Why this project is worth a look
An operator is named
SONO has publicly confirmed an agreement to operate a hotel under its Sono Felice brand. That gives the hospitality plan a named counterparty, but the agreement with individual owners and the revenue formula still need to be reviewed.
Layouts with distinct uses
The range extends from 40 sqm studios to lofts and rooftop penthouses. A larger headline area does not necessarily mean a larger interior, so each floor plan needs to be compared on how the space is actually used.
A specific Canggu address
Jalan Nelayan places the scheme close to Canggu's visitor scene and the beach. The same setting makes orientation, access and noise more relevant than a generic claim of being in a desirable neighbourhood.
Two different milestone dates
Property sales listings refer to 2027 delivery, while SONO targets a July 2028 hotel opening. The gap affects assumptions about when an owner might first receive income, and no public integrated schedule resolves it.
About the project
Elements Residence is being marketed as a furnished, hotel-serviced apartment development in Canggu rather than a conventional apartment block in which buyers automatically acquire a separately registered freehold home. The public sales proposition covers 107 residences across five storeys, with studios, lofts and penthouses intended to be used within a managed hospitality environment. That combination deserves more attention than the design language. Buying a unit, obtaining the right to occupy it and appointing an operator to rent it to guests are three different matters. The first is governed by the property agreement, the second by the land and lease arrangements, and the third by the operating programme. They all have to work together for the purchase to do what the buyer expects.

There is a useful reason to recognise the hotel's other name. In May 2026, SONO Hotels & Resorts Asia confirmed a management agreement for a Canggu property that will operate as SONO Felice Bali Canggu. Investland Bali Properties identifies this as Element Residence, while other listing sites use Elements Residence or Element Residences. The address, four-element architectural concept and commercial partners point to the same development. Sono Felice is the intended hospitality brand, not evidence of a separate second residential project. No independently documented phase with its own legal parcel, construction timetable and available units emerged from the published material. Treating all these names as one property avoids counting the same potential investment several times.
The strongest confirmation of the management arrangement comes from SONO itself, not a resale advertisement. Its announcement names PT Nelayan Development SPV as the party to the Hotel Management Agreement. The same announcement identifies Ahti Kiili as that company's president director; he is also publicly described as a Wahi Group co-founder. Investland and Wahi are presented as co-development partners, with Pulau Intan named by Investland as the construction contractor and ESA Architecture International as designer. This tells us who appears to be involved, but it is not a complete ownership chart. PT Nelayan Development SPV has a documented role in signing the hotel contract; that does not establish who owns the land, who signs each buyer's lease or which company is entitled to receive instalments.
SONO describes a 90-room upper-upscale hotel, while Investland and several property catalogues describe 107 residential units. These figures should be displayed together rather than silently converted into a single number. A room count can differ from an apartment-sales count, but no published inventory bridge explains which units make up the proposed hotel's 90 keys. Nor does the operator's press release establish that every individual apartment will participate in an identical rental programme. Whether some residences are held back, combined, sold with different usage rights or excluded from hotel inventory is a question for the binding plans and operating documentation. The answer affects both an owner's use rights and the economics of a rental pool.
The address is Jalan Nelayan No. 29, Canggu, in Kuta Utara, Badung Regency. The development partner describes the site as roughly 500 metres from Batu Bolong Beach, and SONO independently places its planned hotel on Jalan Nelayan near that beach. A few portals file the development under Berawa, an adjacent Canggu area, but the street address is more dependable than a broad marketing neighbourhood label. For a visitor, this is a setting associated with surf, cafés, restaurants and coworking. For an owner it creates a more specific set of questions: which way will the windows face, how will traffic and evening activity sound from the unit, and what is the practical entrance route during busy periods? None can be answered from a district name alone.
The proposed shared spaces make the project closer to a small resort than a simple block of furnished studios. Published plans describe a swimming pool and lounge areas, a gym, wellness facilities including sauna and cold plunge, a rooftop restaurant, retail or café space, concierge services and landscaped circulation areas. These are described as planned facilities, not a verified list of completed and freely accessible services. Even once the hotel is operating, the owner's rights to a rooftop restaurant, guest facilities, parking and private amenities may differ from those of a paying hotel guest. Access rules, operating hours and charges should appear in management or house-rule documents, rather than being inferred from illustrations.
There are several genuinely different ways to use the space. Investland's published floor-plan descriptions begin with a 40 sqm studio with a kitchenette and balcony, then a 43 sqm corner studio and a 50 sqm balcony version. A 60 sqm garden studio adds an outdoor element. These are not interchangeable simply because all have a studio label. Someone staying for a few days may value easy circulation and a balcony; someone living there for months may care more about storage, desk space and whether two people can have some privacy. The advertised square metre figure should also be matched to the floor-plan legend. It is not safe to assume that a garden, rooftop or terrace area is equivalent to enclosed living space.
The larger layouts introduce vertical separation. Loft Garden is presented as an 88 sqm duplex with a double-height living room downstairs and a private bedroom above, plus a patio or terrace. The 81 sqm Penthouse Studio uses rooftop space in a different way, with a plunge pool and outdoor seating. A 157 sqm two-bedroom penthouse offers two bedrooms along with a more substantial roof-level amenity area. None should be judged on total floor area alone. A staircase can make a compact loft feel more spacious, but it can also be inconvenient for someone with limited mobility; a rooftop pool may improve a holiday stay, yet create additional maintenance and access questions. The exact layout and demarcated area must be checked for the chosen unit.
Water, Fire, Air and Earth are the four architectural themes used in the concept. SONO specifically refers to four architecturally distinct buildings. An unrelated sales aggregator lists five buildings, without a reconciliation of the count. It would be premature to create separate development records for each theme or to assume the extra building is another residential phase. What matters commercially is the site plan showing the precise block, entrance, apartment number and adjoining uses. A studio beside a lively shared area may serve short-stay guests differently from one facing a quieter side of the site, even if both are sold under the same plan name.
The timetable needs to be read with the same care as the floor plans. Various sales sources indicate first-quarter 2027, May 2027 or simply 2027 for completion or delivery. SONO, however, gives July 2028 as the target opening of its hotel. Construction completion, legal handover, the issue of occupancy documentation, furnishing, staff training and the first guest booking are not the same event. It is entirely possible for those milestones to be separated, but there is no public integrated schedule that explains this particular gap. Buyers expecting rental income in 2027 cannot rely on a sales completion date as evidence that the hotel will then be trading. Reported construction-progress percentages also vary between online sources and have not been independently certified here.
Building permissions are a separate layer of the decision. Investland says the project has obtained its PBG, the Indonesian building approval, but the actual approval number, holder, approved use and drawings were not available for review. The SLF, which establishes a building's fitness for use under the applicable procedure, must not be confused with construction approval. Neither public sales photographs nor a target completion date prove its issue. It is also necessary to distinguish marketing descriptions of tourism zoning from the applicable spatial-use permissions for this parcel. A project designed for hotel stays must ultimately have a lawful operational route, not merely a structure permitted to be built.
The property interest is being sold as a contractual long lease, advertised as 30 years plus another 20. Sales language often compresses that into a '50-year leasehold', but an additional term is only as secure as the executed clauses governing price, notice, conditions and who must grant the extension. One intermediary refers to an initial term running until 23 July 2055; no lease deed for the specific units was available to confirm that date. Indonesian law also distinguishes a land title from the right created under a private lease contract. Hak Milik is a land ownership title that a foreign individual cannot simply register in their own name. Rights such as Hak Pakai or interests in strata units have their own requirements. Nothing found establishes that a buyer of Elements Residence receives one of those titles directly.
This distinction matters even if the buyer has no intention of occupying the apartment permanently. A lease with a fixed expiry is a wasting term: later purchasers will assess the remaining years and the enforceability of any renewal rights. A promised twenty-year extension may depend on fees or the cooperation of whoever controls the land at the relevant time. Equally, a statement about professional legal structuring does not substitute for a traceable land certificate, an identified lessor and a signed agreement identifying the particular unit. The material reviewed is adequate to describe the marketed structure, not to certify its legal enforceability for an individual foreign buyer.
Payment information is not fully consistent across channels. Investland's project page outlines a USD 3,000 booking fee described as refundable during due diligence, followed by an initial payment equal to 50% of the purchase price, monthly instalments during construction and a balance at handover. Impala Real Estate instead advertises a 60/40 structure, with 60% due on booking and 40% at handover. Those differences change the buyer's exposure before the building is finished. The controlling document should specify the contracting entity, payment recipient, currency, construction triggers or dates, refund conditions and remedies for delay. It is especially important not to treat 'refundable booking' as an unconditional protection when the written refund clause has not been seen.
Price comparisons require a date and a defined unit. On the property-specific Investland page, the advertised starting figure is IDR 2.67 billion. Investland's wider developments directory shows IDR 2.97 billion, while a 40 sqm studio appeared on Balinsky for IDR 2.4702 billion with a price update dated 26 September 2026. There is no reliable public explanation of the difference. These are asking figures, not proof that an apartment can currently be reserved for the lowest amount. More recent releases, view premiums, floor positions, outdoor space and what is included in the quoted amount can change the consideration. Separate allowances may be needed for taxes, notarial work, furnishings not actually supplied, recurring charges and the cost of a future lease extension.
Rental returns are the part of the story where the operator's reputation is most easily overstated. Investland advertises a 10% net annual return over the first five years and calls it contractual; other portals show different projected percentages. No unit-specific contract guaranteeing that return, identifying the liable entity and setting out exceptions was available to review. A hotel operator can improve distribution and management, but it cannot make demand, room rates or running costs disappear. Any owner calculation needs to show the distribution method, operator fees, staffing and housekeeping, maintenance reserves, marketing, taxes and the treatment of vacant periods. Investland also refers to 28 days of personal use, though the conditions for those days were not independently confirmed.
There is an investment question behind the phrase 'rental pool'. Does a buyer receive the performance of their individual apartment, a share of a common revenue account, or a return calculated under another formula? Are rooftop restaurant revenues relevant, and what happens if a unit is taken out of service? Who pays for replacement furnishings and larger capital repairs? If an owner lives in the property during peak travel periods, does the payout change? These are not peripheral details: two hotel-managed apartments with identical purchase prices can produce different net outcomes solely because their operating agreements distribute revenue and costs differently. The operator signing makes the intended hospitality model credible, but does not answer those unit-level contractual questions.
For buyers interested in occasional holidays and a professionally managed rental programme, Elements Residence has an intelligible proposition: compact and larger accommodation choices in an established visitor district with a named hotel brand attached. It is a less natural fit for someone seeking unrestricted year-round use or an uncomplicated freehold apartment. The unresolved points are unusually material, too: the 107-versus-90 count, the difference between 2027 delivery expectations and a 2028 hotel opening, and the absence of a reviewed individual lease, permission pack and management agreement. Those are not reasons to presume the project will fail. They are reasons to keep the public description proportionate to the evidence and to make the signed documents, rather than headline percentages, the basis of any purchase decision.
