Origin sets out a plan to grow its Phuket portfolio to THB30bn by 2028

Event date

Origin's announcement gives buyers a useful view of where one of Thailand's large developers intends to add supply across Phuket. It does not, however, turn a three-year pipeline into completed inventory, nor does it provide a forecast for prices or rental returns across the island.

New projects are spread across several Phuket locations

For 2026, Origin said it planned two new condominium projects in Cherngtalay and the Kathu–Patong area with a combined project value of THB3.5bn. A further seven condominiums, worth more than THB8.15bn in total, are planned for 2027–2028 across Bang Tao, Cherngtalay, Surin, Kata and Phuket City.

Hotels also form part of the wider Phuket strategy. Origin has described a hospitality pipeline alongside its residential business, with the aim of adding recurring income as projects open. That distinction matters because the THB30bn target covers the group's broader Phuket development portfolio rather than a single wave of condominiums coming to market at once.

The company also expects revenue from projects already under construction and scheduled for handover from the fourth quarter of 2026 onward. Those are company timelines, so the status and delivery schedule of any individual development still need to be checked at project level.

The THB30bn figure is a target, not completed stock

Origin reported THB18.35bn of Phuket investment by the end of Q2 2026 and set out another THB11.65bn of planned development through 2028. Together, those figures underpin the company's THB30bn portfolio target. They should not be read as THB30bn of finished buildings or as THB30bn of new units available for immediate purchase.

For buyers, the more practical signal is the concentration of future Origin activity in several established Phuket submarkets. More projects from one developer can change the amount and timing of competing supply in a location, but it does not by itself establish higher prices, stronger liquidity or better rental performance. Those outcomes depend on what is actually launched and completed, the competing stock nearby, operating costs and real demand at the time.

Origin's foreign-buyer mix is company data, not a Phuket market share

Origin said Russian buyers accounted for 46.6% of its foreign customers in Phuket, followed by Polish buyers at 15.9% and Chinese buyers at 6.4%; other nationalities made up 31.1%. The figures describe Origin's own foreign-client mix rather than the nationality split for all foreign property purchases in Phuket.

That makes the data useful for understanding this developer's customer base and product positioning, especially for Russian-speaking buyers. It should not be used as evidence that the same pattern applies across the island or that future demand for every Origin project will follow the same proportions.
