Why this project is worth a look
A distinctive spatial layout
Sadana’s original design gives a small house a double-height living room and an upper-level bedroom. The benefit is tangible inside the house, although privacy, cooling and staircase design matter as much as the photographs.
An established resale address
The cluster has a documented development history and is presented as completed by the estate. Buyers can inspect existing houses rather than relying only on off-plan illustrations, while still checking each property’s paperwork.
Two very different purchase routes
A finished house can be assessed for immediate use; a vacant plot transfers design, permits and construction to the buyer. Their advertised prices should never be treated as interchangeable.
Amenities beyond the plot
The wider Ciputra Beach Resort estate markets security, shared recreation and landscaped space. Their real value depends on operating condition, community charges and the rights attached to the specific property.
About the project
Sadana is a distinct residential cluster within Ciputra Beach Resort in Pangkung Tibah, Tabanan. It should not be confused with the development's Nivata or Resvara neighbourhoods, and it is not a hotel product in its own right. The most useful distinction for a buyer today is between an original loft-inspired house, a resale house that has been adapted by its owner, and an undeveloped residential plot. All three may appear under the Sadana name. They do not offer the same move-in date, physical accommodation, price basis or transfer process, even when the land area in the advertisement looks identical.

What sets the original house concept apart is the sense of volume rather than a long list of bedrooms. Ciputra describes a double-height living space downstairs and a main bedroom on the upper level. That can make a compact home feel considerably more open. It also creates trade-offs that a brochure cannot settle: how much of the upper level is private, whether noise carries between floors, how the stairs work for daily life, and how well the living space can be cooled. A tall ceiling should be experienced in person; it does not automatically mean more usable floor area.
The address is relatively specific. The estate gives Jl. Kebo Iwa, Banjar Langudu, Desa Pangkung Tibah, Kecamatan Kediri, Kabupaten Tabanan, Bali, as its marketing address. It places Sadana along the Tabanan side of Bali's south-western coastal belt, rather than in central Canggu. That distinction matters if an owner expects to walk between cafés, shops and coworking venues throughout the day. The estate setting may offer a different pace, but routine trips still need to be assessed from the actual house or plot. Marketing proximity to a landmark is no substitute for testing the route you will regularly use.
The cluster has a longer history than most newly marketed villa schemes. A Ciputra corporate information memorandum dated January 2021 described Sadana as a second phase for which 210 houses and land plots were planned. Construction was reported to have begun in 2017, with 196 positions presold as of 30 September 2020. Those numbers explain the project's age and intended scale. They do not establish that 210 houses were completed, that all those sales closed, or how many units remain available in October 2026. The original figure deliberately combined homes and plots, which is exactly why it should not be presented as a current count of finished villas.
The developer's own website now includes Sadana among its established or completed clusters. Resale descriptions show occupied or ready-to-use houses, while other agents continue to advertise vacant parcels within Sadana. There is no necessary contradiction. A residential neighbourhood can be functioning even though some individual sites have yet to be built on. The more important limitation is what 'completed' proves: it identifies a project-stage claim supported by a visible resale market, not a building completion certificate for every address, and not approval for later alterations carried out by homeowners.
A July 2026 Rumah123 listing gives a useful snapshot of the original-style housing stock. It advertised a Sadana house with approximately 68 sqm of building area on a 105 sqm plot, one bedroom, two bathrooms and two levels, with an asking price of IDR 2.5 billion. A private swimming pool appeared in that particular offer. None of those details should be multiplied across the cluster as though every home came with the same furniture, pool or specification. For a resale property, the building that physically exists is the product; a historical type name is only one clue to its origins.
Another resale listing, updated on 29 September 2026, asked IDR 2.7 billion for a house on 105 sqm of land, this time describing 80 sqm of building space, two bedrooms, two bathrooms and an added kitchen. The card presented it as a single-storey home, which sits awkwardly beside the official split-level design story. Rather than assuming one source must describe an entirely different Sadana project, the sensible explanation to investigate is alteration: interior reconfiguration, additions or a different measurement convention. The exact floor plan and permitted built area belong to the individual address, not the name of the cluster.
A plot purchase is a separate decision. A Brighton advertisement dated October 2026 offered an undeveloped 105 sqm Sadana plot for IDR 1.15 billion and identified PPJB, a preliminary sale-and-purchase agreement, as the stated documentation. The listing did not establish an already registered land title in the buyer's name. Nor did its asking price include a finished house. Architectural work, construction, utilities, permissions, landscaping, financing during construction and the period before occupation all sit outside that simple number. Treating the plot quote as Sadana's entry price for a home would give prospective buyers the wrong impression.
The same caution applies to the house price anchor. IDR 2.5 billion was the lowest asking price for a completed house identified among the cited samples, not a current developer price list or an achieved sale price. The IDR 2.7 billion offer was newer but for a differently configured property. Neither figure tells you what taxes, professional fees, community dues, furnishings, repairs or title-related costs will be included in a negotiated transaction. Price dates and actual inventory matter because resale advertisements may remain searchable after a property has been withdrawn or sold.
The surrounding master development is part of Sadana's appeal, but it needs to be read carefully. Ciputra markets controlled access with security, green common areas, a clubhouse, pool, fitness facilities, children's play space and a connection to the coast. These can make a compact house feel more liveable beyond the footprint of its own plot. At the same time, a resort-branded estate is not the same as owning every resort amenity. Rights of access, guest policies, maintenance contributions and hours of operation should be established from current estate rules and the arrangements attached to the chosen lot.
Future amenities require their own timeline. Ciputra publicised the groundbreaking of the Senja beach club in early 2026. Groundbreaking is a construction milestone, not proof that the club is already operating or that a Sadana buyer has a contractual right to its facilities. A potential improvement to the wider estate may be worth knowing about, but a housing decision should work on the amenities in service today. This distinction is particularly important when someone is considering offering a house to guests and is tempted to advertise facilities before they become available.
There is a recognisable corporate group behind the estate. Ciputra's public reporting places the broader Bali development within its group structure. Establishing the exact project company for an individual transaction is a more precise exercise, however. The Ciputra Beach Resort website displays PT Dwipa Tunasbumi Candara, while a construction contractor's Sadana and Nivata project page names PT Dwipa Tunasbumi Bayanaka and PT Dwipa Tunasbumi Abhuyudaya as clients for those works. The group's annual report references those companies, but their presence in the same corporate family does not reveal which entity will be the seller, the land-right holder or the party receiving an individual buyer's funds.
This becomes especially consequential for non-Indonesian purchasers. The words 'SHM' or 'freehold' sometimes appear in property advertisements, but Indonesia's Hak Milik land ownership right cannot simply be registered directly by a foreign individual. Other rights and structures, including Hak Pakai, a form of right to use land, and arrangements involving Hak Guna Bangunan, a building-use title, exist under Indonesian law. Their availability depends on the person, the property and the actual underlying land documents. It would be wrong to conclude from a broker checkbox that any particular Sadana house can be bought by an overseas individual under their preferred structure.
A preliminary contract creates another layer of questions. PPJB may be a legitimate step in an Indonesian sale, especially for a plot, but it is not interchangeable with the final registered title. The buyer needs to know who has the power to transfer the relevant interest, what must happen before the transfer, which party receives payments and what recourse exists if the transaction does not progress. A sales agent, a contractor, a group brand and the registered land-right holder may be separate parties. That is not automatically a defect. It is a relationship that should be intelligible from documentation before a deposit becomes difficult to recover.
Construction and occupancy documents deserve similar care. Under Indonesia's present building framework, PBG concerns building approval and SLF concerns fitness for lawful occupancy; older properties may also have documents issued under the former IMB system. No verified, house-specific copies of these approvals or certificates were available in the public material reviewed for Sadana. Their absence from a web search does not establish that they were never issued. It means that 'ready to move in' should be tested against paperwork, particularly when a second bedroom, extension or pool has been added after the original build.
Rental potential is a question about operations and permissions, not just a location pin. Individual Sadana addresses have appeared on accommodation platforms and in longer-term rental advertisements. That demonstrates the existence of advertised rental activity, but it neither proves the legality of short stays for every property nor establishes occupancy, net revenue or a stable market yield. Estate rules, licensing where applicable, guest management, maintenance and the condition of the particular house determine whether rental use is practical. A headline nightly rate or a single annual rent advertisement is not a sensible basis for an investment return forecast.
The day-to-day ownership budget should also reflect the building type. Cooling a tall living room, maintaining a pool where one is fitted and protecting exterior finishes in a coastal environment are more tangible questions than abstract promises of capital growth. Community charges, actual utility arrangements and the scope of shared-area maintenance are not disclosed consistently in the available resale material. Two houses with similar land areas can therefore have quite different annual costs. The estate's name may help a visitor recognise the address, but it will not pay for repairs or make later additions compliant.
Sadana is best approached as an established, distinctive residential setting with more than one way to enter the market. A completed house offers the opportunity to inspect what has actually been built and to move on a resale timetable. A vacant plot offers design discretion while transferring construction complexity to the buyer. Neither is a substitute for checking the individual land interest, approved plans, estate rules, payment counterparties and current condition. Buyers looking for a uniform new-build inventory, effortless foreign freehold ownership or verified passive rental returns will find the available evidence too thin to support those assumptions.
Home types & sizes
A July 2026 resale example with two levels and one bedroom. This particular advertised house had a private pool; no evidence supports treating the pool or its finishes as standard across Sadana.
Get floor plans and current pricesThe September 2026 advertisement mentions an added kitchen and a one-level layout. It should be assessed as a specific modified property, not evidence of a newly standardised Sadana floor plan.
Get floor plans and current pricesAn October 2026 land listing rather than a house. The agent cites a PPJB preliminary contract; its transfer path and underlying registered title require documentary review. Building costs are additional.
