Condo sales rise 19.5% across Bangkok and surrounding provinces
Thailand's Real Estate Information Center (REIC), part of the Government Housing Bank, released the metropolitan housing figures on 22 September. Overall new sales were up 2.6% from a year earlier, but the two main housing segments moved in opposite directions.
Condo demand improved while low-rise sales weakened
REIC reported a 19.5% year-on-year increase in new condominium sales for the second quarter. New sales of low-rise housing in developer projects, including houses and townhouses, fell 11.4% over the same period.
These figures describe new sales within REIC's surveyed project market. They are not the same as registered ownership transfers, so they should not be read as a direct substitute for transaction-registration data reported in other housing statistics.

Unsold inventory fell, but clearing it would still take years
Total housing supply across Bangkok and the five surrounding provinces stood at 214,083 units, down 9.6% year on year. Remaining unsold inventory declined 10.2% to 202,414 units, with a reported value of about 1.284 trillion baht.
Developers also reduced the flow of new supply. New units brought to market fell 15.6% from a year earlier, with low-rise launches down 28.6%. That pullback is helping inventory shrink, but the remaining stock is still substantial.
At the current absorption rate, REIC estimated that condominium inventory would take about 39 months to clear, compared with 67 months for low-rise housing. The calculation is based on current monthly absorption rates of 2.4% for condos and 1.4% for low-rise housing; it is not a fixed timetable for future sales.
Metro-wide data does not describe every project
The report covers a broad metropolitan market with very different locations and price bands. A 19.5% rise in condo sales therefore does not mean every Bangkok district is seeing stronger demand, nor does it establish that the price of a particular unit is rising.
The value of new sales across the market increased 8.6% year on year, but that figure also reflects the mix of units sold. Buyers and investors still need to compare the relevant district, price segment, competing inventory and actual project sales pace rather than treating the metropolitan average as a project-level forecast.
