oriented. Mabprachan Reservoir is roughly a five-minute drive in the published location descriptions, and Motorway 7 is nearby, giving the area practical road access. East Pattaya also puts several international schools, sports facilities and golf courses within the broader driving catchment. Central shopping, hospitals and the beaches are reachable by car rather than on foot. Paya therefore makes more sense for a household that prioritises a detached home, school runs and private outdoor space than for someone who wants cafés, nightlife and the sea directly outside the gate.

The development itself appears deliberately simple. The official Paya page focuses on the house, built-in kitchen, landscaped private garden area and covered parking for two cars. Lazudi lists 24-hour security. Major project profiles also show conventional on-site parking, but there is no reliable project-wide evidence of a communal resort pool or a broad clubhouse package. Some individual resale or upgraded houses may add private features, and one should not confuse those with the standard specification of all 13 properties. If a private pool, gym or other lifestyle facility is essential, the question needs to be asked against the exact house rather than answered from the project name.

Pricing is another area where the date matters. As of 1 September 2026, THB 5.15 million is the lowest repeatable market anchor found across current project profiles. A substantial part of the live stock is higher, with recent examples around the mid-THB 6 million to high-THB 7 million range depending on house size, plot, furnishing and condition. Sabai Home's current project catalogue now places Paya in the THB 5.xx million bracket, while the dedicated Paya page still says THB 6.xx million. That is exactly why the lowest number should not be read as a guaranteed developer price for every remaining new house. It is a starting point for checking today's inventory, not a fixed price list.

Foreign ownership is the most important legal issue in a house project such as Paya. A foreign individual generally cannot register Thai land in their own name. Sabai Home's own foreign-buyer guidance discusses a registered land lease, typically up to 30 years, and superficies as a structure that can separate rights to the building from rights to the land. One current developer-listed Paya house states a Chanote land title, which is useful evidence for that particular plot, but it should not be assumed for every property without seeing the title deed. Before reservation, a foreign buyer should receive the selected plot's title, the proposed ownership or lease structure for the land, the building ownership documents and the actual contract wording, especially where future lease renewals are mentioned.

Paya therefore reads more convincingly as a low-density residential choice than as a turnkey resort-investment product. The appeal is specific: a single-storey three-bedroom home, its own land around the house, two-car parking and access to the Mabprachan and East Pattaya lifestyle. The compromises are equally specific: daily transport is largely car-based, communal facilities are limited, and a foreign purchaser has to examine the land structure carefully. For a family or long-stay buyer who accepts those conditions, the project's small scale can be a feature rather than a limitation. For a beach-focused buyer or someone seeking condominium-style management and amenities, it is likely the wrong format.
