Greater Bangkok housing developer sentiment stood at 46.9 in Q2
The current-situation reading edged down from Q1
REIC released the Q2 figures on 7 July 2026. Its current-situation index came in at 46.9, compared with a published reading of 47.9 for the first quarter, a one-point quarter-on-quarter decline.
The survey measures how developers view business conditions. It does not directly measure transaction volumes, unit prices, buyer demand or the financial strength of every developer operating in the Bangkok Metropolitan Region.

Developers were more positive about the next six months
The expectations index for the following six months was 53.5. That gap matters because it shows respondents had a more positive view of the near-term outlook than of conditions they were facing during Q2 itself.
It is still a sentiment measure instead of evidence that sales, project launches or prices will rise. Those questions require separate market data, including transfers, new supply, unsold inventory, financing conditions and actual price movements.
For a homebuyer or property investor, the index is most useful as background on developer confidence rather than as a timing signal. A specific purchase still depends on the project’s pricing, payment schedule, construction status, legal documentation and demand in that location.
As of 20 September 2026, REIC’s Q2 release remains the latest published edition of this developer sentiment series. REIC’s data calendar schedules the Q3 2026 release for 7 October, so the picture may change once the next survey is published.
