Projects and buyer context
The schemes serve different buyers. Amari Villas III consists of compact one-bedroom pool villas; Temple Heights is built around two-bedroom lofts; Element Residence ranges from studios to larger multi-level residences with shared hospitality facilities. The latter has a proposed hotel operating model, so the unit price alone tells little about the owner's eventual cash flow. Service charges, rental pooling, periods reserved for personal use and the manager's authority can alter the economics.
Published entry figures on the individual listings were $145,000 for Amari Villas III, $150,672 for Element Residence and $182,000 for Temple Heights when the sources were reviewed. Higher starting prices appeared for the first two projects elsewhere on Investland's website. Treat those numbers as changing marketing indications, not live quotations for an available unit. The stated lease arrangements also differ: 25 plus 15 years at Amari III, 25 plus 25 at Temple Heights, and 30 plus 20 at Element. Whether any extension can actually be enforced depends on the land and contract documents, not the sum displayed in a brochure.
Padonan is the common setting for the Amari villas and Temple Heights. Both are inland from Canggu's beachfront, a meaningful consideration for owners who value a quieter residential setting over a walk-to-the-beach proposition. Their appeal should be assessed through the actual access road, local surroundings and the type of tenant likely to use each villa.
Element Residence takes a different position on Jalan Nelayan, where Investland advertises a site approximately 500 metres from the coast. Location may support short-stay demand, but it should not be mistaken for proof of occupancy or income. The company's current site navigation also includes Sanuuri Riverside Residences in Sanur; its appearance in the portfolio is not, by itself, evidence of construction completion or of Investland's precise legal role there.
