The Trees Residence by Anocha is a new low-rise hotel-residence development in the Bang Tao / Choeng Thale part of Phuket’s west coast. It should not be confused with the older completed project called The Trees Residence in Kamala; that is a separate development with a different location, scale and history. The current Bang Tao scheme is presented as a 296-residence master project arranged across 17 buildings of four to five storeys. Project material gives a land area of 7-2-73 rai and shows the residences distributed through a landscaped setting with two pool zones and a substantial shared amenity program. In physical form, it is closer to a resort compound of small buildings than to a conventional Phuket high-rise condominium.

The tenure and operating model matter more here than the architecture. The current Zone B sales material expressly says this is not a standard condominium and positions the units as privately held, hotel-managed residences. The offered structure is an initial 30-year lease, with two further 30-year renewals described in the project documentation. Buyers should not treat that wording as equivalent to a guaranteed 90-year freehold interest. It is also different from buying a registered condominium unit in Thailand’s foreign freehold quota. Anyone whose first requirement is a foreign-quota condominium title should compare the legal documents, not just the price and location, before treating The Trees Residence as a substitute.

The most coherent interpretation is that 296 is the overall master-project count and 168 is the currently promoted Zone B inventory, but the primary sources do not publish one consolidated schedule that reconciles every unit by zone. For that reason, the registry keeps 296 as the total project figure and treats 168 as a Zone B figure rather than silently replacing one with the other. A buyer should ask for the current master plan showing the exact building, zone and unit number attached to the reservation.

The residence mix is intentionally narrow. A one-bedroom unit is 37.28 sqm and a two-bedroom unit is 55.03 sqm. The current Zone B site describes both as fully furnished and with private balconies, while active listing data shows one bathroom in the one-bedroom and two bathrooms in the two-bedroom. This makes the product easy to understand: there is no long catalogue of studios, duplexes or large family apartments. The trade-off is equally clear. Buyers wanting 100-plus-square-metre homes or three bedrooms will need another project, whereas couples, solo owners and small families may find the standardized layouts easier to use and easier to place into a managed hospitality program.

The amenity package is larger than the apartments themselves might suggest. Published plans include two swimming pools, a gym, sauna, ice bath, hot and cold baths, massage and spa areas, café and restaurant, a 24-hour vending shop, co-working space, library, kids club, playground, beauty salon, landscaped courtyards, outdoor cinema and barbecue space. Lobby services, security, CCTV and parking are also shown, with parking described at roughly 35% of total residences. For an owner, these are not merely decorative extras. They are part of the hotel proposition: if the operator is expected to attract short-stay and longer-stay guests, common areas, wellness facilities, food service and front-of-house operations become part of the product guests are actually buying.

Management is therefore fundamental to the investment case. Current Zone B material describes concierge, housekeeping, room service, laundry, maintenance, shuttle support and centralized rental management. It also states that owners receive 75% of net room income after actual room-related operating costs are deducted. That is a distribution formula in marketing material, not a guaranteed return. The outcome can change with occupancy, room rates, booking commissions, utilities, cleaning, marketing and other operating deductions. A serious buyer should focus on the management agreement: what counts as gross revenue, which costs are deductible, how often accounts are issued, whether there is a reserve, what happens if the operator changes, and exactly how owner-use nights interact with the rental pool.

The project sits inland in Choeng Thale rather than directly on Bang Tao Beach. Developer material quotes roughly five to ten minutes by car to Bang Tao Beach, around ten minutes to Boat Avenue, Porto de Phuket and Laguna Golf, and approximately 25–30 minutes to Phuket International Airport. Those are driving-time estimates and traffic can materially change them. The practical lifestyle is therefore car, shuttle or ride-hailing oriented. This suits buyers who want Bang Tao’s broader restaurant, retail, beach-club and family infrastructure without paying purely for a beachfront address; it is less suitable for someone whose priority is to walk out of the lobby and be on the sand.

As of 26 August 2026, the current Zone B site shows a one-bedroom price from about THB 3.99M and a two-bedroom price around THB 6.05M. Independent project listings sit close to that lower anchor and extend to roughly THB 7.4M depending on floor, position and unit. The freshest primary material places completion in Q4 2028, while FazWaz specifies December 2028. The scheme is still under construction, so buyers are taking normal off-plan delivery risk in addition to the hotel-management and leasehold considerations. The most important documents are consequently the unit schedule, lease, construction/payment schedule and management agreement tied to the selected residence, not a generic brochure.

Ownership format
