A small studio and a large duplex are different products with different running costs, resale audiences and expectations of space. The sensible comparison starts with the unit itself: exact internal layout, floor, orientation, outlook, furnishing, title status and asking price. Current Bellevue material places two-bedroom homes at roughly 75 sqm and above, while older project specifications give a 102.05 sqm duplex and a 248 sqm three-bedroom penthouse. Buyers should treat those figures as a map of the building's formats, then verify the plan attached to the specific title being offered.

The location is attractive, but it needs to be described accurately. Bellevue Lagoon sits near Laguna in the Bang Tao area; it is not a beachfront building. The current project site gives indicative travel times of about four minutes to Laguna Golf, five minutes to Bang Tao Beach, eleven minutes to Porto de Phuket and around twenty-five minutes to Phuket International Airport. Phuket traffic can move those numbers materially, so the useful takeaway is simpler: Laguna's restaurants, golf, retail and Bang Tao's wider lifestyle are easy to reach, while the beach normally requires a short drive. Anyone whose priority is stepping directly from the property onto the sand should not confuse this project with Bellevue Beachfront, a separate development under the same broader branding with a different site, scale and delivery profile.

Facilities support a resort-style residential routine without turning the building into a huge destination resort. The current official list includes swimming pools and recreation areas, a fitness room, library and co-working space, a kids' room, parking and 24-hour security. Earlier project material also names a spa, sauna, restaurant and bar. With a completed building, the buyer has the advantage of checking what is genuinely open, how it is operated and whether each service is included in the common-area budget. A long amenity list matters less than the condition and management of the amenities themselves: pool maintenance, security access, guest procedures, parking capacity, noise around common areas and the standard of housekeeping all affect day-to-day ownership more than a rendering does.

A resale may differ from developer stock in floor, view, furnishing, tenure, taxes and willingness to negotiate. The practical benefit is that a buyer can compare real alternatives within a finished building. The correct comparison is the all-in transaction: who the seller is, what title is transferred, whether common fees are clear, what furniture remains, how transfer costs are allocated and whether foreign freehold registration is available for that exact unit.

For a foreign buyer, ownership follows Thailand's condominium rules rather than a specific to the project shortcut. Foreign nationals may own condominium units freehold, provided total foreign-owned unit area in the building remains within the statutory 49% quota.
