Much of the value here comes from the surrounding urban fabric rather than from a self-contained residential compound. Thai Sathit Condominium is therefore most meaningful to compare for buyers who deliberately want the old commercial core, Chinatown and the riverside atmosphere and can accept narrower streets and a less conventional arrival experience. Visiting at different times of day is more informative here than reading a long amenity list.

A legible building scale

With 18 floors and 244 units, the building is large enough to require professional common-area management but far smaller than many recent Bangkok projects with four-figure unit counts. For a resale buyer, that turns attention toward operational questions: how many lifts are in service, how parking is allocated, what the common fees cover, whether the reserve fund is healthy and what major repairs have been completed or planned. Those issues are not answered by the public portals and should be part of pre-deposit due diligence.

Current rental evidence exists

Live long-term rental listings were visible in the building in September 2026, rather than only historical traces. That confirms ongoing rental activity, but two asking rents are not enough to support a claim about occupancy, achievable net yield or future demand. An investment case should be built from the selected unit's actual rental history, vacancy, agency costs, common fees, maintenance and taxes. Mixing an old purchase price with a current asking rent can produce an attractive but misleading headline return.

The stock is not uniform

The sources show a studio, more than one one-bedroom size and a two-bedroom example. That matters because the bedroom label alone is a poor proxy for usability in an older resale building. Two nominally similar units may differ materially in internal area, layout efficiency, renovation, orientation and view. Buyers should compare the actual registered plan and present condition rather than assuming that every unit in the same portal category is equivalent.

Building due diligence matters

The age of Thai Sathit makes physical and management checks part of the purchase decision, not an afterthought. The setting is a large part of the proposition. The building sits on Soi Wanit 2 inside Talat Noi's dense historic street fabric, close to the Song Wat and Chinatown districts. Hua Lamphong is the main rail and MRT reference point used by the major portals, but the final approach is through narrower old-city streets rather than the broad road network surrounding newer Bangkok condominiums. A buyer who relies heavily on a car should test the route at realistic traffic times and look closely at access, parking and passenger drop-off. For someone who specifically wants the atmosphere and walkability of the old commercial core, that same urban texture may be a reason to consider the building rather than a drawback.

Public databases do not present a perfectly uniform unit mix. PropertyHub lists a 32.09 sqm one-bedroom format and a 67 sqm two-bedroom format. At the same time, live 2026 rental listings on FazWaz and Dot Property show a 35 sqm studio, while FazWaz also carries a 55 sqm one-bedroom unit. That is enough to show that the real stock is broader than some directory cards suggest, but not enough to reconstruct a complete floor-plan catalogue. The safest approach is to treat the unit examples below as verified examples rather than a definitive typology, and to check the registered plan and title deed for the particular resale unit being considered.

As checked on 16 September 2026, the public project pages show at least two long-term rental examples: a 35 sqm studio at THB 12,000 per month and a 55 sqm one-bedroom at THB 14,000 per month. Those figures are useful evidence of current rental asking levels for specific units; they are not purchase prices and they do not establish an investment yield. The sources reviewed did not provide a current specific to the project resale listing that was reliable enough to support a public 'from' sale price. Historical transactions were therefore not recycled into a present-day entry price. For a building of this age, the present condominium juristic person and management history are more actionable for due diligence, but the original developer remains intentionally unfilled rather than guessed.
