Public records disagree on building count: one description refers to seven buildings, the plan selector runs from A through H, and external databases report eight or nine. There is no reason to force those conflicting records into an invented single figure. The practical point is that this is a large, horizontally planned multi-building resort complex, and the position of a unit inside the site materially affects outlook, access and privacy.

Unit count is another field where public databases conflict. Several substantial project databases use 1,082 units, while other sources publish 1,040, 1,052 or still different figures. Because 1,082 is the most consistently repeated figure tied to the same completed project, it is used as the primary registry value here, with the discrepancy kept visible rather than hidden. For a buyer, the scale matters because it creates both choice and variation. Two apartments with the same nominal size can feel very different depending on the building, orientation, pool exposure, floor and sea line.

Construction was completed in 2020, with the most detailed project records giving December. That removes the core off-plan risk of waiting for a building to materialise. Buyers can inspect the actual apartment, common areas and access to the beach. Pricing needs careful reading because the cheapest visible apartment is not automatically the cheapest apartment a foreign buyer can own in freehold. On 6 September 2026, the lowest visible asking price was THB 2.38 million, but that listing was marked Thai Quota. In the same live inventory, one-bedroom units around 36 sqm marked Foreign Quota were listed from about THB 4.09 million. A developer-facing sales page simultaneously advertises THB 3.29 million as a starting figure without identifying the exact unit, quota or transaction type behind that headline. The THB 2.38 million figure is therefore used only as a lower market anchor, not as a promise of foreign-freehold availability.

For a foreign buyer, the critical legal question is not whether an advertisement uses the word freehold, but whether the selected unit can actually be transferred within the foreign ownership quota at the time of registration. Thai condominium rules cap foreign ownership at 49% of the aggregate unit area in a registered condominium. The condominium juristic person provides the quota confirmation required for the transfer. Grand Florida’s current market makes this distinction very visible because listings are explicitly labelled Thai Quota or Foreign Quota.
