Real beachfront setting
This is a genuine Na Jomtien seafront project rather than a condo several streets inland using sea-view marketing. Veranda's original project material lists the beachfront concept and a 40-metre pool, while the current residence operation still revolves around direct coastal use. A buyer can verify the benefit physically, including the walk to the beach, wind exposure, pool noise and the exact view from the unit.
Existing, not promised
The development was completed in 2017 and the developer's original stock is reported as sold out. That removes construction-delivery risk and makes due diligence more concrete: lifts, corridors, common areas, management quality and the selected apartment can all be inspected. The trade-off is age, so maintenance history and renovation quality matter more than a launch brochure.
Resort-service environment
A large pool, fitness facilities, steam room, landscaped space and shared lounge formed part of the residential project, with spa and dining venues operating within the wider residence environment today. This gives the building a holiday-residence character that many conventional condominiums lack. Buyers still need to separate condominium owner rights from paid hotel services and optional operating packages.
Wide unit spectrum
The original mix runs from compact one-bedroom condos through family-sized three-bedroom homes to penthouses and four pool villas. That makes the project relevant to very different use cases without pretending that every unit is interchangeable. Veranda Residence Pattaya is a completed beachfront residential development on Na Jomtien Soi 4 rather than a new launch. Construction was finished in 2017, transfers began that year, and Veranda's later corporate reporting describes the original developer inventory as sold out. That changes the buying process in a useful way. A purchaser is choosing an existing home in an operating building, so the actual sea exposure, furniture, wear, common-area condition and day-to-day management can be inspected instead of inferred from renderings. It also means that project-level averages have limited value: two resale units of similar size can carry very different asking prices because of floor, orientation, furnishing, condition, tenancy and ownership quota.
The official project description is a 35-storey high-rise residential condominium accompanied by four pool villas, with 329 residential units in total. Many property portals circulate a 34-floor and 330-unit version, but Veranda's own corporate materials provide the more detailed breakdown of 325 condominium units plus four pool villas. The site is recorded as 3-1-88 rai. The scheme was designed to sit within a resort-style environment, and this is where the name can become confusing. Veranda Resort Pattaya Na Jomtien and Veranda Residence Pattaya share the wider Veranda ecosystem and a beachfront address, yet the group's filings treat the hotel and the residential project as separate assets. The original residential mix is unusually broad for a single Pattaya project. One-bedroom units were planned at about 32.3–39.2 sqm, two-bedroom units at 55.6–57.8 sqm, three-bedroom homes at 82.3–138.5 sqm, four penthouses at 146.2–202 sqm and four pool villas at 253.3–266.6 sqm. The current hospitality-facing residence website highlights selected examples around 34 sqm, 56.7 sqm and 121.3 sqm, which sit inside those wider original bands. Resale stock, however, is not a fixed catalogue. Buyers should match the title deed and registered area of the individual unit rather than assume that every current listing follows the hotel website's room configuration.
The physical amenity package is one of the project's defining features. Veranda's development reporting lists a 40-metre swimming pool, shared lounge, fitness room, steam room, landscaped garden and parking. The residence's current operating website also presents beachfront pool access, the beach, a kids' club, spa and several food-and-beverage venues. The practical distinction is between what physically exists and what an owner is contractually entitled to use without extra charges. Hotel-style services, housekeeping, dining, spa use or other managed services may sit outside the condominium common fee. A buyer should therefore ask for the current juristic-person rules and any owner-specific service agreement rather than treating the hotel marketing page as an ownership contract.
The 2026 resale market is active enough to provide real comparison points. Major portals show one-, two- and three-bedroom homes for sale, including units marked as Foreign Quota and Thai Quota. The lowest visible market anchor is around THB 3.3 million for a small one-bedroom unit, while a one-bedroom listing explicitly shown in Foreign Quota has appeared around THB 3.57 million. Two- and three-bedroom prices spread much more widely depending on floor, view and condition. These are asking prices from individual sellers, not a developer price list. For a foreign buyer, quota status can matter more than a seemingly attractive headline price: a cheaper Thai-quota resale cannot simply be assumed to transfer into foreign freehold.
Na Jomtien is a different living proposition from central Pattaya. The residence sits directly by the sea at 211 Moo 1, Na Jomtien Soi 4, in the Na Chom Thian area of Sattahip, Chon Buri. The official residence site currently advertises a scheduled shuttle to Central Festival Pattaya Beach and publishes access information for U-Tapao airport. That is helpful, but the location still suits people who are comfortable using a car, taxi or shuttle for many daily trips. Buyers prioritising a quieter beachfront base may see this as a strength; buyers who want to walk out into dense central shopping and nightlife every evening may find the setting too detached.
Because the project is established, due diligence can be very specific. The key documents are the title deed for the selected condominium unit, a debt-free certificate from the condominium juristic person, confirmation of the current foreign ownership ratio, recent common-fee statements, house rules and any agreement governing access to hotel or residence services. The use pattern of the selected unit also matters. Some homes are owner-occupied, some are offered for long-term rent, and others appear in hospitality or short-stay channels. That can affect furniture condition, maintenance history and a buyer's expectations about privacy or turnover on the floor.
For a foreign purchaser, freehold is possible only within Thailand's condominium foreign-ownership ceiling. The law caps foreign ownership at 49% of the total condominium area, and the juristic person must confirm the available foreign proportion for a transfer. Current listings in Veranda Residence Pattaya demonstrate that both foreign-quota and Thai-quota stock exists in the resale market. This is useful evidence that foreign freehold transactions occur in the project, but it is not proof that the cheapest unit can be registered that way. Quota status has to be attached to the chosen unit and checked again at the point of transaction.
The most sensible way to position Veranda Residence Pattaya is therefore as a mature beachfront condominium with a resort-service layer, not as a speculative off-plan product. Its strengths are tangible: direct coastal setting, a wide range of original unit sizes, established amenities and an active resale market. Its trade-offs are equally tangible: the building dates from 2017, individual units vary materially, Na Jomtien is not central Pattaya, and some of the hotel-style experience depends on rules or paid services that need to be verified. A good purchase here comes from selecting the right unit and legal structure, not from buying the project name in the abstract.

Ownership format
A condominium unit can be held freehold by a foreign buyer only when that specific unit can be transferred within the building's foreign quota and total foreign ownership remains within the statutory 49% limit. Current Veranda Residence Pattaya listings include both Foreign Quota and Thai Quota units, so the status of the chosen resale unit must be confirmed before paying a deposit. Leasehold is a separate contractual structure and should not be assumed to be available for every listing.
Home types & sizes
The original project schedule lists 134 one-bedroom units. This is the core compact format for a single resident, couple or second-home use, with resale listings varying by floor, view, furniture and condition.
The original schedule lists 131 two-bedroom units within a relatively tight size band. Resale layouts and bathroom counts can still differ, so the selected unit's registered plan should be checked rather than inferred from the category.
The project schedule contains 56 three-bedroom units and a much wider area range than the smaller categories. Current resales often appear around roughly 90–126 sqm, but the original band is broader, making individual floor plans especially important.
Only four penthouses were included in the original mix. Their presence in the project does not imply that one is currently available on the resale market.
Four pool villas are included within the official total of 329 residential units. They are a distinct product from the high-rise apartments and should not be used to generalise condo pricing or layout characteristics.
The size bands and unit counts come from the project's official residential schedule. The current residence website highlights selected hospitality-operated examples at 34 sqm, 56.7 sqm, 121.3 sqm and 254 sqm, but this is not a complete resale inventory. A purchase should be based on the registered area and plan of the specific unit.
