The range covers 52 and 80 sqm one-bedroom designs plus a 90 sqm two-bedroom option. Each is planned with its own pool; completed-unit dimensions and finishes should be checked individually.
About the project
Azuma Villas Bingin is a small private-pool villa development in the Bingin area of southern Bali. The project is marketed under Azuma Developments, with three product designs rather than a wide range of apartments or large family houses. LDR Group, a separate sales intermediary, lists twelve villas within one phase. Azuma’s own project page labels the Bingin development and each displayed villa type as sold. That distinction matters before comparing any prices: the original sales material is still online, but it does not establish that an unsold developer unit can be purchased today. Someone looking to buy now may be dealing with a resale, a reassignment of contractual rights or a newly listed individual villa. Each route would require its own documents and pricing rather than reliance on the original brochure.

The product mix is unusually clear for a small Bali project. A single-level one-bedroom Type B provides 52 square metres of living space, while Type A has 80 square metres arranged over two levels. The two-bedroom layout has 90 square metres and, according to the developer, a larger site. All three designs include a private swimming pool. These differences are more substantial than a simple bedroom count. For a couple using the property frequently, the shorter walking distances of Type B could be an advantage. A buyer who wants a greater sense of separation might prefer Type A; the two-bedroom version offers more flexibility for guests, children or different lengths of stay. Actual room dimensions and the relationship between indoor space and the pool terrace still need checking against a specific completed unit.
Azuma presents the design as a tropical interpretation of the relaxed architectural language associated with Tulum. Wood, stone, natural textures and open-plan living are central to its illustrations. The website also describes space for a scooter, storage and the practical connection between indoor living and the private pool. The concept lends itself to short visits and occasional owner occupation, provided the finished buildings match the drawings. Photogenic finishes are not a substitute for good waterproofing, ventilation, drainage or dependable pool equipment. Maintenance of these systems in Bali’s climate can be a more significant cost over time than the details that dominate a sales rendering. A resale buyer can go beyond the drawings and look at how the individual home has actually performed through wet seasons and normal use.
Plot information deserves particular care. Azuma shows a 150-square-metre plot for both one-bedroom types and a 220-square-metre plot for the two-bedroom design. The living areas are different, so the outdoor balance changes even where the parcel area is shown as identical. However, resale and agent descriptions are not entirely aligned with the developer: Vastiva lists a 140-square-metre plot for one-bedroom offerings. These figures should not be blended or treated as interchangeable. It is possible that some advertisers use a different basis or that a particular plot differs from the generic design, but the available sources do not settle the issue. A site plan linked to a villa number and the underlying land documents would be more useful than a general marketing diagram.
The location can be described with confidence at neighbourhood level, not at parcel level. Bingin sits within Desa Pecatu, Kecamatan Kuta Selatan, Kabupaten Badung. Azuma refers to the project as being beside a golf course, which helps narrow the setting but is not a verified street address. The company’s contact address on Jalan Labuhan Sait is an office and must not be mistaken for the development site. No parcel-specific coordinates, house number or cadastral map were established from the public evidence reviewed here. That limits claims about walking distances, beach access and views. Two Bingin properties may appear close on a map while having very different road access, gradients, surroundings and exposure to future building work.
The appeal of this part of the Bukit Peninsula is easy to understand: beaches, surfing, restaurants and a growing hospitality scene. Those are attributes of the broader area, not features automatically attached to every villa marketed as being in Bingin. Azuma does not provide a verified ocean view for each unit, nor does it describe this scheme as a beachfront estate. Day-to-day suitability will depend on practical details such as turning space for a car, road surface, drainage after heavy rain, nearby construction noise and easy access to ordinary services. For a holiday-rental business, arrival logistics and staff access may be as important as the atmosphere around the pool. Precise journey times are best established from the actual villa entrance, which has not been located reliably enough here.
The construction timeline calls for a separate reading from the sales status. Azuma’s page shows Bingin as sold out. On the other hand, the LDR Group website still carries older off-plan listings with euro prices and a May 2025 construction-update reference. The developer’s later LinkedIn communication described visible building progress and gave September 2026 as the scheduled completion month. That target has passed as of this dossier’s review date, 16 October 2026. The sources reviewed did not establish that every villa was handed over, that the development received the relevant completion documentation or that the whole community is operating. Nor does the absence of those public records show that the project failed to finish. ‘Sold out’ and ‘completed’ are different claims, and only the former is directly supported by the current project marketing.
The developer’s published rupiah figures describe its original offer: IDR 4.05 billion for the one-bedroom Type B, IDR 4.5 billion for Type A and IDR 5 billion for the two-bedroom villa. The website describes those figures as inclusive of VAT and notary fees, although it does not provide a full contractual breakdown of what is included or excluded. LDR Group also displays historical euro-denominated asking prices. Those amounts originate from a different sales presentation and should not be treated as verified conversions of the rupiah schedule. With the project now labelled sold, none of the prices can be read as an available offer. A current asking price, seller identity, inventory of fixtures and clear allocation of transaction taxes would be essential to evaluate an individual property.
The brand identity is more visible than the structure behind an individual purchase. Azuma Developments openly markets the Bingin scheme as part of its portfolio. Indonesian corporate directories also identify a company named PT Azuma Developments Indonesia in Badung, while recruitment records provide separate evidence that the company operates locally. That is helpful background but falls short of proving that this legal entity owns the land, signed every original development agreement or will be the counterparty in a resale. LDR Group explicitly describes itself as an intermediary rather than the developer or seller. In a Bali transaction it is entirely possible for the development brand, land-title holder, contractual landlord, construction entity and payment recipient to be different parties. The connections need to be documented for the villa being sold, not inferred from similar names.
LDR Group advertises a 25-year leasehold arrangement with an extension right. This is the most specific publicly located description of the transaction form for Azuma Villas Bingin, but the underlying executed contract was not available. In practice a long lease is a contractual right of use, not a foreign individual’s direct ownership of Indonesian land. Its value depends on the start date, remaining duration, enforceability of the agreement, the title held by the landlord and the terms attached to any extension. The difference is especially important on resale, where a purchaser might acquire the balance of an existing lease rather than a fresh twenty-five-year period. Wording about an extension should not be presented as a guaranteed extra term when its price, conditions and contracting parties have not been established.
Indonesia also distinguishes contractual leasing from registered land rights. Hak Milik is a form of land ownership that a foreign individual cannot simply register in their own name. Hak Pakai is a right of use that may be available for qualifying foreign residential ownership under specific statutory conditions. The official rules include a minimum price for certain foreign purchases of landed homes in Bali, recorded in the 2022 ministerial decision as IDR 5 billion. That ownership framework should not be confused with a simple lease. The developer’s low original asking price and a broker’s leasehold label do not, by themselves, explain precisely what legal interest is transferred. For this development the land title, the current holder of that title and the purchaser’s actual rights remain document-level questions.
Building approvals are a different layer of diligence. Indonesia’s PBG system concerns building approval; an SLF is the certificate addressing a completed building’s fitness for use. Azuma has referred publicly to PBG, SLF and other business and tax registrations, alongside a ‘Zone W’ description. Those words show that compliance formed part of the developer’s communication, but they are not equivalent to viewing numbered approvals covering this particular land parcel and these buildings. No project-specific PBG or SLF document was independently inspected during this research. It would be inaccurate to state either that the permits exist in verified form or that they are absent. Any intention to operate the villa as short-stay accommodation also makes the approved building use, land zoning and the relevant hospitality operating permissions practically important.
Rental projections on the developer website should be kept in their original category: marketing scenarios. They show nightly rates, assumed occupancy and estimated costs rather than independently verified earnings for completed Azuma Villas Bingin homes. Notably, much the same projection table appears next to substantially different villa layouts and rupiah prices. This alone is a reason not to publish a single expected return for the development. Real net income is affected by booked nights, discounts, platform fees, cleaning, pool servicing, maintenance reserves, local tax treatment and the actual management contract. Until there are audited or otherwise independently supported operating statements for individual villas, the project is best described by its physical design and legal structure rather than by a promised rental percentage.
Azuma also promotes assistance with the buying process and ongoing villa management. Its wider hospitality-facing brand, Azuma Collections, provides context for the group’s interest in managing guest experiences, but no executed agreement for an Azuma Villas Bingin unit was made available. An owner should not assume that all management, insurance or maintenance comes with the original asking price. Booking distribution, cleaning standards, financial reporting, personal-use allowances and the right to appoint a different manager can vary by contract. A holiday-rental arrangement also needs an identified licensed operating party and a clear account of local taxes. An attractive pool villa without workable operations may suit occasional private use but produce very different financial results from those in the sales presentation.
The gated-community concept has another consequence: shared obligations. LDR Group promotes twenty-four-hour security, parking and a management service. Even in a twelve-villa estate, someone must pay for access roads, lighting, stormwater systems, common security and any shared infrastructure. The public descriptions do not establish binding community rules or the recurring charge for each villa. A buyer assessing a resale should find out whether services are mandatory, who controls the budget, how capital repairs are approved and whether costs are allocated equally or by unit size. These seemingly small details affect personal use as much as investment performance, particularly when overseas owners rely on other people to look after the property.
The balanced conclusion is that Azuma Villas Bingin is identifiable and substantial enough for a project profile, but not yet for a claim that an investment is ready to purchase and operate without further checks. Its three layouts, private pools, broad location and advertised scale are supported by the developer and an intermediary. The most consequential unresolved matters are the actual handover status after the September 2026 target, the parcel and villa documents, the rights and remaining term available to a buyer, and whether any genuine resale exists at a verifiable price. Once those questions are resolved, the project can be compared sensibly with other compact villas in Pecatu. Until then, earlier sales prices and projected returns describe the original marketing proposition, not confirmed present-day transaction terms.
