Rental underwriting in Bali
A rental model is useful when it shows not only the best month, but who is responsible for every income line, cost and empty day.
How do you test a rental model before it becomes a promise?
Build the model from the bottom up: available dates, demand sources, tariff assumptions, costs, operator agreement and a weak case. Label every line as a record, historical fact or assumption.
The short answer
Do not insert one average yield. If one uncertain line changes the result, it needs its own scenario, not an optimistic rounded number.
1. Start with available dates
Personal stays, repairs, handover and gaps reduce the calendar. If the model treats every day as rentable, it is answering a different question.
Separate dates into available, occupied and closed. Every closed date needs a reason.
2. Context is not performance
BPS Bali releases provide dated tourism context. They do not confirm rate, occupancy, cost or net result for one asset.
Every money line needs an agreement, report, statistics or an honest assumption label. A missing line is unknown, not zero.

3. Read the operator as an agreement
Ask what it must do, how it reports, which deductions are possible, who decides pricing and repairs, and how the agreement ends.
OSS provides activity and licensing context but does not confirm an operator or rental model. Records and the actual chain of parties must explain that.

4. Make the weak case useful
Remove some available dates, reduce assumed revenue, keep costs and add a repair. Not to predict, but to see which line the decision depends on.
A quick sale is not automatic exit until its timing, records and assumed demand are named.
Decision steps
- Build the calendar
Separate available, occupied and closed dates.
- Label sources
Do not merge agreement, report, statistics and assumption.
- Read operator terms
Review duties, deductions, reporting and exit.
- Run a weak case
Change vulnerable lines and see what changes.

FAQ
Can I insert an average occupancy into the model?
Only as an external assumption with period and territory. It does not replace asset, agreement and calendar data.
