Bali Bliss Properties: the projects behind the brand
Who appears in the public record
Bali Bliss Properties has a fairly distinctive mix of homes on its books. Ocean Bliss brings small apartments close to Berawa Beach, while Sunrise Bliss is a townhouse development in Padonan and Asri Bliss is a six-villa scheme in Pererenan. The developer also maintains a separate portfolio of completed villa work. The result is a business with several product types, not simply a sales page for one off-plan building.
Its website describes an integrated offering that starts with site selection and design and can continue through furnishing, construction supervision and rental management. That may appeal to an overseas buyer who does not intend to manage a Bali property personally. The practical question is which of those services are actually included in the selected unit's contracts, who delivers them, and what recourse the buyer has if delivery or management falls short.
What the sources support
The developer offers project-level details, including floor areas, suggested lease durations and construction milestones. Some of the most consequential statements, however, have not been independently substantiated by the public material reviewed. The Asri Bliss page says the development has PBG building approval. An October 2025 update makes a similar claim for Ocean Bliss and says the land belongs to the company. Neither statement should be mistaken for verification of the actual permit, land register entry or contractual seller without the underlying documents.
Published timing also needs reconciling. Ocean Bliss still appears among ongoing projects, although its project page gives Q2 2026 as the target completion date. The Sunrise Bliss page refers to March–April 2025 while the project remains in that same ongoing category. Marketing pages can lag behind construction, and neither mismatch alone proves a delay or an unfinished building. It does mean buyers need current, unit-specific proof of completion and handover rather than an old target date.
A third-party company directory lists an Indonesian entity called PT Bali Bliss Properties. The similarity is worth following up, not enough to identify it as the landowner, permit holder or party receiving funds under every Bali Bliss agreement.

Projects and buyer context
A buyer choosing between these schemes is really choosing between operating models. Ocean Bliss advertises compact apartments in a coastal location. Asri Bliss offers two-bedroom villas with private pools and a stated 84 sq m building area. Sunrise Bliss is presented as a townhouse compound, with two- and four-bedroom layouts. Shared facilities, pool maintenance, staffing, furniture replacement and access arrangements will affect the economics differently in each case.
The developer publishes unit prices and rental-payback projections, but its project pages identify the rental assumptions as desk research rather than investment advice. Figures prepared in earlier years should not be treated as a forecast for an individual purchase in October 2026. A comparable budget would separate the lease interest, building, fit-out, transaction costs and recurring management expenses, with the actual quoted unit and payment schedule attached.
Berawa, Padonan and Pererenan serve different purposes. Ocean Bliss is marketed as being roughly 200 metres from Berawa Beach, making walkable coastal amenities part of the proposition. Sunrise Bliss is located in Padonan within greater Canggu and is marketed around a quieter rice-field setting. Asri Bliss sits in Pererenan, with a small number of detached private villas rather than a larger apartment building.
The brand's completed work also spans Umalas and Tumbak Bayuh. Those locations broaden the portfolio, but a shared developer name does not make the rental market, access or local planning conditions interchangeable. For an investment property, the exact plot and its permitted use matter at least as much as the popular neighbourhood label in the brochure.
Observable track record
There is a tangible portfolio to investigate. The company's finished-projects section names five-villa and four-villa groups in Tumbak Bayuh, a three-villa project and Black and White Villas in Berawa, two villas in Umalas, and four Joglo-style villas. Those six website entries are more useful than an unsupported headline about experience, but they remain the developer's own account. They do not, on their own, establish handover dates, occupancy approvals or which legal entities delivered the work.
The current developments have published unit counts: six private villas at Asri Bliss, twelve apartments at Ocean Bliss, and fourteen townhouses at Sunrise Bliss. These are stated project specifications, not an independently audited construction or completion record. Buyers considering a particular address should ask for evidence from that project rather than extrapolating from photos of unrelated finished villas.
