What counts as long-term rent in this sample
A Pattaya search can place a THB 11,000 one-bedroom next to a THB 20,000 unit and a THB 99,000 one-bedroom with a private pool. The bedroom label alone does not make them comparable: lease term, size, project, condition and included charges can be very different. The figures here therefore use condos with an explicit minimum term of at least 12 months.
Six-month offers are kept separate, while month-to-month and shorter contracts are not artificially converted into annual prices. That matters because the same portal can display one-year, three-to-six-month and monthly offers side by side.
After location, term and duplicate checks, 58 condos remain as of 27 September 2026 across six comparable groups: Jomtien, Pratumnak, Wongamat–Na Kluea and Central/South Pattaya. Na Jomtien is kept separate from Jomtien, while Si Racha, Bang Sare and other parts of Sattahip are excluded even when a portal uses a broad Pattaya label.
These numbers show what owners and agents are asking now. Removing the most represented project changes individual medians by no more than about 8%, but one large portal still contributes much of the visible supply. The figures are useful for a current search, not a statistical record of every lease actually signed in Pattaya.

Why similar condos can carry very different asking rents
The spread can be wide even within one segment because a bedroom label hides floor area and unit-specific features. Jomtien’s one-bedroom listings include compact homes around 30–40 sq m as well as an 80 sq m private-pool condo asking THB 99,000. That premium unit is not an error, but it shows why a simple average can be distorted by rare properties.
Building, condition and floor can matter as much as the neighbourhood. A fresh renovation, open view, better furnishing or materially larger floor area may support a higher ask; an older interior or compact layout may pull it down. Beach proximity matters too, but it works together with the building and the actual condo.
Lease length can change the price on the same unit. One Grande Caribbean listing quoted THB 15,000 a month for a year and THB 16,000 for six months. A Lumpini Park Beach Jomtien studio showed THB 8,000 versus THB 9,500. Those are unit-specific terms, not a universal annual-lease discount.
What is included can matter just as much. One listing may bundle internet while another leaves water, electricity or parking outside the rent. Two identical headline rents can therefore produce different monthly budgets.
Rent per square metre is useful as a diagnostic when floor area looks unusual or a small condo carries a very high ask. Across the one-bedroom groups here, the median runs at roughly THB 391–574 per sq m per month. It remains secondary, however: the tenant pays the whole monthly rent plus whatever confirmed charges sit outside it.
What can make up the move-in payment

- First month's rent or advance rent in the amount stated by the lease.
- Security deposit, with the actual amount or number of months stated for that unit.
- Any other one-off charge only when its purpose, amount and recipient are actually specified.
Charges that may be separate
- Electricity and water: billing method and the rate that applies.
- Internet and parking: included in rent or billed separately.
- Cleaning or pet-related charges when the listing or lease provides for them.
Do not assume
- A security deposit of exactly two months is not universal for every condo.
- A tenant agency fee does not automatically follow from an agent having posted the listing.
- Free internet, parking or end-of-tenancy cleaning should not be assumed unless stated.
What listings do not tell you about achieved rent
Move-in cash usually has three separate parts: confirmed advance or first month’s rent, the security deposit, and any one-off fees that the lease actually requires. If a payment is missing from the listing, it is unknown rather than zero. Two months’ deposit plus one month in advance appears often, but it is not a rule for every condo.
Legal limits depend on who the lessor is. Since 4 September 2025, OCPB’s controlled-contract regime applies to qualifying residential leasing businesses, including operators with at least three residential units. Covered contracts face limits on combined advance and deposit payments and on utility charging. A private owner leasing one condo is not automatically in the same category.
The advertised figure also remains an asking rent. It does not guarantee that the condo is still available, that the parties will sign at that price, or that another lease term will carry the same rate. Even a recently refreshed listing can lag behind the real status.
Listing volume should not be read as demand or vacancy either. The same condo can appear through several agents, while broad portal filters sometimes mix Pattaya with Si Racha or Sattahip. A single late-September snapshot also says nothing about seasonality; that requires comparable data collected over time.
How to benchmark a specific condo
Consider a Jomtien one-bedroom at THB 18,000 a month on a one-year lease. The median for comparable units here is THB 14,000, putting the ask about 28.6% higher. That does not automatically make it expensive; the next question is what the apartment offers that its peers do not.
The comparison becomes meaningful once lease term, area and bedroom count match. Floor area, building, condition, floor and view then explain much of the remaining gap. An ask above the upper band may belong to a much larger or unusual home; one below the lower band may reflect a smaller layout, older condition or a listing whose availability needs checking.
THB per sq m can reveal when a monthly price is really a size story. For the actual budget, however, two figures matter more: cash due before key handover and the recurring monthly total after confirmed extras are added.
Sitting outside the usual range is therefore a reason to investigate the unit, not an automatic expensive-or-cheap label.
Questions about long-term condo rent in Pattaya
Can six-month and twelve-month rents be compared directly?
They are different contract terms and are best compared separately. The same condo can carry one monthly price for six months and another for a full year. Converting the shorter term arithmetically into an annual benchmark would invent a lease term the owner did not actually offer.
Are utilities usually included in the advertised rent?
There is no single inclusion package that applies to every condo. Electricity, water, internet, parking and any cleaning charge need to be read from the unit's own terms. Silence in the listing should be recorded as unknown, not interpreted as included.
How much cash is needed before move-in?
Add the confirmed advance or first month's rent, the security deposit and any one-off fee expressly required by the lease. Current listings provide examples of two months' deposit plus one month in advance, but that is not a universal formula. Additional controlled-contract limits apply to qualifying rental businesses under OCPB rules; a single-condo private owner is not automatically covered in the same way.
Does a low asking rent mean the condo is actually available at that price?
A low number does not by itself prove current availability or the final rent. The update date, lease term, move-in date, floor area and consistency of the listing details all matter. An old card or an offer tied to a different term can sit well below genuinely comparable annual listings.

A one-bedroom label is far too broad to make two condos true comparables. Floor area, the specific building, condition, floor level and lease term can account for much of the spread before location alone does. When an asking rent sits well below nearby options, I first want to know the actual term, whether the unit is available, and which charges sit outside the monthly figure. Only then does the segment median become a useful reference point.
