New supply and construction in Bali
It is easy to see construction on the island and draw a market conclusion. Construction only says that work is happening somewhere. To understand new supply, one needs the format, exact address, stage, records, terms of access to the asset and the moment it actually enters a comparable market.
What do the available data measure?
Bank Indonesia’s Q2 2026 report describes construction activity as part of the provincial economy. BPS publishes a 2025 table of classified hotels and rooms by territory. These are two different statistical frames: sector economy and hotel accommodation. Neither is an account of all future villas, condos or projects for sale.
The short answer
Construction activity and hotel statistics can provide background, but they do not replace a project register. For a chosen location and format, actual alternatives must be assembled separately: what is announced, under construction, handed over, supported by records and current as of which date. Without that chain, talk of oversupply or shortage remains opinion rather than measurement.
Methodology and data
- Period
- BI: Q2 2026; BPS: classified accommodation for 2025.
- Geography
- Bali Province; BPS publishes the table by regency and Denpasar.
- Method
- Separating macro construction, hotel statistics and project-level checking.
How to test new-supply pressure
Narrow the question to one format and one radius. For each alternative project, record address, type, stage, source of status, check date, right or contract structure, stated price and what remains unconfirmed. Then separate announcements from assets actually handed over or available. This list does not forecast the market, but it shows what a conversation about competition rests on.
The boundary of this page
This work does not hold an exhaustive register of Bali’s under-construction and future residential assets, their permits, schedules, prices, rights, actual readiness or future demand. It therefore contains no shortage map, price forecast or conclusion about construction’s effect on one villa. When that information is needed for a decision, it is collected project by project and dated.
