Why this project is worth a look

A more personal scale

The second phase contains four villas rather than a resort-sized inventory. That may appeal to people who prefer their own entrance and outdoor space over extensive shared amenities.

A clear two-storey plan

Social space sits downstairs and the two ensuite bedrooms upstairs. It offers separation for people sharing a home, provided stairs suit their daily routine.

Private water and garden

Each house is advertised with its own pool, sun deck and small planted area. These spaces can improve day-to-day enjoyment, though the owner also carries the upkeep.

Designed to arrive furnished

The project's specification includes furniture, kitchen facilities and work areas. On a resale, the actual inventory and condition are more important than what the launch brochure originally promised.

About the project

Amari Villas II is a distinct four-home phase of Investland Bali's Amari development in Padonan, within the wider Canggu area. The name matters: Amari Villas I is a larger three-level product, while Amari Villas III offers smaller one-bedroom homes. Promotional material for the overall Amari brand can easily blur these differences. This phase has two-bedroom villas on two levels, with private pools and compact plots. It is currently marked sold out by the developer, so this is a description of the project, not a claim that an original unit is available to purchase. Any opportunity today would need an independently verified seller and a unit-specific offer.

The space is deliberately modest. Investland lists approximately 95 square metres of building area and plots ranging from 95 to 100 square metres, with four villas in total. That provides enough room for two bedrooms and the central living spaces without the maintenance burden of a large estate. It also sets limits: a family needing several enclosed offices, extensive storage, or a generous lawn may find the footprint restrictive. Floor area alone tells only part of the story; circulation, daylight, usable terrace space and furniture dimensions make a considerable difference in a house this size.

The ground floor is arranged around an open kitchen and living room, facing the garden through tall glazed openings. A guest toilet keeps visitors out of the upstairs bedrooms. Above, both bedrooms are described as having their own bathrooms, with storage and a small working area incorporated into the plan. The layout creates a useful distinction between social and private spaces. It is less compelling for someone who needs step-free daily living. A buyer should see the stairs, bedroom dimensions and privacy between the two rooms in person rather than rely solely on a brochure floor plan.

Outside, the developer specifies a private pool of 13 square metres, a small garden, a sun deck and an outdoor shower. These features make a compact villa feel more like an independent home than a conventional apartment. They also need attention long after the first viewing. Pump servicing, water treatment, drainage, damp-proofing and access for repairs are recurring realities of a pool house in a tropical climate. Before making a decision on a specific villa, a practical question is whether the terrace remains comfortable once outdoor furniture is in place, and whether the pool equipment can be maintained without interrupting the use of the house.

The advertised fit-out is fully furnished, and parking and a modern kitchen are included in the project's description. For someone using Bali as a second home, arriving to an equipped property is appealing. Yet 'turnkey' is not an inventory. Appliances, mattresses, linen, kitchenware, Wi-Fi equipment and pool systems do not automatically come under the same warranty or transfer terms. A signed inventory, snagging record and a clear account of any buyer-approved changes would be more useful than a generic furnished label if one of these homes comes onto the resale market.

Padonan is an inland residential setting rather than a beach-front address. It has links into the Canggu and Berawa areas, but the daily experience depends heavily on local roads. A developer's drive-time estimates to the beach, cafés and fitness venues are marketing approximations, not reliable journey guarantees. Traffic, weather and the chosen route can alter them substantially. For a resident, the bigger questions concern local access, nearby construction, how noisy the street becomes in the evening and whether ordinary errands are manageable without a complicated trip. A buyer seeking a walk-to-the-sand location should regard this as a different proposition.

The area description can be narrowed to Padonan, Desa Tibubeneng, Kuta Utara, Badung Regency. That administrative context is supported by local government material, but it should not be mistaken for an exact plot address. The project's public pages do not provide a street number, cadastral parcel identifier or verifiable pin for Phase II. We have therefore not assigned approximate coordinates that might place the villas on the wrong road. Before any contract review, the plot shown on a map should match the land record, the lease documents and the physical access route.

Four villas can offer a quieter ownership experience than a larger managed resort, particularly for residents who value their own entrance and outdoor area. Investland refers to on-site security and organised waste collection. Those are helpful services only when the operating arrangements are clear. Is the guard shared with neighbouring phases? Who maintains the access road and lighting? Is the monthly charge fixed or open to revision? What happens when one owner declines an upgrade? None of those questions is answered by the existence of the service in a sales description, and they can matter as much as a gym or pool would in a bigger development.

Availability and construction progress need to be kept separate. The developer marks Amari Villas II as sold out, while the individual project page still shows 75% progress and a handover target in the second quarter of 2026. A separate Investland article says stages one and two have been completed. As of 20 October 2026, these public statements do not establish a documented handover date for each of the four villas. It is possible that one page was not updated, but that is not evidence. We would want a current site inspection, handover records and building documentation before calling a particular unit ready for occupation or licensed rental use.

A third-party listing from Raja Villa Property advertises an off-plan two-bedroom Amari villa in Padonan with a 95-square-metre house on a 100-square-metre plot, and marks it sold. This is useful corroboration of the product type and a reminder that the project has circulated beyond its developer's website. The broker does not explicitly label the unit 'Amari Villas II', however, so it cannot establish which of the four homes was involved. It certainly does not demonstrate current resale inventory. Prices displayed in historic sold listings should not be repurposed as a live entry price or a valuation for another unit.

The lease structure deserves careful attention. Investland presents a 25-year contractual lease with a further 15 years indicated as an extension. The broker's similar Amari listing describes 25 years with the possibility of another 25. Neither marketing formulation establishes the renewal mechanism or its enforceability. The legal questions are specific: whose name is on the underlying land title, who grants the lease, when did the original term begin, what must happen to extend it, and can a new buyer take assignment? On a resale, the remaining term might be shorter than the headline duration of the original launch.

An Indonesian land lease is not an outright transfer of land ownership. Hak Milik is a land-ownership title that a foreign individual cannot simply register in their own name. Other rights, including Hak Pakai and Hak Guna Bangunan, exist within defined legal frameworks, and a corporate structure can have different consequences again. None of these general routes should be casually attributed to Amari Villas II. The public-facing project material does not identify the precise land title or provide the full Indonesian legal identity of the party contracting with individual buyers. Those documents, not a website summary of foreign ownership rules, determine what a purchaser would actually receive.

Building permissions need their own evidence. In Indonesia, PBG concerns building approval and SLF concerns fitness for use. We have not seen site-specific copies for this phase in the accessible project material. The third-party listing includes a note suggesting an SLF process was ongoing at the time the listing was written, but it is not a certificate and does not identify the legal status of every villa today. Where a buyer hopes to host paying guests, zoning, permitted use and any accommodation-related obligations matter in addition to the building itself. A property can look entirely finished and still require further documentary checks before commercial use.

Investland Bali describes an integrated set of businesses covering investment, construction, design and management, including Constructland, Luup Design and Pellago. It is a useful point of contact for questions about design and possible ongoing servicing. It is not, by itself, proof that the same entity holds the land, built the unit, receives the money or undertakes future maintenance. For this four-home phase, we have not verified the relevant landholding and contracting entities from official company or title documents. Any management arrangement also needs to stand on its own contract, with defined charges, reporting, maintenance responsibilities and termination rights.

Rental appeal should be considered without adopting projected returns from broader Bali marketing. Two ensuite bedrooms and a private pool could suit travelling couples, friends or remote workers sharing a home. On the other hand, turnover brings cleaning costs, linen, guest communication, platform commissions, utilities and maintenance. Longer stays may be easier to operate but will limit the owner's ability to use the property spontaneously. No accessible, unit-level statements of actual occupancy, gross receipts, operating expenses or net rental income were identified for Amari Villas II. Returns quoted for other Investland developments cannot simply be transferred to these houses.

The developer also publishes a staged construction payment plan: a 10% reservation amount described as refundable during due diligence, a first payment bringing the total to 50% with the booking amount included, monthly payments while building continued, and a final amount at handover. This is valuable historical context, but it is not a promise of finance on a sold-out project. A private resale will have its own negotiated price, settlement schedule, legal counterparties and conditions for the transfer of rights. Buyers should know who is receiving the funds and when the original lease, title-related documentation and access to the property are delivered in return.

On a real resale, condition and remaining tenure are likely to matter more than launch brochures. A careful viewing should cover the roof, wet areas, drainage, air-conditioning, water pressure, pool machinery and any signs of moisture or movement. Past utility bills and service invoices are more revealing than an untested operating-cost estimate. If the owner has rented the villa, actual records after management fees and vacancy periods are preferable to projected nightly rates. The transfer must also address any outstanding service charges, fixtures left behind and the right to continue—or end—the current management arrangement.

The attraction of Amari Villas II is therefore specific rather than sweeping: a small group of two-bedroom pool villas, intended to be furnished and usable as compact homes in Padonan. There is enough verified design information to understand the product and distinguish it from the other Amari phases. There is not enough public documentary evidence to certify every villa's handover, current lease remainder, permitted use or legal transfer route. For a buyer who comes across an individual resale offer, those missing details are not editorial footnotes. They are the questions that determine whether the home is suitable, what it may really cost to keep, and whether the transaction can proceed on sound terms.
