Why this project is worth a look
An observable finished product
The builder reported completion in October 2025, and numbered homes are being hosted. Buyers can inspect a real property, while still obtaining completion and permitting evidence for the exact unit.
About the project
Sunrise Bliss is easier to assess as an existing place to live than as a speculative drawing. Bali Bliss Properties described the Padonan development as completed in October 2025, and individual homes are now advertised to guests through established booking platforms. That gives a prospective buyer something tangible to inspect: the layout, sound levels, finishes, access road, pool and the way the neighbourhood actually works. It does not mean a property is necessarily for sale, that the seller holds the right being offered, or that a completed building has every required certificate. Those questions still belong to the particular unit and its transaction documents.

The name can be misleading when used without an address. This Sunrise Bliss is a compound of townhouses with private pools in Padonan, North Kuta, not the Ocean Bliss apartment project near Berawa Beach. Some third-party property pages have mixed details about the two developments, including apartments, beach access and rental projections. The official Sunrise Bliss material instead describes fourteen houses in two main sizes: 80 square metres with two bedrooms and 160 square metres with four. Third-party listings give corresponding land areas of 65 and 130 square metres. There is no sound basis for adding the unrelated apartment inventory to the number of homes here.
Calling these properties villas is not necessarily a contradiction. The builder's sales page uses 'townhouses', while hospitality platforms market individual homes as pool villas; at least one accommodation listing categorises a unit as an entire townhouse. The physical arrangement matters more than the label. The scheme is low rise, with two floors according to the sales listings, a private pool for each home, garden space and parking shared across the development. Buyers expecting a stand-alone estate with a large private plot should look closely at the building-to-land relationship. An 80-square-metre home built over two levels on a 65-square-metre parcel is a very different proposition from an 80-square-metre single-storey villa on a much larger site.
Padonan sits inland from the most heavily visited parts of Canggu. Its appeal is practical: local streets, everyday services and a quieter setting than the immediate beach-club strip, without leaving the wider North Kuta area. Bali Bliss Properties cites Bali MMA, Wanderlust Fitness Village and Nirvana Strength as nearby fitness options, and gives a roughly fourteen-minute drive to Berawa Beach. These are promotional journey estimates rather than dependable rush-hour travel times. A resident should test the route at the hours they expect to travel; a rental owner should consider whether prospective guests are comfortable using a scooter or car for beaches and nightlife.
The project's identifiable address is Jl. Raya Padonan, Banjar Kulibul Kangin No. 98, Desa Tibubeneng, Kuta Utara, Badung. The same street and building number appear both in residential sale information and in bookings for numbered Sunrise Bliss homes. Official village information also places Banjar Kulibul Kangin within Tibubeneng. This is materially better than a generic Canggu label: it makes an inspection, arrival instructions and checks on access possible. It still should not be confused with a cadastral boundary plan. A sales map marker may locate the development, but it cannot establish exactly which piece of land, or what share of it, is covered by a proposed lease.
Outdoor space is central to the design, though buyers should be precise about what is being promised. The company's plan describes private pools and small gardens for the homes, alongside internal paved access and communal parking. It singles out four properties as having open views towards rice fields. That means a rice-field view should not be assumed for every home or every room. Even where the current outlook is attractive, the future condition of neighbouring land needs its own check. A brochure's uninterrupted horizon cannot, on its own, prevent lawful development beyond the project boundary. Privacy, pool exposure, drainage and the proximity of neighbouring balconies are all matters best judged on site.
The shift from a construction offer to a rental product has left several generations of marketing material online. The original project page gave a March–April 2025 completion target and still appears under the builder's 'ongoing' section. In a dated post on 22 October 2025, however, Bali Bliss Properties called Sunrise Bliss its seventh completed development, referring to existing guests. Rental advertisements for homes numbered 4, 5 and 7 provide independent evidence of real-world use. A separate four-bedroom sale listing updated in September 2026 nevertheless refers to remaining construction time. That conflict could describe a specific unsold home or simply recycled promotional copy. It should be resolved by inspecting the named unit, not by choosing the most reassuring website status.
The rental listings offer a useful glimpse of day-to-day operation. Sunrise Bliss number 5 is offered as a two-bedroom home with en-suite bathrooms, an additional toilet, a fitted kitchen, internet and a private pool. The host also describes cleaning, linen changes, staff support and shared parking. These services are part of a hospitality offer to guests; they do not prove that the same items will be handed over to a buyer without extra cost. A furnished house can still have exclusions, owner-owned appliances, replaceable linens or service contracts that do not transfer. An inventory of furniture, fixtures and equipment is therefore just as important as the attractive photographs in a finished unit.
Bali Bliss Properties presents rental management as part of its business, including marketing, maintenance, guest services and financial reporting. Live bookings show that the company or its hospitality team is capable of hosting stays in at least some Sunrise Bliss houses. Yet a listing with reviews is not an owner's profit statement. It tells a buyer very little about who paid for maintenance, which dates were blocked for personal use, what discounts were applied, or what cash remained after all expenses. Anyone buying primarily for income should ask for unit-level records rather than rely on an aggregate projection for the Padonan market.
Earlier sales materials included estimated rental returns and payback periods based on desk research from August 2024. Such numbers are not observations of what this completed development earned in 2026. The distinction matters particularly between the two configurations. A smaller house may appeal to couples and short-stay guests, while the four-bedroom layout needs a different guest mix and can have higher servicing and replacement costs. Neither advantage is automatic. A realistic owner budget must separate gross booking receipts from management charges, platform fees, utilities, cleaning, staffing, taxes, repairs, insurance and periods without occupants. The correct inputs depend on the actual rental agreement and financial history, not a fixed percentage in a presentation.
The legal structure is where marketing shorthand becomes dangerous. Sunrise Bliss is offered as a contractual long-term lease rather than as direct foreign ownership of Indonesian freehold land. The developer's own material displays both twenty-seven and twenty-nine years, while third-party advertisements use twenty-eight. None of those figures tells a buyer the remaining enforceable term of the particular property on 16 October 2026. That requires the agreement, its commencement date, the identity and authority of the land rights holder, and the conditions for any assignment. A priority to negotiate an extension is quite different from a binding extension at a known price. The wording and the counterparty determine what, if anything, can be relied upon.
Indonesian law distinguishes Hak Milik, the land ownership title, from Hak Pakai, a regulated right of use, and from a private contractual lease. Foreign individuals cannot simply take Hak Milik in their own names through an ordinary purchase. Some other housing rights may be available when the legal requirements are met, but it would be misleading to assume Sunrise Bliss uses them without seeing the land record. The key questions are more concrete: who holds the underlying land title, what authority do they have to grant the offered term, can a future buyer take over the arrangement, and who bears the consequences if a consent or renewal is refused? These are legal checks on a real contract, not features of a villa design.
The building permission and operating position also remain to be evidenced. Indonesia uses PBG for the building approval process and SLF to certify suitability for use. The Balinsky listing marks an SLF application as pending, but the certificate itself and the project's PBG were not available in the reviewed public material. An Airbnb host's business registration number is not a substitute for either document. It is equally unsafe to infer non-compliance from a missing online copy: the documents may exist without being public. What matters before a purchase intended for short-term rental is whether the seller can produce the relevant permissions and show that the specific use is compatible with the land and local requirements.
Asking prices have not stayed consistent across the different channels. The developer advertises approximately IDR 3.02 billion for a two-bedroom home and IDR 6.4 billion for four bedrooms. Balinsky displays two-bedroom listings from IDR 3.195 billion and a four-bedroom offer at IDR 6.444 billion. A separate four-bedroom advertisement published in August 2026 quoted IDR 5.97 billion. These are individual marketing observations, not a verified range of stock currently available. Differences may reflect an actual unit, a shortened remaining lease, seller terms or an unmaintained listing. It would be premature to rank the options on the headline price without obtaining comparable written terms for the same rights and inclusions.
Stock information is no clearer. The developer said in October 2025 that two smaller homes and one larger home remained. NewHomes showed two-bedroom units sold out in its August 2026 availability table; Balinsky still carried advertisements in both sizes. This is not evidence that an advertised villa can be bought today. A buyer should receive the unit number, current status, inventory, a clear schedule for payment and handover, and the proposed contract before treating any price as actionable. Historical construction instalments of 10/55/20/15 per cent are still posted, while another version of the developer's page shows 10/90. Neither can safely be presumed to govern a completed or resale home.
Sunrise Bliss will make the most sense to people who want a low-rise, self-contained home with a pool and who are comfortable being inland from the beach. For investment, the completed rental operation is an advantage only if it can be converted into verifiable unit-specific financial information and transferable rights. For personal use, fit will be decided by ordinary details: natural light, neighbours, access, parking, maintenance obligations and how long the lease lasts. In either case, the attractive fact is that some homes can already be visited and stayed in. The outstanding task is to turn that physical certainty into contractual and financial certainty for the home actually on offer.
Home types & sizes
Sales listings also cite a 65 sqm land parcel. The home combines two levels with a small private pool and garden; bathrooms, finishes and furnishings should be verified for the numbered property.

Best for: Couples and small families wanting a kitchen, private pool and their own entrance may find the two-bedroom design a more manageable alternative to a larger villa. Inspect the small plot, stairs and indoor-outdoor balance first.; A four-bedroom property can work for extended families or groups, provided the layout, privacy and furniture package match their actual needs. Not every address in the compound has the same view.; Part-time residents who also want rental income should agree in writing how personal-use dates, key access, cleaning and maintenance will work before choosing a manager.; Yield-focused buyers can ask for records from an operating unit rather than guessing demand from a brochure. A verified lease term and exit route are just as essential to the investment case.; Buyers who value immediate inspection can compare several real homes, but a well-presented rental does not replace legal due diligence on the land and transaction structure.; Less suitable for a buyer who expects beachfront walking access or resort-scale amenities such as an on-site gym, dining venues and full-service common facilities.; Not a match for someone seeking straightforward personal ownership of Indonesian Hak Milik land: the public offer concerns a contractual long-term lease.; A poor basis for a hands-off purchase made solely from projected returns, without unit inspection, verified permission documents and a complete review of the lease.; may not suit: .
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Published lease descriptions conflict: 27, 28 and 29 years. The unit-specific agreement, commencement and remaining term, underlying land title and commercial terms of any extension have not been provided publicly. Neither the unit's PBG building approval nor SLF occupancy certificate was inspected. Balinsky reports an SLF application only; site-specific zoning, rental-use permissions and the legal selling entity also remain unverified. The developer describes 14 homes completed in 2025, while one third-party promotion refers to 15 and a separate 2026 listing still anticipates construction work. Current stock and comparable asking prices are likewise unresolved.
