Why this project is worth a look
A genuinely small estate
Five homes mean a more personal setting than a large managed resort. They also make sightlines, neighbouring terraces and pool privacy worth assessing at the individual-villa level rather than assuming every position within the development feels identical.
Useful two-bedroom layout
The confirmed concept joins en-suite bedrooms, a living-kitchen area, a private pool and an upper terrace. Its compact 100-square-metre plot makes circulation and storage important questions on a site visit, despite the amount of outdoor space advertised.
Inspect before committing
With the development marked delivered, a buyer can examine the actual finish, services and surrounding activity. The project’s physical status is encouraging, but it does not take the place of checking building approvals, the handover record and legal ownership.
Pererenan coastal setting
The location brings beach access and a local restaurant scene within reach without placing the estate inside a large hotel. Rental viability or future resale value still depends on the particular property and its contractual and operating costs, not simply the neighbourhood’s reputation.
About the project
Pantai Lima Residence is now a different proposition from the one shown in its original sales campaign. AZIMUT currently lists the Pererenan estate as delivered and sold. There are five private villas rather than a large residential complex, and the developer identifies them as two-bedroom homes with pools and rooftop terraces. That gives a prospective buyer a clear starting point: this is a completed, tightly defined property, but the route to owning one is likely to involve a current owner rather than selecting an unsold unit from the developer. An agency listing that still accepts enquiries should not be mistaken for proof of a live resale instruction.

The appeal is easy to understand from the layout rather than from any promised investment return. The developer’s current project page describes a 120-square-metre villa on a 100-square-metre plot, with two en-suite bedrooms, a combined living room and kitchen, a 15-square-metre private pool and a roof terrace. The living area opens towards the pool, so a relatively small footprint is used for both indoor and outdoor life. A buyer wanting a self-contained place for two people or a small family could find that arrangement practical. Someone expecting a broad garden, substantial storage, several parking bays or resort-scale communal facilities should assess the actual premises, not the word “residence”.
Before comparing the asking price with other Pererenan villas, settle what the quoted floor area measures. AZIMUT’s earlier page advertised 148 square metres, while the more recent version uses 120 square metres. Third-party portals show 122, 137 or 148 square metres. There may be different conventions for roof terraces, covered outdoor areas and enclosed living space, but no drawing available to us resolves the difference. It would be misleading to present those figures as an established range of different villa models. The available primary material describes one two-bedroom concept; a measured plan and the schedule attached to the actual sale should establish what the buyer is receiving.
Pererenan matters more than the broader Canggu label that appears on some sales portals. The estate is associated with the Babadan road corridor in Desa Pererenan, within Mengwi, Badung. Bali.RealEstate gives Jl. Babadan No. 330, while AZIMUT’s current project page stops at Pererenan and does not independently confirm the street number. Published beach distances are inconsistent: the older developer page cites roughly 500 metres and walking access, whereas a property portal gives 900 metres. Neither number tells you the condition of the access lane, how long the walk feels in the heat, whether it remains convenient during rain, or which part of the coast was measured. Those are visit-level questions.
Completion information also shows the age of syndicated property advertising. The developer originally planned a fourth-quarter 2025 handover, BaliBig later carried a first-quarter 2026 target, and other sites still describe construction progress. Meanwhile AZIMUT now says “Delivered” and an identified sales director has publicly described the five villas as sold after completion. This is enough to describe the estate as completed in the project record, but it does not verify every legal and technical handover. We have not reviewed a villa-specific handover certificate, its building approval (PBG), or the certificate of functional fitness (SLF). Neither the absence of those documents from a public portal nor a “completed” badge establishes their legal status.
A second trap is treating every published number as today’s asking price. AZIMUT shows IDR 4.95 billion alongside “Sold”. Other portals still quote USD 310,000, and FazWaz has displayed a higher rupiah-denominated offer. These are different sources and potentially different dates, currencies and sale situations. We have not identified a verified owner-backed resale with a complete set of terms. If a villa becomes available, the usable comparison is the entire transaction: the price, furniture and equipment included, any outstanding liabilities, transfer costs, the remaining legal term and the parties authorised to receive payment. A historic development price cannot stand in for that.
Ownership requires more attention than the marketing vocabulary suggests. AZIMUT’s older project page mentioned a 25-year contractual lease. A property listing elsewhere labels the same development freehold, while another calls it leasehold. No underlying agreement or land certificate was available to reconcile those statements. Under Indonesian rules, a foreign individual cannot simply take registered Hak Milik title to land; other lawful residential rights and contractual arrangements depend on the circumstances and documents. A stated lease term is also not proof of how much time is left today or whether an extension can be enforced. The seller must show the land position, relevant contractual chain, commencement date, renewal clauses and exactly what is transferred.
The original marketing also described furniture, appliances and a property-management offering. The wider AZIMUT website mentions guest communications, cleaning, maintenance and owner reporting, and a group representative has spoken about launching rental operations after selling the estate. That suggests rental use was part of the business plan. It does not establish a current operator mandate for an individual villa, a transferable management contract or an actual rental profit. Before assuming the property can be rented in the same way by a new owner, the operating permissions, service charges, management commission, repair reserves and payment reporting need to be understood from the live documents.
A completed villa gives buyers something an off-plan brochure never can: the chance to inspect the specific building. A pool and accessible roof terrace are genuine lifestyle features, yet waterproofing, drainage, exterior finishes and routine maintenance will have to perform through the wet season. Ventilation, bedroom privacy, air-conditioning, water supply and access for cleaning staff are equally practical questions for both residents and short-stay guests. None of this is evidence of a fault at Pantai Lima Residence; it is why actual condition and operating records are more informative now than old construction milestones. The estate is small enough for differences between individual homes to matter.
The most sensible conclusion is neither that Pantai Lima Residence is a risk-free finished investment nor that outdated portal pages make it unbuyable. It is an identifiable five-villa estate with a defined residential concept and an official completed-and-sold status. What is missing publicly is the buyer-specific layer: a genuine selling party, a dated and measurable unit schedule, enforceable rights, permits, the exact site boundary and operating costs. Once those exist, the address and design can be weighed against other completed Pererenan villas on comparable terms. Without them, the quoted returns and asking prices remain advertising or unverified listings rather than the basis for a transaction.
Home types & sizes
Combined kitchen and living area, private 15 sqm pool, rooftop terrace and a 100 sqm plot. These are project-level specifications, not a certified measurement of a resale home. AZIMUT’s original sales page cited 148 sqm, so the signed floor plan must show exactly what is included in the area transferred.

Location
- The estate belongs in Pererenan, within Mengwi district and Badung regency, rather than being treated administratively as Canggu. The broader Canggu label in property advertising may help a visitor recognise the coast, but it does not identify the village or the parcel for a transaction.
- Bali.RealEstate supplies Jl. Babadan No. 330, while AZIMUT’s project materials confirm Pererenan without independently publishing that street number. The approximate coordinates in this record come from a third-party project map, not a cadastral survey, and should not be interpreted as the legal boundaries of any villa or land title.
- Walking access to the coast is part of the original concept. Yet published distances range from about 500 to 900 metres, with no common measurement method. The useful test is the actual route to the beach and access lane, including vehicle movement, lighting and rainy-season conditions, rather than assuming the shortest advertised distance applies to every home.

Best for: A buyer who prefers an existing, inspectable villa over an off-plan promise. The house, fixtures, pool, drainage, privacy and immediate neighbours can be evaluated directly, although the legal and handover papers still need to be produced.; A couple, small family or two adult guests wanting separate en-suite bedrooms with a shared living space and a private pool. It is a compact setup; the arrangement of storage, terraces and circulation should suit how the occupants actually intend to use the villa.; Someone choosing Pererenan deliberately and looking for a self-contained residential home near the coast rather than a hotel-branded amenity package. The proper alternatives are completed villas with comparable plots, access and rights, not merely developments with similar sales descriptions.; A rental-minded owner willing to underwrite actual operating results. Fees, utilities, maintenance, permits, occupancy records and the manager’s agreement all affect what remains after guest revenue; there is no reliable project-wide net return in the public documents we reviewed.; may not suit: Buyers requiring confirmed unsold developer inventory, a live developer instalment programme or a reservation that can be executed immediately. AZIMUT says the estate has sold out; a broker must first establish an authorised, current offer from an owner.; Households needing several extra bedrooms, extensive gardens or extensive shared facilities, and investors expecting a contractually proven return without reviewing management performance. The estate is compact and the operating evidence presently available to the public is incomplete..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Area and storey count conflict: AZIMUT’s current description is 120 sqm, its old page 148 sqm, and portals also quote 122 or 137 sqm. Two and three floors are both advertised. No measured plan for an individual villa was reviewed.
- No unit-specific ownership instrument has been reviewed. AZIMUT previously promoted a 25-year lease, Bali.RealEstate labels the development freehold and FazWaz calls it leasehold. The title, contract, project contracting entity and PBG/SLF documents remain unverified.
- The developer says all five homes are sold, while agents still advertise listings. No owner-backed resale or executable asking price is confirmed. The advertised street number and exact parcel boundary have not been matched to official land documentation.
