Yaek Lam Sali on the Yellow Line is already operating and sits within a short reported walk of the project. The planned Orange Line interchange may improve the node later, but it should be treated as future infrastructure rather than a present-day benefit when comparing prices.

CMC Group still maintains a project page and its corporate materials tie the scheme to Chaopraya Mahanakorn Public Company Limited. For an older building, that level of source continuity is useful, even though current ownership, management and unit-specific legal checks remain separate from the developer's identity.
About the project
Bangkok Horizon Ramkhamhaeng is an established high-rise condominium on Ramkhamhaeng Road in Hua Mak, Bang Kapi. It should be assessed as a mature resale building rather than a new-launch product. Buyers can inspect what actually exists: the common areas, lift performance, management standards, building access and the physical condition of individual units. The trade-off is that age becomes part of the decision. A 2009-era tower may offer larger layouts and a lower entry price than a newer scheme nearby, but the buyer should pay closer attention to mechanical systems, renovation quality and the condominium's long-term maintenance record.
CMC Group's current project page is the strongest source for the final scheme. It lists one building, 39 floors and 596 units, with the original layout range starting at 31 sqm for studios, 40 sqm for one-bedroom apartments and 78 sqm for two-bedroom units. Today's resale inventory is broader than that original menu. Listings include apartments around 90–95 sqm, roughly 134 sqm three-bedroom homes and very large penthouse stock on the upper floors. Those larger units should not automatically be treated as standard developer layouts; title-deed area, registered plans and any combinations or alterations need to be checked unit by unit.

Connectivity is one of the building's most tangible advantages today because Yaek Lam Sali station on the Yellow Line is already in operation. Depending on the mapping source, the walk is reported at roughly 250 to 360 metres. Yaek Lam Sali is also planned as an interchange with the Orange Line, whose eastern section remains an ongoing project in 2026. That distinction matters. The Yellow Line is a current, usable transport asset; the Orange Line is future infrastructure and should not be priced into a purchase as if it were already available.
The surrounding area functions as a major everyday district rather than a visitor-oriented central Bangkok location. FazWaz places The Mall Bangkapi at about 0.8 km. CMC's own project page lists Ramkhamhaeng Hospital at about 1.4 km and Rajamangala National Stadium at about 3.3 km. Airport Rail Link Hua Mak is several kilometres away in major portal data, so it is better viewed as a secondary connection than a walk-out rail stop. For residents whose work, education or family routines sit around Bang Kapi and Ramkhamhaeng, the address can be more practical than a smaller but newer condo farther from their daily network.
The amenity package is substantial for an older tower. CMC lists a swimming pool, fitness room, sauna, squash room, rooftop garden, clubhouse-style common space, access control, CCTV and 24-hour security, with a major facility floor on level eight. The developer also states parking at approximately 60%, excluding blocked or tandem-style spaces. A resale buyer should inspect how these facilities operate now rather than simply checking that they appear on a brochure. In a mature condominium, management quality, repair planning and how common fees are used can matter as much as the original design.
Resale liquidity is visible, although it should not be confused with guaranteed market depth. In mid-September 2026, DDproperty carried more than thirty sale listings and PropertyHub showed a similarly active sales market plus a larger rental pool. Asking prices stretched from about THB 1.35M for a small unit to many millions of baht for larger apartments and penthouses. That range is useful because it provides real comparables, but it also shows why a building-wide average can mislead. Floor, outlook, renovation, tenant status, ownership quota and seller urgency can all move the asking price materially.
For an international buyer, the final legal check is unit-specific foreign quota. Thai law allows foreigners to own condominium units freehold, but aggregate foreign ownership in a registered condominium cannot exceed 49% of the total unit area. Current listings in Bangkok Horizon Ramkhamhaeng include units explicitly marked as foreign quota as well as stock without a clear quota indication. Before committing a material deposit, the buyer should obtain confirmation from the condominium juristic person, verify that common fees are settled and structure the incoming funds so the Land Office transfer can be completed correctly.
Ownership format
A foreign buyer may hold a condominium unit freehold only if foreign quota is available. Thai condominium law caps aggregate foreign ownership at 49% of the total unit area in the building. The specific unit's quota status and the building's remaining foreign allocation should be confirmed with the condominium juristic person before transfer.

The original one-bedroom size starts at 40 sqm, which is generous compared with many newer compact Bangkok products. Resale listings span a wider band, so registered area and any alterations should be checked against the specific title and plan.
A family-sized format that appears in current resale stock from the low-80s into the mid-90s sqm range. At these sizes, renovation standard and configuration vary enough that price per square metre alone is a weak basis for comparison.
