Projects and buyer context
There is no single meaningful entry price for the Azuma portfolio. Zumaïa is marketed with one-, two- and three-bedroom layouts and a Japanese-influenced design by Baptiste Bohu. Ungu currently details one- and two-bedroom homes, while older projects feature different architectural styles and site arrangements. Asking prices appear on selected project pages in Indonesian rupiah, but a buyer needs a unit-specific breakdown of what the figure includes and, crucially, what legal interest it buys.
The company also publishes rental-return models. Its Ungu one-bedroom example includes low, middle and high assumptions, with illustrated returns ranging from 11% to 21%. Those percentages are not audited operating results or guaranteed income. An investment case needs to be rebuilt using achievable nightly rates, actual occupancy, management charges, maintenance reserves, taxes and the remaining lease term. The attractive forecast is only one possible outcome.
The concentration is distinctly southern Bali: Pecatu and the wider Uluwatu area of the Bukit Peninsula in Badung. Zumaïa and Ungu are presented in Pecatu; Heritage Haven is associated with Nyang Nyang, and Azuma Villas includes Bingin and Nyang Nyang locations. Buyers should not read “Uluwatu” as a precise site description. An ocean-view hillside, an inland access lane and a property near Nyang Nyang can have markedly different infrastructure, road access and letting profiles.
The company publishes an address on Jalan Labuhan Sait in Pecatu, along with an office address in Heerlen, the Netherlands. Those are useful contact details, not substitutes for the parcel reference, registered landholder or Indonesian contracting entity.
