EEC condo and landed-home price indices moved in opposite directions in Q1 2026
The condo index weakened amid unsold supply
The Real Estate Information Center (REIC), part of the Government Housing Bank, reported a Q1 2026 condominium price index of 101.9 for the three EEC provinces of Chonburi, Rayong and Chachoengsao. That was 1.0% lower than a year earlier and 0.3% below the previous quarter.
REIC linked the decline to a high level of unsold condominium supply in some locations, continued new project launches and softer purchasing power. Developers were using incentives such as cash discounts and promotional extras to move inventory. The figure therefore describes price pressure across the surveyed market; it does not mean every condominium in the EEC became 1% cheaper.
That distinction is particularly relevant to Pattaya buyers. Pattaya sits within Chonburi, but the EEC index combines three provinces and should not be read as a Pattaya-specific price measure. A project, neighbourhood or unit can move very differently from the regional aggregate.

Landed housing was still higher than a year earlier
The housing-estate price index stood at 126.4 in Q1. It was up 1.3% year on year, but edged down 0.1% from the previous quarter.
REIC said the pace of price growth was slowing as developers faced substantial unsold inventory and weaker household purchasing power. The two index series therefore pointed to different market conditions at the same time: condos were below both their year-earlier and previous-quarter levels, while landed housing retained annual growth but had largely stopped rising quarter to quarter.
For a buyer or owner, this is more useful than a single headline about EEC property prices. Property type and local supply conditions can matter more than the direction of a broad regional average.
Q2 data had already changed the picture
The Q1 figures are a historical snapshot rather than the latest market reading. REIC's Q2 release put the EEC condominium index at 103.1, up 0.5% year on year and 1.2% from Q1. The housing-estate index remained at 126.4, with annual growth slowing to 0.5% and no quarter-on-quarter change.
For someone comparing property in Chonburi or the Pattaya area now, the sequence is a reminder not to turn one quarter into a forecast. Regional indices are useful for understanding the backdrop, but current asking prices, competing stock, payment terms and the exact location remain more relevant to an individual purchase.
