What Counts as Bangkok’s Active Condo Pipeline
As of 26 September 2026, current construction can be confirmed for 27 condominium projects or separately scheduled phases inside Bangkok’s 50-district administrative boundary, representing 17,589 residential units. Nonthaburi, Samut Prakan, Pathum Thani, Nakhon Pathom and Samut Sakhon are not folded into that number even when market reports group them with Bangkok.
A project enters the total only when there is recent evidence of physical work or an equally clear current construction status. EIA approval, a permit, a sales launch or a live marketing page can show that a project exists, but none of those events alone proves that work is happening on site today.
Phases are handled in the same practical way a buyer would read a delivery schedule. A phase is separate when it has its own unit count or its own timing. Where several buildings share one total and one programme, they stay together so the same homes are not counted twice.
REIC, CBRE, Colliers and Knight Frank may publish different-looking numbers because they often measure Greater Bangkok, launches, sales or available stock rather than active construction inside the city boundary. The 17,589-unit figure answers a narrower question: how much residential building work can be supported by current project-level evidence. It should be read as a confirmed floor, not as every condo being built in Bangkok.
From Approval to Handover
EIA / approval stage
EIA approval shows that the project has passed the environmental review stage. It does not by itself mean that physical construction has begun.
Sales launch
Sales can begin before full construction. A live sales launch alone does not tell you how much work is actually happening on site.
Verified construction
At this stage there is recent evidence of physical work or an equally clear current construction status. These are the 27 projects or phases behind the 17,589-unit figure.
Completion / handover
Construction completion, opening and unit handover can happen at different times. Until the relevant milestone actually occurs, the published date remains a target.
When the Verified Pipeline Is Due to Complete
A current completion or handover year can be placed against 24 of the 27 projects, or 88.9%. Those schemes account for 15,921 of 17,589 units, or 90.5% of the confirmed construction volume. The busiest year on the published schedule is 2027, with eight projects and 5,110 units.
Seven projects representing 3,246 units are currently dated for the remainder of 2026. Five projects and 3,783 units sit in 2028, followed by four projects and 3,782 units in 2029. None of the projects in this confirmed group carries a usable 2030-or-later date, but that should not be read as proof that Bangkok has no longer-dated construction elsewhere.
Three projects are better left without a year for now. Via Ari and COZI MRT Phetkasem 48 were still showing unfinished work after their previous targets had passed. ASPIRE Sukhumvit 103 is clearly under construction, but public timing references conflict and there is not yet a strong enough current project source to replace them with one reliable date.
The meaning of the date also matters. ONE RIVER Rama 3, for instance, is associated with late 2026 because phased handover of some units is expected to begin then; that is not the same as saying every construction package will be finished. The calendar is therefore a map of announced milestones, not a promise that every buyer will receive keys in the stated year.
Announced Completion Calendar for Verified Construction
The calendar includes only projects with current construction evidence. Three projects do not yet have a defensible year, so they are shown separately rather than forced into a convenient date.

Where Verified Construction Is Concentrated
Confirmed construction is spread across 18 Bangkok districts, but more than half of the units sit in just five. Din Daeng has 2,739 units across three projects, Watthana 2,503 across four, Bang Na 2,130 across two, Thon Buri 1,528 across two and Phasi Charoen 1,195 across two. Together they account for 10,095 units, or 57.4% of the confirmed total.
Din Daeng’s number comes from THE BASE Ratchada 19, LIFE Ratchada-Rama 9 and ASPIRE Huai Khwang. Watthana includes valles HAUS, XT 10 Ekkamai, Reference Ekkamai and NICHE PRIDE EKKAMAI. Bang Na is shaped heavily by two large schemes, LIFE Udomsuk Station and ASPIRE Sukhumvit 103.
The district is taken from the project address rather than from a marketing label. Names such as Rama 9, Ekkamai, Sukhumvit and Charoen Nakhon are useful when searching, but their commercial boundaries are loose. Administrative districts give a stable way to compare where construction is actually located.
A handful of very large projects can move the district picture substantially. ASPIRE Huai Khwang has 1,274 units, ASPIRE Sukhumvit 103 has 1,126, LOVE Charoen Nakhon has 1,111 and LIFE Udomsuk Station has 1,004. These figures are useful for seeing where future supply is concentrated around a target location; they are not a ranking of Bangkok neighbourhoods.
Which Delivery Dates Hold Up — and Which Remain Unclear
Most projects have a usable current year, but not all: 24 of 27 projects, representing 90.5% of the units, can be placed on the calendar. Three projects totaling 1,668 units remain undated. Leaving them open is more useful than simply pushing an expired target forward.
Via Ari was still reporting work in September after an August 2026 expected-completion date. COZI MRT Phetkasem 48 remained at 91.25% on SENA’s September progress update after its earlier Q2 target had passed. ASPIRE Sukhumvit 103 is under construction, but public timing references disagree; its 1,126 units are therefore not assigned to a convenient year.
Recent EIA activity has its own trap. A new monitoring filing proves that environmental reporting continues, but it does not necessarily prove that the building itself is unfinished. Similar filings can appear for projects already in operation, so a current stage needs progress evidence or another source that speaks directly to the work on site.
COZI Ramindra - Kubon offers one clean example of a schedule moving. SENA material from May 2026 pointed to Q4 2026, while the current project page now gives Q1 2027. That is evidence of a revision for this particular project, not a reason to label every other scheme late.
The projects worth watching most closely are the seven currently dated for the rest of 2026 plus the three without a current year. Together they represent 4,914 units, or 27.9% of confirmed construction. Some may soon move into completed status; others may receive a revised programme. Only residential units are counted in mixed-use schemes. Reference Kaset District contributes 381 homes but not seven commercial units; Supalai Blu Sathorn-Ratchaphruek contributes 767 homes without four shops; Supalai Loft Tha Phra Interchange contributes 910 without three retail units.
Even a fresh, internally consistent date remains a plan. Build completion, registration and handover of a particular unit can occur at different times. The closer a buyer is to a hard move-in date, the more weight current physical progress should carry relative to an older sales schedule.
Expert view

A delivery date is only useful when it is read alongside fresh construction evidence and the event that date actually describes. A project may begin phased handovers while other site packages are still open, and an expired completion month should not be silently rolled forward. For a purchase tied to a firm move-in deadline, I would give more weight to the current stage plus the stated handover definition than to the headline year alone.
