What “the Pattaya condo market” means here

Three market readings can look inconsistent at first glance. Chonburi recorded more registered housing transfers in the first half of 2026, CBRE counted only 1,716 condominium units launched in Pattaya during H2 2025, and property portals were carrying thousands of Pattaya sale cards in late September 2026. Each can be correct because each describes a different event.

For an international buyer, the first source of confusion is geography. Pattaya sits inside Chonburi province, while REIC’s Eastern Economic Corridor data cover Chonburi, Rayong and Chachoengsao. A Chonburi statistic is useful background for Pattaya, and an EEC statistic is broader still, but neither is a Pattaya-only measure unless the source says so.

This page focuses on condominiums. A title transfer records a legal registration; a new sale records activity in projects being marketed; a price index tracks a defined set of units offered for sale; a launch count tracks newly introduced stock; and a portal card is an asking-price advertisement. Treating those as versions of the same metric creates most of the apparent contradictions.

Where a Pattaya-specific series is publicly available, it is labelled as such. Provincial and EEC figures remain regional context, with their dates and definitions kept visible.

What each source actually measures

Each row answers a different market question. The figures are not additive and should not be blended into one growth rate.

What registered transactions in Chonburi show

Chonburi registered 15,928 residential title transfers worth THB 39.249 billion in January–June 2026. That was 15.1% more units and 8.8% more value than in H1 2025. Condominiums accounted for 6,329 of those transfers, with registered value of THB 14.269 billion.

The timing matters. A title transfer is the legal registration of ownership, not necessarily the date a buyer first committed to the property. A presale condo can be booked well before completion and transfer, so stronger transfer figures in H1 2026 do not tell us that Pattaya bookings rose at the same moment.

Across the whole EEC, REIC recorded 24,184 housing transfers in H1 2026, up 17.1% year on year. Condominiums contributed 6,878 transfers, up 5.2%. Chonburi therefore carries much of the region’s condominium activity, but that still leaves Pattaya mixed with the rest of the province in the official provincial series.

Foreign-buyer data add another layer without solving the geography problem. Nationwide, foreigners received 6,533 condominium transfers worth THB 28.267 billion in H1 2026; unit volume fell 8.8% year on year while value fell 1.5%. REIC’s public release identifies Chonburi as an important destination for several buyer nationalities, but a Thailand-wide total is not a Pattaya transaction count.

For someone assessing a completed condo, transfers are useful evidence of registered market activity around Pattaya. They do not establish the achieved price of a comparable unit, the speed at which one project can resell, or a future price path.

New launches and available supply answer different questions

As of 27 September 2026, the latest public CBRE page located specifically under Pattaya Overall Figures is still H2 2025. It counted 1,716 condominium units launched during that half-year, the lowest launch volume since H2 2023, with no single new project above 320 units. That is a measure of new product introduced to Pattaya, not a count of completed sales or title transfers.

REIC’s newer Q2 2026 project-market data cover a much larger geography and a different event. Across the EEC, new sales reached 4,491 units, up 23.2% year on year, while remaining supply fell 5.3% to 61,945 units. Overall absorption was 2.3% per month, equivalent in REIC’s summary to roughly 41 months of remaining supply at that pace. These figures cover EEC housing projects, not Pattaya condominiums alone.

Low launches and a large stock of available units can therefore coexist without contradiction. One figure describes how much new Pattaya supply entered during a six-month window; the other measures accumulated project inventory across three EEC provinces at a later date. Adding them together would produce a number with no coherent market meaning.

CBRE’s public figures page exposes the launch headline, while its paid Pattaya Property Market Report describes a broader resort-condominium framework covering existing and future supply, launches, completions and sales over the latest six months. Figures that sit behind the subscription are not reproduced here.

C9 Hotelworks is narrower again. Its 2026 branded-residences research allocates 1,775 branded-residence units to Pattaya. That is useful evidence for a distinct branded-residence submarket, not an estimate of Pattaya’s entire condo stock.

Why listing prices are not transaction prices

A listing records the price an owner or agent is asking, not the price a buyer has agreed to pay. Portal inventory also contains repetition: the same physical condo may be advertised by more than one agent or surface in overlapping result pages. At the check date, FazWaz displayed 12,112 Pattaya condo cards and PropertyHub result pages were around 8,100; both totals move quickly and describe portal cards, not unique market inventory.

The dated snapshot used 59 current PropertyHub and FazWaz cards checked on 27 September 2026 across Wongamat/Naklua, Central/South Pattaya, Pratumnak and Jomtien/Na Jomtien. These are market zones, not administrative districts. A likely duplicate required the same project and bedroom count, near-identical area (about ±0.5 sq.m.), floor and price, with matching photos or description used as additional confirmation. Collapsing those likely matches left 51 distinct units. Forty-six were existing or completed-project listings and five were explicitly marked off-plan; that five-unit off-plan group is far too small to stand in for the whole primary market.

Across all 51 units, the median asking price was THB 4.99 million and the 25th–75th percentile range was THB 3.58–7.35 million. Median asking price per square metre was about THB 100,800, with an interquartile range of roughly THB 65,800–128,300. The 46 existing/ready listings had a THB 5.00 million median and about THB 97,500 per sq.m.; the five explicitly off-plan units had a THB 4.49 million median and about THB 145,000 per sq.m., a descriptive result for those five units only.

The location mix also mattered. Wongamat/Naklua showed a THB 7.50 million median and about THB 110,200 per sq.m. across 11 units. Central/South Pattaya was THB 4.20 million and THB 132,100 per sq.m. across 13; Pratumnak was THB 5.00 million and THB 91,100 per sq.m. across 14; Jomtien/Na Jomtien was THB 3.65 million and THB 67,300 per sq.m. across 13. These are snapshot medians for the observed listings, not official district benchmarks.

Duplication is easy to see in real cards. On PropertyHub, two Unicca listings at THB 1.59 million, roughly 33 sq.m. and the 10th floor are close enough to treat as a likely duplicate until proven otherwise. At the opposite end, a 116 sq.m. Northshore asking THB 25.35 million can pull an arithmetic mean upward, while the median moves much less. Off-plan units add another distortion because a new-build price per sq.m. can reflect a very different product and payment stage from an older completed condo nearby. A third example is Grand Solaire Noble: a 34 sq.m. unit asking THB 4.49 million was explicitly marked off-plan for 2028. Its price per square metre is not directly comparable with an existing unit without accounting for development stage.

For a buyer, this kind of portal snapshot is most useful for mapping current seller expectations. Valuing one unit requires a narrower set of genuine comparables: same project where possible, then similar size, view, floor, condition, ownership quota and completion status.

How to read two numbers that disagree

What the evidence can actually tell a buyer

Market-level data are most useful for establishing scale and context. Chonburi transfers show the level of registered activity around Pattaya; EEC project data show the amount and sales pace of broader regional stock; CBRE provides a dated Pattaya launch signal; portals reveal current asking ranges. Together they help a buyer avoid treating one listing as if it existed in isolation.

The valuation question then has to move down a level. A completed condo is best compared with recent units in the same development, followed by genuinely similar buildings when same-project evidence is thin. A new-build unit belongs against products at a similar stage because payment terms, delivery risk and the age of the building can materially change the price per square metre.

Liquidity needs the same discipline. Stronger provincial transfer activity does not guarantee that a large or unusually priced unit will resell quickly. Thousands of portal cards are not thousands of unique competitors, and foreign demand is not distributed evenly across projects, ownership quotas or price bands.

The practical bridge from market evidence to one purchase is a comparable-unit set that can explain the asking price. Regional indicators can challenge an implausible story, but they cannot substitute for that unit-level work.

Questions about Pattaya market data

Why use Chonburi official data in a Pattaya market article?

Pattaya is in Chonburi province, and several REIC series are published at provincial level. Those figures provide useful evidence on registered transfers and price indices, but they also include markets outside Pattaya. The province label therefore stays attached to the number instead of being presented as Pattaya-only data.

Which is more accurate for one condo price: REIC or listings?

They answer different questions. REIC’s index tracks a defined for-sale condominium segment across Chonburi/EEC, while listings expose current asks for individual units. A unit valuation is better anchored to close comparables and achieved transaction evidence where available, with the index used as wider context.

Do rising title transfers mean Pattaya prices will rise?

Higher transfer volume by itself does not establish a future price increase. Registrations can reflect decisions made in earlier periods, while pricing also depends on stock, discounts, project stage and product mix. A price forecast would require separate evidence beyond the transfer series.

Why can two agencies report different Pattaya market sizes?

The difference often starts with the definition. One report may cover resort condominiums only, another all housing projects; one may count launches, another remaining inventory or completed title transfers. Geographic boundaries, snapshot dates and treatment of project phases can differ as well. Comparing the definitions usually explains more than comparing the headline totals.

A market number can be perfectly accurate and still be wrong for the question a buyer is asking. Provincial title transfers, Pattaya launch data and a portal asking price sit at different geographic and transaction stages. I would start a unit valuation with the building, size, view, floor, condition and completion status, then use the wider market data as context. That makes it easier to see whether an asking price is unusual for a real reason or simply unsupported. A stronger Chonburi transfer quarter does not make every Pattaya condo more liquid. Good market data should narrow the questions around a specific unit, not replace the unit-level comparison.
