Seasonal property care
An asset has no duty to behave by calendar. Yet it helps an owner to agree a review point in advance — especially before or after a long absence, or when access changes. The aim is not to find everything, but not to lose a simple question between periods.
Is a separate seasonal checklist needed?
Not a universal one. You need a short route suited to your asset and mandate: who looks, which areas are accessible, what is recorded, which question cannot be decided without the owner, and where an open line goes. A checklist with no date or holder quickly becomes decoration.
The short answer
Plan not “seasonal repairs”, but a short cycle: choose trigger and date, review only agreed areas, record observations, assign the next question and retain history. An official climate bulletin can help with context, but cannot replace inspection or say what will happen to a particular home.
1. A trigger matters more than a season name
For one family, the trigger may be departure; for another, return, tenant change, key handover or an open item from the last report. Name the trigger in the record. Months later, it remains clear why a review happened and what it was not meant to cover.
Do not turn a general calendar into a promise. If a decision needs current climate context, use a current source rather than an old note or habitual date.
2. Current information is context, not diagnosis
Bali's BMKG Climate Station publishes analysis and forecasts, including ten-day, monthly, seasonal and annual material. They can help frame a question for a local provider or choose a review moment.
No such bulletin establishes what will happen at a particular address, whether an asset is damaged or which work is required. Those questions need their own observations and appropriate scope.

3. Keep the visit short and repeatable
State accessible areas, time, attendees and visit purpose. There is no reason to add ten items when there is no access or person who will use the result. It matters more that the same record is understandable to owner and next provider.
If a new question appears during visit, do not immediately convert it into a defect. Describe what was observed, attach available material and assign the person who can provide the next answer.
4. A long absence changes the route, not rights
Before departure, it helps to align access, emergency contact, independent-decision limit and way of retaining a record. This does not give a manager unlimited mandate or mean a visit confirms condition of the whole asset.
After return, compare not a feeling that “everything is fine”, but a new report with the latest available record. Is it the same question, a different area, a new available record or a point that still cannot be confirmed?
5. One recurring line can matter more than a large report
Retain date, trigger, areas, observations, source and next step. If a question repeats, it is a reason to review history, not automatically conclude cause or responsibility.
A seasonal rhythm works when it leaves not only photos but a clear handoff: who should answer, which material is needed and when to return to the question.
Decision steps
- Name trigger
Record why review is needed: absence, handover, return or open item.
- Check context
When needed, use current official climate information as question context.
- Agree visit
Name areas, access, participant and purpose boundary.
- Retain observation
Record what is visible, available material and what was not checked.
- Pass next question
Assign holder, required record or separate inspection.
