Why this project is worth a look
Small enough to understand
Twelve apartments in one building create a more legible purchase than a large multi-phase resort. What remains unknown is how shared-area expenses and long-term decisions will be governed.
About the project
Ocean Bliss Apartments is a deliberately small coastal development in Berawa, within the wider Canggu area of Bali. The scheme centres on a three-storey building containing 12 apartments of 33 square metres apiece. It is not a large hotel with numerous room categories, nor a collection of private villas. The proposition is straightforward: a compact home close to a beach-oriented neighbourhood, supported by a few shared spaces. That can work well for some owners, but an attractive location and a short unit list should not be mistaken for proof of delivery, legal protection or rental performance.

Start with the space you would actually occupy. Thirty-three square metres can make a practical base for one person, particularly when beach time and local cafés are part of everyday life. It becomes less forgiving when the apartment must also accommodate prolonged remote work, generous luggage storage or two people on different schedules. Two interior treatments are shown in project marketing, and independent listings mention balconies. Neither design styling nor a marketing rendering establishes the finished dimensions of the kitchen, the usable floor area after cabinetry or the acoustic separation between rooms.
There is also an unresolved question about the layout label. Several current sales descriptions call the homes studios, while the developer's October 2025 construction update described one-bedroom apartments. Both refer to the same 12-unit, 33-square-metre development; there is no reliable basis to split those descriptions into separate projects or additional inventory. For a buyer, however, a studio and a true separate bedroom are not interchangeable. A signed plan for the chosen apartment needs to establish whether a bedroom has its own enclosed space, where the windows sit and what the stated area actually measures.
The strongest part of the location story is its specificity, although it stops short of a verified parcel. The developer places Ocean Bliss in Berawa and describes Berawa Beach as a three-minute walk, roughly 200 metres away. Independent property directories identify Jl. Pemelisan Agung in Desa Tibubeneng, Kuta Utara, Badung. A publicly uploaded contractor-insurance quotation carrying the project's name uses a near-identical street description. These sources are helpful for finding the neighbourhood; they do not establish the building's exact cadastral boundary or a survey-grade map pin. The Pantai Berawa address in the developer site's footer appears as the company's contact address, not as a uniquely identified building plot.
Living this close to the coastline changes daily routines. A morning walk or a surf session may be possible without planning a long transfer across Canggu, and an occasional visitor can understand the setting quickly. Yet the promoted 200-metre figure is the developer's statement, not an independently walked route from a confirmed entrance. Coastal proximity also should not be conflated with an unobstructed view: the direction of each apartment, neighbouring roofs and any subsequent construction determine what remains visible from its balcony. Paying extra for a higher level only makes sense against a particular view and floor plan.
Berawa has a very different character from a secluded residential pocket inland. The developer identifies gyms, cafés and beach venues nearby, including Saya Gym, Secana Pool Club, Finns and Atlas. For someone hoping to rent to visitors interested in food, fitness and the ocean, this is a recognisable local setting. A full-time resident seeking quiet evenings may see the same surroundings differently. Traffic, delivery activity and nightlife need to be experienced at more than one time of day; proximity to entertainment is a genuine convenience and a potential disturbance, depending on the household.
The building's shared facilities are comparatively modest and should be judged that way. Bali Bliss Properties advertises a rooftop bar or lounge, a garden seating area and parking. A separate project-marketing website goes further, discussing yoga and open-air cinema space. Those additions may be planned, but no examined handover schedule establishes their final specification or future access rules. A swimming pool appears in some broker feeds without matching confirmation in the core developer project description. Rather than treating every internet amenity icon as included, the sensible expectation is a small building with a roof-level social area whose actual operation still requires confirmation.
Bali Bliss Properties openly presents Ocean Bliss as part of its own development portfolio. Its site also displays completed villas and other current residential schemes, and identifies a founder of the brand. That establishes a traceable marketing organisation, not automatically the contracting or landholding entity in an individual's purchase. One publicly uploaded insurance quotation refers to PT Bali Bliss Properties alongside another Indonesian company, but it is a quotation, not an authenticated land certificate or evidence that cover was placed. The identity of the seller, the underlying landholder, the party undertaking construction and the eventual rental operator should each be clear in the executed documents.
Management is a meaningful part of the concept. The developer says its business extends from construction to rental management, while a dedicated Ocean Bliss sales page advertises guest arrivals, cleaning, laundry and technical upkeep. If an owner will spend most of the year abroad, someone capable of handling those tasks could remove a considerable burden. The unanswered questions concern the contract rather than the list of services: who controls nightly pricing, what is included in a management fee, when owner stays are permitted, how maintenance is authorised and how income and expenses are reported. A management offer is useful only when its scope and accountability are set out in writing.
Pricing has moved through different presentations as the project has progressed. On the Bali Bliss Properties ongoing-projects page checked on 16 October 2026, the published starting figure is IDR 2.94 billion. Separate agents show figures around IDR 2.92–2.95 billion, and some current advertisements quote a specific apartment in US dollars. Older developer-page snapshots include lower launch-stage prices. These are not a single verified inventory list. They may relate to different floors, sales dates or currency conventions, so the purchase figure has to be tied to a unit number and a current written offer rather than chosen from whichever online listing is lowest.
The cash needed to make the apartment usable may exceed the headline purchase price. Project visuals suggest contemporary interiors, but the examined public information does not settle the appliance schedule, fitted storage, exact furniture package or finishing standard for a named unit. For an owner who wants to let the apartment immediately on handover, missing equipment becomes both an expense and a source of delay. Notarial charges, applicable transaction taxes, ongoing common-area costs and a maintenance reserve need their own entries in a budget. None can safely be inferred from an estimated rental return in a promotional brochure.
The delivery date is particularly uncertain in October 2026. The developer's project page still identifies the second quarter of 2026, which has already passed. More recently updated third-party databases refer to the fourth quarter of 2026; one explicitly records a history of changing completion statements. In October 2025, Bali Bliss Properties said foundations were done and structural construction had begun. Other sales descriptions now place the building in finishing or report advanced completion. These are useful snapshots of progress, not confirmation that buyers have received keys or that all common areas and services are ready.
Official permission and operational readiness are different tests. The developer states that Ocean Bliss has a PBG, the Indonesian building approval associated with construction. We did not locate a publicly inspectable copy or registration number tied unambiguously to this plot. Nor did we inspect an SLF, the certificate addressing a completed building's fitness for use. An unreviewed document should never be described as missing, but neither is a claimed approval the same as having examined it. This distinction matters greatly to someone expecting to start residential or visitor accommodation immediately after a scheduled handover.
The land arrangement is presented as a long-term contractual lease rather than a transfer of direct land title. The developer advertises a 30-year term beginning after completion, together with a further 25 years described as guaranteed. A separate broker database instead gives a 28-year lease with renewal at market price. Those are materially different economic terms, and the underlying agreements were not available for examination. A buyer needs to know the commencement date, who is obliged to grant any extension, how a renewal price is determined and whether the remaining contract can be assigned to a future purchaser without unexpected conditions.
The developer also said in its October 2025 update that the land was owned by its company. That claim may simplify a structure if supported, but it is not itself proof of title. The specific land certificate, land-right classification, registered holder and legal relationship between that holder and the promised apartment lease remain unverified from public materials. In Indonesia, foreign purchasers cannot assume that a marketing use of the word ownership gives them the same rights as an Indonesian land-title holder. This transaction should be understood through the actual lease, the underlying land documents and the identity of the parties, not through the shorthand used in advertising.
The payment schedule deserves equal attention. Different published versions describe very different instalment patterns: a substantial early payment followed by two later stages on one developer-page version, versus a more evenly staged sequence on a dedicated sales site. It is possible that terms changed during construction or differ across units. What matters is the version attached to the particular contract. The amount required to reserve, circumstances for a refund, documentary proof of completed milestones, late-handover remedies and the name of the account receiving funds should all be settled before money moves. An interest-free instalment offer does not answer any of these questions.
Rental projections are prominent in Ocean Bliss advertising, including payback and return scenarios. They are estimates prepared for sales, not independently demonstrated operating results for this building. A small coastal apartment can appeal to short-stay visitors, yet actual revenue is shaped by the allowed use of the property, competing supply, occupancy, management charges, cleaning, maintenance and periods when the owner occupies the unit. An operator's ability to manage bookings matters, but licensing and the right to conduct the proposed accommodation activity must come first. Without those foundations, a spreadsheet full of anticipated room nights cannot establish achievable net income.
An exit plan is not simply a forecast that the neighbourhood will become more expensive. With a lease-based apartment, a future purchaser is acquiring whatever rights and time remain. Extension provisions, assignment consent, continuing service obligations and the physical condition of the building all affect that decision. There are only 12 apartments in Ocean Bliss, but limited initial stock does not guarantee demand on resale. A promised ocean view or premium floor may be relevant to a buyer; neither fixes defects in title or unclear renewal terms. Those issues become more visible, not less, when a first owner tries to sell.
Ocean Bliss is therefore best assessed as a specific lifestyle-led proposition with a small number of well-evidenced headline facts: 12 units, 33 square metres, three storeys and a Berawa setting. It is potentially suitable for one-person stays, part-year use or a buyer prepared to appoint an operator under properly defined terms. It is much less straightforward for a larger household, someone who requires fully documented immediate occupancy or a purchaser expecting outright ownership of Indonesian land. The next useful evidence is practical rather than promotional: an updated inspection, an actual apartment plan, the land and permit documents, and a single consistent contract pack.
