Why this project is worth a look
Walkable Phrom Phong routine
BTS Phrom Phong, major shopping centres and a public park sit within the immediate Sukhumvit 24 neighbourhood. That offers a credible car-light lifestyle for people who spend most of their time in central Bangkok, although the walk and street conditions should be judged firsthand.
Space without buying off-plan
Resale examples range from approximately 60-square-metre one-bedroom homes to larger family layouts and penthouses. Buyers can experience the dimensions and natural light before committing, rather than relying on a sample apartment and a projected completion date.
Inspect the operating building
Residents already use the lifts, security arrangements, swimming pool and other facilities. This makes operational quality easier to investigate than in an unbuilt project, while placing more importance on maintenance records and the funding of major future repairs.
Different owners, different terms
The available stock is not a single sales release controlled by the original developer. Apartments vary in fit-out, views, asking prices and tenure descriptions; the opportunity is to compare real alternatives, provided the final decision rests on the selected unit’s documentation rather than its listing headline.
About the project
Baan Siri 24 is a resale condominium in Phrom Phong, one of Bangkok’s most established stretches of Sukhumvit. It appeals to a particular kind of buyer: someone who would rather walk through an actual apartment and judge the building as it operates today than pay for a proposed design. The main questions are therefore practical. Is the room comfortable in the afternoon? Are the lifts and common areas properly maintained? What will ownership cost beyond the negotiated price, and is the seller in a position to transfer the unit? Those answers matter more than a polished description of the address.
The location does much of the work. The building stands at 39 Sukhumvit Soi 24, a lane also referred to as Soi Kasem, in Khlong Tan, Khlong Toei. Property advertisements place Phrom Phong BTS station at roughly 490–600 metres away. Emporium, EmQuartier and Benjasiri Park are part of the everyday neighbourhood rather than an excursion across town. For someone whose routine follows the Sukhumvit rail corridor, living here can mean walking for many ordinary trips instead of organising a car journey every time.

That convenience comes with the character of a busy central district. Sukhumvit 24 accommodates hotels, residential buildings, restaurants and commercial traffic; it is not a secluded lane where every apartment can be assumed to be silent. A high floor might feel very different from a lower one, and an inward-facing room may receive different light and street sound from another home of the same size. Even the short walk to the train should be tried in the conditions in which it will actually be used, especially in Bangkok’s heat and heavy rain.
Sansiri is identified as the developer across the major project directories. They describe one residential tower, most commonly as 34 floors and 185 units, although several databases record lower floor or apartment counts. The discrepancies do not create a second building; the address, developer and project identity consistently point to the same condominium. They do mean that a buyer should avoid treating an online directory as a substitute for the registered condominium particulars. This is one established property, not a collection of phases with separate handover dates.
The development dates back to the mid-2000s. That history is neither a defect nor a quality certificate. Older buildings can offer room proportions that suit a buyer better than those of a newer apartment, and they also need ongoing investment in mechanical systems, lifts, roofs, pumps and shared spaces. A fresh kitchen installed by a previous owner says little about the condition of communal infrastructure. Building-management records, planned capital works and reserve funding deserve attention alongside the view from the balcony.
The apartments on the resale market cover several distinct lifestyles. Current and recent listings show one-bedroom homes around 60 square metres; two-bedroom layouts usually advertised around 90–100 square metres; three-bedroom examples near 143–145 square metres; and considerably larger penthouses. This is useful variety, but it is not a complete plan book issued by Sansiri. A listing is evidence that a particular home has been marketed, not evidence that another home of that size is available at the same price or on the same ownership terms.
At the lower end, a 60-square-metre one-bedroom unit has been advertised at THB 8.9 million. FazWaz shows a starting figure of THB 9.9 million on its own set of listings. Both figures can be genuine asking prices for different homes; neither should be read as a fixed building-wide tariff. One property may come furnished, another empty or partly fitted, and a seemingly cheaper purchase may require more immediate work. Asking price and total cost are two different numbers, particularly in a mature condominium.
Two-bedroom units provide a useful comparison point for buyers who expect to stay several years. A 91-square-metre listing at THB 12.8 million exists, while homes around 98–100 square metres appear at materially different prices elsewhere. What looks like a discrepancy on a search page may reflect renovation quality, floor level, orientation, tenancy or the seller’s priorities. The living-room shape and the separation between bedrooms may be a better guide to everyday comfort than a small difference in advertised floor area.
The three-bedroom options change the conversation again. One advertised apartment measures 145.46 square metres and carries a THB 20 million asking price. At this scale a family might want a genuinely private work area, storage for children’s belongings or enough distance between bedrooms and the main living space. The property should be assessed as a home, not simply as a price divided by square metres. A generous living area is helpful only if the layout works for the people who will use it.
The upper end is a separate market within the same building. Four-bedroom penthouse listings include a home of approximately 272 square metres offered around THB 52 million, with some descriptions referencing duplex accommodation. A double-height room or internal staircase may be part of the appeal, but the implications differ from those of a conventional flat: more space to maintain, potentially different cooling costs and a narrower pool of future buyers. Floor plans and the actual configuration must be established for the selected penthouse rather than assumed from another listing.
Shared facilities include a swimming pool, gym, sauna, garden area, lobby and car parking. FazWaz locates the pool and fitness room on the sixth floor, while other directories also identify lifts, security staff, CCTV and controlled access. These are tangible amenities, not evidence that each is equally well maintained today. An inspection should cover cleanliness, equipment condition, working hours, any temporary closures and whether anticipated repairs are already being discussed among owners.
The presence of parking is especially easy to misunderstand. Condominium advertisements generally describe the building’s facilities, not an individual owner’s right to a permanent or designated bay. Drivers should ask how spaces are allocated and whether an owner, tenant and visitor face different rules. Pet ownership raises a similar issue: a property portal can display a generic policy, but the current regulations issued by the condominium’s management are what determine what residents may actually do.
A foreign buyer can potentially acquire a registered condominium unit in freehold, meaning direct ownership of the apartment rather than a lease, but only while the statutory foreign allocation remains available. That allocation is limited to 49% of the total floor area of all condominium units in the building. A listing labelled “freehold” or “foreign quota” is a starting point, not legal confirmation that the chosen apartment can be transferred to a particular foreign purchaser. The condominium juristic person must provide the relevant foreign-ownership confirmation and the title documents must be checked before registration. A leasehold proposal would be materially different: the usual initial term is up to 30 years, and any renewal depends on its own agreement and the law. A marketing description must not blur that distinction.
This becomes more significant on resale because the parties are usually an existing owner and a new buyer, rather than a purchaser signing a standard launch contract with Sansiri. A reservation deposit, completion schedule, transfer-cost allocation and possession date need to be agreed for that transaction. If the unit is being sold with a tenant, the lease and handover arrangements matter just as much as the photographs. The seller’s title, any mortgage or other encumbrance, and outstanding management fees should be established before money is committed.
Rental listings show demand for homes of very different sizes in the building, from compact one-bedroom apartments to expensive large residences. They do not establish what a future owner will earn. The headline rent shown online may differ from the amount achieved after negotiation, and it tells the reader nothing about vacancies, agent fees, upkeep, tax or furniture replacement. Comparisons are most useful between similar units with comparable fit-out and lease terms. A generic building-wide yield can obscure far more than it clarifies.
For a realistic purchase comparison, start with two or three specific units rather than a theoretical average for Baan Siri 24. Put the layouts, current condition, asking prices, ownership status, recurring management charges and expected work side by side. One may offer a more comfortable home despite costing more; another may have a lower entry price but less predictable expenditure. The attraction of Baan Siri 24 is a ready-to-occupy choice in a highly connected central neighbourhood. Its age, the uneven quality of individual resales and the legal details of each transfer are inseparable from that attraction.
Ownership format
Foreign freehold is available only within the statutory 49% share of total condominium unit floor area. The remaining foreign quota and the seller’s title must be verified for the individual unit. Leasehold, if offered instead, is a contractual right rather than ownership; no particular leasehold offer at this building has been verified.
Unit types & sizes
A practical entry format for a single resident or couple who wants Phrom Phong on the doorstep. A 60-square-metre example is offered at THB 8.9 million, but that is one seller’s asking price, not a standing quote for every similar apartment. Look at the quality of the kitchen and bathroom, usable storage, natural light and space for working from home; small differences here can have a large effect on daily life.
Two bedrooms offer flexibility for a small family, frequent visitors or someone needing a separate study. Listings around 90–100 square metres include a 91-square-metre apartment marketed at THB 12.8 million in September 2026. Floor position, renovation work, bedroom privacy and the way the living area connects to the kitchen deserve closer attention than the surface-level comparison of listing prices.
This is the more spacious family segment of the building, represented by listings around 143–145 square metres. One 145.46-square-metre home has been advertised for THB 20 million. A prospective buyer should evaluate the distribution of rooms, guest or family privacy and the amount of maintenance a larger apartment will require; an advertised floor area does not guarantee an equally useful layout.
Large top-floor accommodation is a distinct proposition rather than merely the biggest version of the standard floor plan. A 272-square-metre four-bedroom penthouse is advertised around THB 52 million, and some top-level listings describe duplex space. The specific staircase, ceiling configuration, outlook and long-term running costs deserve their own assessment, as does the likely market for resale of an unusually large home.
Areas and prices describe individual 2026 resale advertisements, not an official, comprehensive Sansiri schedule of layouts. Renovations, furnishings, floor level, outlook and legal status vary by home. The registered condominium title is the appropriate record for confirming the actual area being purchased. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- Use 39 Sukhumvit Soi 24, also known locally as Soi Kasem, Khlong Tan, Khlong Toei, Bangkok, to find the actual building rather than searching only for the broader Phrom Phong district.
- Advertisements place BTS Phrom Phong roughly 490–600 metres away. The station is a useful connection across the central city, but comfort on foot depends on traffic, pavement conditions, weather and personal mobility.
- Emporium, EmQuartier and Benjasiri Park make shopping and outdoor time possible within the wider local routine. The same concentration of attractions contributes to the active character of surrounding streets.
- The immediate setting is an operating inner-city neighbourhood, not a gated resort. Visiting on a weekday evening and at another time of day can reveal differences in street activity that are not visible on a plan.
- Drivers can approach from Sukhumvit Road, and project descriptions also outline an approach from the Rama IV side. None of the published distances should be mistaken for a promise about travel time in traffic.

Best for: People whose work and social lives are centred on Bangkok’s Sukhumvit corridor, and who value a short walk to the BTS over living in a newly established outer suburb. Its principal advantage is the usefulness of the address in ordinary life.; Singles and couples who would trade brand-new communal spaces for an established apartment of around 60 square metres. The right unit may serve them well, provided they are comfortable budgeting for the condition of an older building.; Households looking for two- or three-bedroom accommodation with access to local shops, rail transport and green space. The larger advertised layouts offer possibilities for family life, but school routes, internal circulation and storage need to match the household’s specific needs.; Resale purchasers who want to inspect a real property and are willing to examine the seller’s documents and the condominium’s finances. For that buyer, the chance to investigate the building as it operates can be a genuine benefit.; may not suit: Buyers who will accept only a recently completed building or assume that every shared mechanical system is new. This condominium is older and its actual maintenance history needs to be established.; Anyone seeking a guaranteed rental return, an automatic buyback or a developer-run instalment plan. The offers reviewed are individually owned resale units with separate terms and no established income guarantee.; People who require an allocated personal parking space, a specific pet policy or assured silence before even considering a property. None of these can be promised at building level from a generic portal description..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Apartment totals conflict. FazWaz, Dot Property and DDproperty generally list 185 units, while PropertyHub shows 150 in its structured table and 105 in its descriptive copy; Hipflat has displayed further inconsistent totals. The registered condominium schedule has not been obtained.
- Floor counts differ between 34 on FazWaz, Dot Property and PropertyHub’s data table, and 33 on DDproperty and several Thai directories. An explanation based on differing floor-count conventions would be plausible but remains unverified.
- Completion is recorded as December 2006 by FazWaz and some listing systems, but as 2007 by PropertyHub and local property overviews. The primary building completion or registration document was not available for review.
