Residential blocks stay separate

The condominium occupies Buildings B and C, while the Wyndham-associated hotel sits in Building A. That separation makes the physical product easier to understand: a buyer can focus on the two residential blocks, their lifts, orientations and relationship to the central amenities rather than treating the entire mixed complex as one undifferentiated building. The 344-unit count is still substantial, so this is a resort-scale residence rather than a boutique scheme.

Bang Tao without beachfront dependence

The location trades direct sand frontage for access to the wider Choeng Thale and Laguna ecosystem. Golf, Boat Avenue and the commercial core are close, while Bang Tao Beach is a short drive rather than a doorstep amenity. For a resident, that can be more useful than a purely resort-isolated site, although it also means a car or taxi is part of the normal routine.

A compact, readable unit mix

Five published sizes cover one-, two- and three-bedroom needs without an overcomplicated catalogue. The distinction between 56 and 64 sqm in the two-bedroom segment is especially worth testing in person or on the plans: the same bedroom count can feel very different once circulation, storage and living space are considered. The 111 sqm three-bedroom layout serves a clearly different family market.

Hotel branding has limits

The Registry Collection hotel creates a recognisable hospitality anchor next to the residences, and Wyndham publicly recognises The Ozone Signature Phuket within the brand. The investment case should not go further than the documents do. A private condominium unit is not automatically managed by Wyndham, placed in a hotel rental pool or covered by any income promise unless the buyer receives a separate contract stating those rights and obligations.

About the project

The Ozone Signature Condominium is the third condominium phase in The Ozone Group Phuket portfolio around Choeng Thale. The name matters because several Ozone-branded projects sit in the same broader area. The Ozone Oasis Condominium is a separate Phase II project with its own buildings, unit count and delivery timetable. Signature belongs to the larger The Ozone Signature Hotel & Condominium scheme. The most detailed current project records describe three buildings in the overall complex: Building A is a 118-key hotel, while Buildings B and C form the residential condominium. For the residential component, the working specification used here is 344 units across two seven-storey buildings. That makes the scheme a low-rise compound rather than a single high-rise tower, with the residential product concentrated in two blocks around the wider hospitality-led development.

The hotel association is real, but buyers should be precise about what it means. Wyndham Hotels & Resorts lists The Ozone Signature Phuket within the Registry Collection Hotels brand, and The Ozone Group Phuket publicly describes the hotel building as a Wyndham-managed Registry Collection property. Phuket's government public-relations service also reported the partnership and the 118-room hotel programme. What is not equally clear in primary material is whether Wyndham will operate the condominium buildings, manage private owners' rentals or provide any guaranteed return. Those are separate contractual questions. A branded hotel next door can contribute to the atmosphere, visitor flow and service ecosystem of the development, but a condominium purchase should still be assessed as ownership of a residential unit unless the buyer receives a separate, enforceable management or rental agreement.

Construction is still active as of September 2026. The developer's official channel published a March 2026 progress update showing structural work continuing across the buildings. The completion date, however, is not consistent across public sources. FazWaz and LivePhuket show March 2027, while Colliers Thailand's Phuket residential review lists December 2026 and 322 units. Other sales sites range from late 2026 to the first half of 2027. This dossier therefore uses March 2027 as the main expected completion date and 344 units as the main residential count, following the source priority in the brief and the more detailed current FazWaz project record. A buyer should still rely on the sale and purchase agreement for the contractual handover date, extension rights and remedies rather than building a rental or relocation plan around a portal date.

The site is on Pa Sak-Khok Tanot Road in Choeng Thale, Thalang, in the Bang Tao/Laguna part of Phuket. It is not a beachfront condominium. FazWaz places Laguna Golf Phuket Club at roughly 0.7 km, while a current specialist listing gives about 1.2 km to Boat Avenue and about 1.5 km to Bang Tao Beach. This positioning is useful for a buyer who wants quick access to the commercial and leisure ecosystem of Choeng Thale without paying specifically for direct beachfront frontage. The trade-off is practical rather than dramatic: most daily trips to the beach, schools, larger supermarkets and island-wide destinations are easier by car or taxi than on foot. The address and map point are clear enough to locate the development within the Pa Sak–Laguna corridor.

The residential mix is straightforward. The official Ozone condominium page lists five unit sizes: one-bedroom homes of 32 and 37 sqm, two-bedroom homes of 56 and 64 sqm, and three-bedroom homes of 111 sqm. FazWaz floor-plan labels show one bathroom for the one-bedroom types, two bathrooms for the two-bedroom types and three bathrooms for the 111 sqm three-bedroom type. That spread gives the project two very different buyer profiles at the same address. The 32–37 sqm apartments are compact products for one person, a couple or a rental-oriented buyer, while the 56–64 sqm two-bedroom options make more sense for longer stays and small families. The 111 sqm layout is materially different in both space and ticket size and should be compared with larger residences or villas rather than treated as simply the next step up from a one-bedroom unit.

Public asking prices are dispersed, which is normal for an off-plan project with different ownership structures, floors and views. FazWaz currently shows a lower market listing at THB 3.98 million for a 32 sqm one-bedroom unit in the foreign quota, and current listings for 64 sqm two-bedroom units around THB 8.0 million and above. A specific to the project sales site advertises other examples, including 37 sqm at THB 4.255 million, 56 sqm at THB 6.72 million and 111 sqm at THB 16.65 million. These figures should be read as public anchors rather than a live developer price list. Availability, furnishing, view, floor, foreign-quota status and seller terms can change the actual consideration. FazWaz also lists a common-area fee of THB 65 per sqm per month and a one-off sinking fund of THB 650 per sqm.

The public payment schedule is front-loaded enough that cash-flow timing matters. It starts with a THB 100,000 reservation, followed by 35% within 14 days, then 25% at construction start, 25% when the main structure is complete, 10% after interior finishing and 5% on handover. The percentages themselves add to 100%, so the treatment of the THB 100,000 reservation should be checked in the contract rather than assumed. This is particularly relevant for an overseas buyer arranging currency transfers and proof of funds. It also means that the attractive headline starting price is only one part of the decision; the buyer needs to be comfortable with the staged capital calls while construction is still underway.

Ownership is another area where the unit-specific paperwork matters. Thai law allows qualifying foreign buyers to hold condominium freehold within the foreign quota, capped at 49% of the total condominium area. Current project listings include both foreign-quota freehold units and leasehold units, and Colliers classifies the project as offering both structures. A foreign buyer therefore should not treat 'The Ozone Signature' as having one ownership form for every apartment. The selected unit must be checked for quota status, transfer eligibility and the source of funds requirements for freehold. If the offer is leasehold, the lease term, registration, renewal wording and contracting party need to come from the actual agreement. Public material reviewed for this dossier did not provide a primary project document setting out a single lease term for all leasehold units.

Confirmed residential amenities include a communal pool, gym, garden, library or reading room, lobby, parking, 24-hour security and CCTV, with FazWaz also listing two passenger lifts per residential building. Broader descriptions of the combined hotel-and-condominium complex mention a kids' pool, spa, restaurant, pool bar, meeting facilities and commercial areas. Those features may add to the resort character of the address, but buyers should ask which facilities are legally part of the condominium common property, which are hotel facilities, and whether access or use carries separate charges. The project is strongest for someone who wants a contemporary low-rise base in the Bang Tao/Choeng Thale area and is comfortable buying before completion. It is less suitable for a buyer who needs immediate occupancy, direct beachfront access or a guaranteed Wyndham-managed rental product without a separate contract proving that arrangement.

Ownership format

Foreign freehold is possible within the statutory 49% foreign quota of the registered condominium area; leasehold units are also publicly marketed in this project. Quota availability and the lease term need confirmation for the selected unit and contract.
