Why this project is worth a look

A pool of your own

The plunge pool offers a personal alternative to shared amenities, without the space requirements of a full-size pool. Privacy and upkeep will vary with the individual home's position and equipment.

A practical guest layout

Two bedrooms give the home a straightforward holiday-use proposition for a couple, small family or visiting friends. Longer stays will make storage, stairs and workspace more consequential than they look in a launch brochure.

An established estate context

Buying inside a larger planned resort may offer infrastructure and maintenance support that a standalone villa does not. The ownership documents must still specify which amenities and services are included.

The shore within reach

The developer advertises a beach approach of around 500 metres, an attractive feature for regular coastal visits. It is not a surveyed distance for a particular home or a private beachfront title.

About the project

Jivvana is a small-home collection within Ciputra Beach Resort, in the coastal Tabanan area of Bali. The product is built around a fairly specific idea: a two-bedroom, two-storey home with a compact private plunge pool, supported by the infrastructure of a larger residential estate. It should not be confused with a hotel suite, an independently managed villa on its own roadside plot, or the established residential clusters elsewhere in the resort. For a buyer, that distinction is more than branding. The home itself is only part of the purchase; access rights, operating charges, land title and the identity of the seller all shape what ownership will actually feel like.

The setting is the Kedungu–Pangkung Tibah coastal corridor in Kediri, Tabanan. This is not central Canggu with its concentrated dining, shopping and daily traffic. Jivvana is presented as a quieter base near the shoreline, within a much broader planned community. Whether that is desirable depends on how the home will be used. Someone visiting for a few weeks may welcome the separation from busier areas. Someone moving to Bali full-time may care more about getting to a school, medical appointment or supermarket without a complicated journey. The resort's name alone cannot establish those practical travel patterns, and the precise Jivvana plot has not been independently pinned down.

The published developer-linked listing gives a 137 sq m building on land starting at 106 sq m, with two bedrooms and two bathrooms. Local agents show land parcels extending to 167 sq m and describe the homes as two storeys, with a living area, kitchen, dining space, single-car parking and a private pool. Some advertisements also mention an additional guest toilet. These descriptions point to one recognisable housing product, but they do not replace a numbered floor plan. Before relying on the floor area, a buyer needs to see which spaces are enclosed, how the stairs and circulation are counted and precisely what is delivered with the pool and outdoor areas.

There is an appealing balance in a small private pool and a managed estate, provided the buyer is comfortable with the trade-offs. A plunge pool gives a couple or a small group a space of their own without the maintenance burden of a large swimming pool. It does not turn a 106 sq m plot into a secluded family compound. Privacy will depend on boundary treatment and the positions of neighbouring windows, terraces and pools. The two-level layout may separate sleeping and living activities neatly, but stairs and tight external space could be inconvenient for some long-stay residents. Those are matters to judge from the actual unit, not architectural promises.

Jivvana is one cluster within Ciputra Beach Resort rather than an alternative name for the entire estate. Nivata, Resvara and Sadana appear separately in the resort's own material and have different layouts and development histories. Older neighbourhoods being occupied is therefore not proof that a Jivvana home can be handed over today. The wider estate advertises a controlled entrance, security, clubhouse, shared swimming facilities, gym, playgrounds and landscaped areas. Those facilities may improve day-to-day ownership compared with a standalone house, but their presence in estate marketing is not a contractual promise of unlimited or free access for every Jivvana resident and rental guest.

Even the number of homes needs a little care. The Jivvana landing page and developer-linked launch offer referred to 16 available units. A detailed agent description says the collection contains 19 homes. They might be talking about current inventory versus the full site plan, but the accessible documents do not settle the difference. Treating 16 as the officially established total would overstate the evidence. For both peace and future resale, a useful site plan should show all planned homes, the estate road, any neighbouring construction and the exact position of the selected plot. A small advertised release does not necessarily mean a small final neighbourhood.

The development is marketed under Ciputra Group. The resort website also names PT Dwipa Tunasbumi Candara, and the company appears in PT Ciputra Development Tbk's audited group financial statements. That is useful independent evidence of a corporate connection. It does not establish the contracting counterparty for a Jivvana reservation, the legal owner of the particular land certificate or the entity receiving the money. A buyer needs those identities to line up on paper. It is possible for a recognised group to use different entities for landholding, development, sales and estate management; the paperwork, rather than the brand, must make the arrangement clear.

The resort's published history places the Jivvana launch in 2026. Launching sales is not the same event as completing construction. One agent says the units were intended to be built concurrently over roughly two years, while the main Ciputra Beach Resort project listing shows April 2026 as a completion date for the broader development. Neither statement is reliable evidence of Jivvana's individual handover date. No verified construction schedule, completed-unit handover record or building-specific occupancy documentation was available for this review. The sensible distinction is between an established resort community and a newly marketed housing collection inside it.

The widely advertised entry price was IDR 2.9 billion. On the developer-linked Rumah123 page, that figure belonged to a June 2026 promotion and was expressly quoted excluding VAT. Some brokers have shown starting prices in the IDR 3.3 billion range, sometimes with a different furnishing package or tax treatment. It would be misleading to compare these figures as if they described an identical home at the same moment. The June promotion is historical by October 2026, even if its headline is still visible online. A useful written quotation must identify the numbered property, land area, furnishing specification, tax treatment, ancillary transfer costs and how long the offer remains valid.

The same June materials advertised a 20% down payment spread over 24 instalments, alongside a bank mortgage option. A broker also quoted a reservation deposit, but the documents establishing its refundability, recipient and application against the purchase price were not available. That makes these terms evidence of how the launch was marketed, not confirmed financing terms for a purchase now. In an off-plan transaction, the order of payments matters as much as the percentage: the contract should define construction and title milestones, late delivery, changes to specification and the consequences of a buyer being unable to receive the legal interest originally proposed.

Ownership requires particularly close attention. The official project marketing uses the term freehold, while separate Jivvana agent advertisements label their certificates SHM and HGB. Those labels are not interchangeable. SHM typically refers to Hak Milik, the Indonesian land ownership right that a foreign individual cannot simply register personally. HGB, or Hak Guna Bangunan, is a time-limited right to build and use land, with its own holder and conditions. Different legal arrangements may be available for qualifying foreign buyers, including certain Hak Pakai structures, but eligibility and enforceability depend on the actual title, property type and buyer. No specific Jivvana certificate was examined, so there is no sound basis for presenting one universal form of ownership.

The sea is central to Jivvana's appeal. The developer claims direct beach access approximately 500 metres away. That is a useful indication of what the resort intends to offer, but it should not be read as a verified measurement from the front door of a chosen home, a guarantee of an unrestricted private beach or a description of the walking route in poor weather. A site visit can reveal how that access works, whether paths are lit and whether gates have time restrictions. The published Kebo Iwa address is associated with the estate and its sales gallery, not an independently verified cadastral location for the Jivvana cluster.

Rental management is another part of the sales pitch. The official Jivvana material mentions estate and villa management and promotes returns of up to 13%. That percentage is marketing, not a measured net yield from a documented portfolio of completed Jivvana homes. An attractive forecast can change substantially after platform commissions, staffing, housekeeping, utilities, maintenance, pool servicing, taxes, replacement reserves and quiet months are included. There is also a legal distinction between owning a residential property and having the permissions needed to offer short tourist stays. An operator's sales presentation cannot resolve planning use, lodging approvals or the obligations placed on the owner by an enforceable management agreement.

Where the management model is essential to the purchase, the commercial terms deserve as much attention as the villa finishes. Who sets nightly rates? Are private bookings permitted? Does the owner have a fixed personal-use allowance? Are marketing, repairs and furnishing replacements billed separately from the management percentage? Is there a minimum term or an exit charge? The answers affect the owner's control and may matter to a future buyer. The public material reviewed did not establish a signed Jivvana-specific management agreement or reliable historical operating accounts. It would be premature to build an investment case from the advertised return alone.

Building and land approvals remain a separate layer. A specific land title, PBG building approval, SLF fitness-for-use certificate and documentary evidence of permissible use and zoning were not independently verified for Jivvana. This is a limitation of the available material, not a claim that these documents are missing from the project. Their relevance changes depending on whether a particular house is under construction, ready for occupation or proposed for commercial short-stay use. A photograph of a completed neighbouring cluster and a general estate brochure cannot answer those questions for a new Jivvana home.

Running expenses deserve room in the budget. The private pool, water systems, air conditioning, furnishings and building fabric all require ongoing care in a tropical coastal environment. Estate charges may cover security, roads, greenery or common amenities, while rental management can involve a different collection of services and fees. One local agent explicitly lists a service charge and sinking fund among potential extra costs. Without the rules and tariff schedule, there is no reliable total to quote. For resale, transparent recurring costs can be just as valuable as attractive finishes, since a new buyer inherits the long-term burden of operating the property.

Jivvana makes the most sense as a manageable coastal retreat for somebody who values a private pool and a wider residential setting more than an expansive plot. It could also suit an owner considering occasional rental use, once the lawful letting model and operating economics are documented. It is less persuasive for a buyer requiring immediate occupation, a large single-level family home or an unqualified promise of direct foreign freehold ownership. The next meaningful step is not another estimate of rental yield; it is a numbered unit quotation accompanied by the cluster plan, land certificate, relevant building and planning records, draft purchase agreement and actual management terms. Those documents would turn a compelling concept into an assessable transaction.
