What should you see and ask?

Separate what is visible, what you are shown and what needs documentary confirmation. Light, noise, condition and access can be observed. Rights, planning and building documents need separate review.

Go to a viewing with notes, a camera and questions; leave with specific observations, missing documents and the next request. Do not turn a good impression into a conclusion about rights, safety or permitted use.

Walk the asset once without the sales story

First walk the route quietly: arrival, entrance, rooms, terraces, boundaries, neighbouring sites and way out. Record time, weather, noise, smells, light and anything that affects an ordinary day. Listen to explanations afterwards.

Ask which version is in front of you

A plan, show unit, render, specification list and completed asset may answer different questions. Ask for the date and status of each item. If a detail matters to your decision, mark it for written confirmation rather than treating it as a tour promise.

Documents are not visible to the eye

A phone map, good access or a sign on a building does not confirm planning or documents. Official sources explicitly separate digital information from formal confirmation, and the building framework does not validate a particular building without its records.
