Bangkok-area undeveloped land prices rose yearly but eased in Q2
The Real Estate Information Center (REIC), part of Thailand’s Government Housing Bank, listed the Q2 report on July 21 and issued a separate press release on July 22. The useful signal is not simply that land was “up”: the index was higher over twelve months while losing ground from the preceding quarter.
The annual increase came with a quarterly pullback
REIC’s index rose from 415.2 points in Q2 2025 to 440.9 in Q2 2026, producing the 6.2% year-on-year gain. The previous quarter had been stronger at 449.1 points, so the Q2 reading represented a 1.8% quarterly decline.
The series covers undeveloped land before development across the Bangkok metropolitan area. It is therefore not a measure of completed condominium or house prices, and it does not amount to the valuation of any individual plot.

Eastern Bangkok locations led the yearly gains
The strongest annual rise in REIC’s location groups was Phra Khanong–Bang Na–Suan Luang–Prawet at 36.3%. A broad group covering Bang Khen, Sai Mai, Don Mueang, Lak Si, Min Buri, Nong Chok, Khlong Sam Wa and Lat Krabang followed at 21.1%.
Outside Bangkok proper, Mueang Nonthaburi–Pak Kret rose 17.2%, Samut Sakhon 16.0%, and Mueang Pathum Thani–Lat Lum Kaeo–Sam Khok 11.8%. The spread between these location groups is a reminder that a metropolitan index can move very differently from the price of a specific site.
For someone assessing land for a development or investment, the report is most useful as a market-direction indicator. A positive annual reading alongside a quarterly decline does not show uniform appreciation across Bangkok and its surrounding provinces, nor does it establish a broad downward trend.
Any plot still needs to be judged on its own price and characteristics. The 6.2% annual increase should also stay in its proper category: it describes undeveloped land, not the performance of finished homes in Bangkok.
