Projects and buyer context
The resort spans several distinct housing formats. Nivata is presented as a collection of larger two-storey residences, while Resvara offers more compact layouts; Sadana uses split-level living space and higher ceilings. Those are meaningful differences for a buyer. A home intended for long stays is judged differently from one whose economics depend on frequent guest turnover and paid management.
Jivvana is marketed separately, with private plunge pools and an advertised entry price of IDR 2.9 billion. This is a promotional starting figure, not an independently verified quotation for an available unit inclusive of acquisition costs, furnishings and taxes. The same project page suggests rental returns of up to 13%. No independently audited rental history or enforceable return undertaking was established from that advertisement. A credible rental budget would need to include vacancies, channel costs, management fees, maintenance, taxation and the precise responsibilities of the operator before any net-yield conclusion could be drawn.
The development is marketed around Kedungu on Bali’s Tabanan coast. Its sales-gallery address is in Pangkung Tibah, Kediri, while the SiKumbang listing for Resvara uses the local area name Bengkel. A marketing location and a sales-office address are not substitutes for the land plot identifiers attached to a particular house.
Within a project of this scale, position matters. Two homes under the same resort branding can have different routes to the beach, road access, exposure to nearby construction and practical travel times. Prospective buyers should distinguish the shoreline used to promote the township from the access and surroundings that the individual property actually enjoys.
