What is known
- There is a national rights-and-registration context; TARUBALI digital information does not replace official documents and maps.
A good comparison has no winner selected in advance. It has two or three cards with the same questions, sources and gaps. When one line is unknown, it does not receive a secret zero or disappear behind a beautiful photograph.
Start by not merging different types of answer. A property has identity, rights and documents, location and access, offer terms, costs and open questions. If one option has a document and another only a promise, the worksheet should show that rather than average it away.
A worksheet is useful once there is more than one option and memory begins to replace evidence. It does not determine the best property. It creates an honest decision record: what is known, where it comes from, what is comparable and which question needs closing before the next step.
It is useless to place one property’s floor plan beside another’s marketing slogan. Ask the same questions for every option: what exactly is offered, what is supported by a document, which price terms are stated, what was personally observed and what remains unknown. Only then does a difference become meaningful.
The TARUBALI portal helps locate spatial-planning material and immediately states that digital information and visualisations do not replace adopted documents and official maps. It is useful to retain a link or observation in the worksheet, but not turn a map colour into a conclusion about permitted use for a particular property.
Even after a document is received, it needs a note in the worksheet: exactly what it supports, which property version it relates to and what it does not prove. National frameworks for rights, apartment units and registration do not supply the answer for a particular unit on their own. They remind us why rights and records cannot be replaced by a project name.
If two prices are brought to one currency, one date and the same set of inclusions, you can calculate the difference. But that is not an assessment of rights, location, condition, terms or future outcome. In the worksheet, price sits beside its source, not above every other question.
Imagine two illustrative options. The first has a plan and dated price, but its document question remains open. The second has a document, but its price is in another currency and without a date. The worksheet chooses neither: it gives each a next question. Figures of 100 and 110 illustrative units may be used only to check a difference of 10 with the same currency and date — not as a Bali market example.
| Input | Value | Unit | Basis |
|---|---|---|---|
| Option A price | — | same currency | Dated offer with inclusions |
| Option B price | — | same currency | Dated offer with inclusions |
| Input | Value | Unit |
|---|---|---|
| Option A price | 100 | same currency |
| Option B price | 110 | same currency |
Example result: -10 same currency
