What sits outside the condo price
The unit price tells you what the property itself is being offered for, not all the cash needed before ownership transfer and key handover. Buyer-paid registration costs, mandatory developer or building charges, missing fit-out, refundable deposits and a buffer for unresolved items can all sit outside that number.
A new-build often reveals some of these costs only in the developer’s handover documents. One project may charge a sinking fund and advance common fees, another may waive a fee through a promotion, and a third may include furniture in the quote. Those terms do not transfer from one development to another.
A resale works differently. The listing may state a transfer-fee split and included furniture, but the rest depends on the contract, seller status, building records and the actual condition of the condo. The asking price remains an asking price until the transaction closes.
That is why a blanket “x% on top” is rarely a good budget. It is more useful to separate what is already known, what can be calculated from an official base, and what still depends on a document or deal condition.
New build vs resale: where the extra costs differ
The same unit price can lead to a different cash requirement because the source and allocation of extra charges are different.

What is payable at ownership transfer
The 0.01% headline is the easiest place to under-budget a Bangkok purchase. As of 27 September 2026, Thailand’s temporary relief remains in force through 30 June 2027, but it is limited to qualifying transactions where the buyer is a Thai natural person. The government announcement also sets a THB 7 million ceiling for both the sale price and official appraised value, with a THB 7 million cap on the mortgage amount for the reduced mortgage-registration rate. A foreign individual buying a foreign-quota condo should not assume that concession applies.
Outside that relief, the Department of Lands lists the condominium registration fee for a transfer with consideration at 2% of the official appraised value. That base matters: an asking price is not automatically the number on which the statutory transfer fee is calculated. A unit budget should therefore carry the official appraised value as a separate input rather than reverse-engineering the fee from the listing.
Seller-side taxes sit in a different column. The Revenue Department identifies withholding income tax, Specific Business Tax where applicable, and stamp duty where applicable as taxes connected with the seller’s disposal of real estate. SBT is 3% plus a local levy equal to 10% of the SBT, producing an effective 3.3%; stamp duty is THB 1 per THB 200 of the relevant base, or 0.5%. Stamp duty is exempt when SBT is paid, so the two should not be stacked as simultaneous mandatory charges on the same sale.
A contract can still change who bears the economic cost. That is why a resale ad saying “50/50 transfer fee” is useful evidence about that offer but not a legal rule for Bangkok. A current 2026 listing at The Station Sathorn–Bangrak states an equal split between buyer and seller; another transaction can allocate the same registration charge differently. Seller taxes belong in the buyer’s cash budget only when the transaction documents actually shift that burden.
Mortgage registration should appear only for a financed purchase. The Department of Lands lists a general 1% mortgage-registration fee for condominiums, subject to any applicable special reduction; a cash buyer should not carry that line at all.

What to verify in the project quote before booking
Some purchase costs never appear in a tax table because they come from the project itself. The handover statement may include a sinking fund, advance common fees, meters, deposits or furnishing. Each charge can be included in the price, mandatory on top, optional or refundable—four very different categories.
Culture Chula provides a concrete example. Ananda’s 10 July 2026 page states a THB 99/sq m/month common fee and a one-time THB 1,000/sq m sinking fund, while warning that prices and fees may change. Those are Culture Chula terms, not a Bangkok-wide benchmark.
LIFE Phahon-Ladprao currently promotes selected units with free common-area fees. LIFE Sathorn Sierra, by contrast, emphasises fully furnished, move-in-ready units. The budget effect is different: one offer can temporarily remove a recurring charge, while the other may reduce post-handover furniture spending.
On the resale market, the same logic comes through the actual unit description and contract. A current The Station Sathorn–Bangrak listing at THB 2 million includes furniture and appliances and proposes a 50/50 transfer-fee split. That is one offer’s term, not a market rule. If parking, meters, repairs or another charge are not stated, leave them unresolved until the documents make them clear.
When the cash is actually needed
Reservation
Record the booking payment together with its refund and credit terms. If the document does not say whether it reduces the purchase price, leave that status unresolved.
Contract
Schedule the contract payment or deposit on the dates stated in the agreement; a resale earnest deposit may follow a different structure. Mark whether it is credited to the price and the conditions for refund or forfeiture.
Before transfer
For an off-plan purchase, include only instalments shown in the payment schedule. A ready resale may have no equivalent stage, and instalments credited to the unit price should not reappear as extra costs.
Preparing for transfer
This is when the remaining price and any applicable bank or funding-route documents need to be ready. Bank fees and FX costs belong in the budget only when a real tariff or transaction provides the amount.
Transfer / handover
Closing can bring together the remaining price, the buyer’s share of registration costs and building or developer charges. Keep refundable deposits separate and add post-handover fit-out only when the unit actually needs it.
How to build the full budget for one unit
Start with the condo price and keep every other cash requirement beside it without mixing their meaning. Buyer-paid irreversible costs, mandatory project or building charges, fit-out and transaction expenses may sit on top. Refundable deposits and a personal buffer for unresolved items are better shown separately.
Every major payment needs four simple answers: why it exists, what it is calculated from, who pays it and when the cash is due. The transfer fee uses the official appraised value as its base, while the contract determines the buyer’s economic share. Seller taxes enter the buyer’s budget only when the deal terms actually shift that burden.
Project charges should come from the selected unit’s documents. A THB/sq m sinking fund needs both the rate and applicable area; a common-fee waiver needs a clear promotional period. Furniture, legal due diligence and banking costs do not become mandatory merely because they appear in other transactions.
A contingency does not have to be a fixed percentage of the unit price either. It can be tied to named open items—such as a handover statement not yet issued—or chosen as the buyer’s own cash cushion. That makes it easier to compare not just the total number, but how much of that number is already known.
Expert view

Two condos with the same headline price can require very different cash at handover because the contract and closing sheet define what sits outside the unit price. The most useful checkpoint is to obtain the full transfer or closing statement before the reservation becomes difficult to unwind. It should separate registration charges, project or building fees, the remaining purchase price and any refundable amounts. A promotion such as “free transfer” only becomes meaningful once the exact waived line and the offer period are identified.
