What the Pattaya sample actually covers
On 27 September 2026, the comparison contains 147 unit-specific condo sale listings with both a stated asking price and floor area. Of those, 129 are completed units and 18 are new or primary-market offers. Rentals, houses, villas and project-level “from” prices without an identifiable unit are kept out.
PropertyHub supplies 116 of the listings, DDproperty 26 and FazWaz 5. Using several portals helps cross-check the price level, but the mix is not balanced; PropertyHub has the strongest influence on what is visible here.
Portal search counters are not treated as the number of available condos. The same property can be advertised by multiple agents, and each platform draws the boundaries of “Pattaya” slightly differently. Only unit-level listings that can be separated from obvious duplicates are used.
Na Jomtien / Na Chom Thian is kept outside the city figures. It belongs to a separate municipality in Sattahip, so a condo is not folded into Central Pattaya, Jomtien, Pratumnak or Wongamat simply because a portal markets the wider area as Pattaya.
What total asking prices and price per square metre show
Total price and price per square metre answer different questions. The first tells you the size of the cheque; the second normalises the ask for floor area. Every THB/sq m figure here is recalculated from the price and area of the same unit.
Jomtien illustrates the difference well. Completed one-bedroom condos have a median total ask of THB 5.95m and roughly THB 126k/sq m. Two-bedroom units cost more overall at THB 8.41m, yet their median per-square-metre rate is lower at about THB 93k. A larger home can therefore require more cash while costing less for each metre.
The table uses the 25th–75th percentile band rather than the cheapest and most expensive listings. That reduces the influence of an urgent sale, a penthouse or an unusually small unit on the apparent centre of the market.
A single Pattaya-wide median is deliberately not promoted as the answer. It can move simply because the current mix contains more compact new units, larger older homes or expensive sea-view stock, even when the price of a genuinely comparable condo has not changed.

Why area, size and completion status shift the range
Unit size changes the picture even within the same area. In Jomtien, completed two-bedroom condos cost more in total but show a per-square-metre median roughly one quarter below the one-bedroom group. Wongamat goes the other way because the two-bedroom condos currently listed there is concentrated in larger, higher-priced seaside projects. There is no universal rule that a bigger condo must have a cheaper metre.
The neighbourhood name is not enough either. Completed one-bedroom condos in Jomtien and Wongamat sit at almost the same median per square metre—about THB 126k and THB 128k—while the Wongamat total budget is higher. Part of that difference is simply floor area and the projects currently on the market.
Completion status is most visible in the Central/North one-bedroom segment. New or primary-market units show medians of THB 6.86m and THB 192k/sq m versus THB 4.55m and THB 119k/sq m for completed stock. But the new-build offers are concentrated in only a few projects: removing the most represented development lowers the total-price median by about 16% while the per-sqm figure moves only around 3%. The difference is real in these listings, but it is not a universal “new-build premium.”
Two completed two-bedroom groups are more sensitive. In Central/North, the per-sqm median moves by roughly 29% when the most represented project is removed; in Jomtien, by about 20%. Removing DDproperty or FazWaz has little effect on most groups, while removing PropertyHub leaves too little data. Those figures are best treated as a current market benchmark rather than a permanent neighbourhood tariff.
REIC’s Chonburi condominium price index stood at 102.9 in Q2 2026, up 0.5% year on year. That series covers a broader provincial and new-project market. It provides context, but it does not validate Pattaya listing medians or tell us what buyers actually paid in completed transactions.
How to benchmark one condo against its peers
The peer group comes first; the percentage difference comes later. A completed 2014 condo is a poor direct comparison for a compact primary-market unit due in 2028 even if both sit in the same part of Pattaya.
Consider an unusually large one-bedroom as a stress test. An 80 sq m Copacabana Beach Jomtien unit in the current listings at THB 13.5m works out to about THB 169k/sq m. Its total ask is far above the Jomtien one-bedroom middle range largely because the apartment is much larger than most homes in that group, while its per-sqm figure sits only just beyond the upper quartile.
That still does not label the property expensive or cheap. Floor, view, condition, furnishing, ownership wording, tenancy or stale availability can all explain a gap. If only the total price looks unusual, floor area is often the first explanation; when both total price and THB/sq m sit far from peers, the unit deserves a closer look.
How to compare one condo with the sample

Questions about the sample and its boundaries
Should Thai- and foreign-quota units be compared in the same price band?
The main table does not split Thai- and foreign-quota units because ownership wording is too inconsistent across listings for a dependable separate median. Once enough otherwise similar condos have reliable quota information, a separate comparison becomes useful. A handful of ads is not enough to infer a stable premium or discount, and a listing label does not guarantee that foreign quota will still be available at transfer.
What happens when a listing has no reliable floor area?
The listing can still inform the total-budget view if the unit and asking price are clear. It is excluded from the per-sqm calculation because a project area, brochure layout or similar unit is not a substitute for that property’s own area. THB/sq m is calculated only where price and floor area belong to the same specific condo.
Does this sample treat Na Jomtien / Na Chom Thian as Pattaya?
No. Na Jomtien / Na Chom Thian is excluded from the main Pattaya medians because Na Jomtien Subdistrict Municipality sits in Sattahip, even though major portals often surface its projects in broad Pattaya searches. It can be analysed as a separate outer belt, but folding those listings into Jomtien would change the geographic definition of this study.
How long is an asking-price snapshot useful?
Individual listings can be repriced or removed within days, so the snapshot date should stay attached to every published band. A quarterly refresh is a sensible editorial cycle for this page, while an actual purchase decision calls for a fresh check of the chosen condo and its closest peers. An older snapshot can show context, but it cannot confirm today's availability or seller's ask.
Expert view

A Pattaya-wide average hides more than it explains when a compact new one-bedroom is placed beside a much larger resale unit. I start with the closest peer set: the same market area, a similar size and the same completion status. Total price and price per square metre should then be read together. A large gap from the group can come from floor, view, fit-out, ownership wording or simply a different unit mix. The gap is a reason to investigate the specific condo, not a valuation verdict. A listing still has to be checked as an individual property because the asking price is not the completed sale price.
