Azimut Development in Bali: projects, delivery and buyer checks
Who appears in the public record
AZIMUT's Bali portfolio spans more than one kind of purchase. Bali Hills is marketed as a villa compound in Canggu, Pantai Lima Residence is a five-villa development in Pererenan, and Oceanica Luxury Villa is a single coastal home in Cemagi. The brand also advertises rental management, so a buyer may be dealing with a developer, a building contractor and an operating business rather than one party performing every role.
The company traces its history to 2016 and advertises more than 30 completed properties. Earlier material on its own website places the first project, Sowa House, in southern Russia. No independently verified, project-by-project record establishes how many of those 30-plus properties were delivered in Bali. That distinction matters more than the headline number when assessing local execution.
What the sources support
AZIMUT has identifiable projects and a public sales presence, but the contracting structure is not transparent from the available pages. Two commercial company directories list a PT Azimut Development Group with business number 1566889 and give different registered addresses. Neither listing establishes that this entity holds the relevant land interest, sells every villa or is authorised to receive the buyer's funds. Balinsky also names PT Bintang Tim Konstruksi as a construction company associated with AZIMUT. The developer brand, Indonesian corporate entity, construction contractor and rental operator must be identified separately.
The website promotes a record of zero delays and construction payments following stage acceptance. An older Bali Hills page also describes a reservation deposit and an initial payment on signing. These statements may refer to different milestones, but they should not be blended into an assumed payment safeguard. Nor do marketing claims about returns, warranties or completed units substitute for executed contracts, approval records and owner evidence. There is enough public material to start due diligence, not enough to certify a transaction as safe.

Projects and buyer context
This is primarily a villa developer rather than an apartment-tower brand. AZIMUT's current website offers Bali Hills from IDR 3.6 billion. It displays IDR 4.95 billion for Pantai Lima Residence and IDR 17.5 billion for Oceanica, both marked sold. Those are the company's published price points, not verified transaction prices or evidence of available stock.
Unit specifications deserve equal attention. The newer Pantai Lima page uses a 120 m² villa area, while an earlier official page states 148 m². Different area conventions might explain the difference, but a buyer should not have to guess whether terraces or other spaces are included. Obtain the dimensioned plans and the contract's area definition. Treat advertised rental yields as projections until operating expenses, downtime, taxes and management charges can be reconciled against actual statements.
The original Bali projects sit across Canggu, Pererenan and Cemagi, but location alone does not make them interchangeable rental investments. A managed compound, a boutique group of rooftop villas and a standalone beachfront residence have different maintenance requirements and guest profiles. Even within greater Canggu, the exact plot position matters more than a broad district name in a brochure.
Catur Kala takes the published footprint as far as Amed, while the newer Seseh projects add a separate coastal market. Demand assumptions or resale comparisons from Canggu should not be imported into Amed without local evidence. The site plan, access rights and parcel boundaries remain project-level questions.
Observable track record
The clearest examples to investigate are Pantai Lima Residence and Oceanica. AZIMUT currently labels both sold and delivered. Pantai Lima is presented as five two-bedroom villas in Pererenan; Oceanica is described as a 350 m² standalone house on a 500 m² plot in Cemagi. A completed listing is a useful starting point for an inspection, not proof that every handover, building approval or rental permission is in order.
Bali Hills calls for a different conversation. The older project page set out twelve villas, nine with two bedrooms and three with three, and gave Q1 2026 as its intended completion date. It remains advertised for sale. Third-party records disagree about progress: Balinsky still describes it as roughly 90% built, while Ownery calls it completed. A prospective buyer needs dated site evidence and handover documents for the particular villa rather than a status label copied across portals.
The company's newer portfolio reaches beyond the three original projects. Catur Kala in Amed and Signature Seseh are both advertised as sold but still show 2027 completion dates. The AVA Bistro in Seseh appears as an operating commercial venue, not residential inventory. Separately, Bintang Design & Build claims construction work on Oceanica, Pantai Lima and AVA Bistro. Its precise contractual role, and its corporate relationship with AZIMUT, cannot be established from those portfolio pages alone.
