OCTO Bali Group на Бали
Who appears in the public record
OCTO Bali Group на Бали is profiled from the public sources listed below.
What the sources support
Company House Indonesia lists PT Octo Bali Group as an Indonesian limited-liability company in Badung, with business number 1290449. That is a third-party registry listing, not a certified current extract or evidence that the entity owns the land at either development. The public materials examined did not establish the project-by-project seller, title chain or site-specific building approvals.
One passage on Octo's marketing site also groups nominee arrangements with other foreign-buyer structures. That wording should not be mistaken for legal assurance. Indonesia's Basic Agrarian Law reserves Hak Milik land ownership for Indonesian nationals and restricts direct or indirect transfers to foreigners. A nominee arrangement is not a sound workaround to recommend. A contractual lease, an eligible individual's Hak Pakai right and Hak Guna Bangunan held by a qualifying entity are distinct structures; none should be assumed to apply without reviewing the parcel and the buyer's circumstances.
Octo advertises transaction support and property management, but the contracting provider is not identified in the materials reviewed. One Akami sales listing gives Bali Nest Villas as the rental-management contact. This is not necessarily a conflict — operators can differ by property — but an investor should know who will receive bookings, hold guest payments, cover repairs and account for revenue.

Projects and buyer context
UNU's own sales page advertises a 70 m² one-bedroom villa at US$165,000 and a 115 m² two-bedroom home at US$225,000. Those were website asking prices checked on 18 October 2026, not a live inventory confirmation or an all-in quotation. The page calls the villas furnished while also discussing furniture packages as separate options. Buyers should ask for a room-by-room specification rather than assume every pictured item is included.
The headline tenure is a 24-year initial lease plus a stated 25-year extension. The website describes that extension as contractually guaranteed, yet also says a further payment is due when it is exercised, at a cost to be determined then. This is materially different from acquiring 49 paid-up years today. A separate UNU listing attributed to the brand mentions 30 years remaining, which could reflect a different unit or an older offer. The executed lease, its underlying land rights and its extension mechanism must settle the question.
The advertised returns are projections, not rent statements. In the developer's one-bedroom model, moving from 50% to 85% occupancy changes the projected annual return from 7.9% to 15.2%. A management allowance of 15–20% is included in that illustration, while tax treatment remains structure-dependent. Actual operating costs, downtime, legal rental use and management terms can make the result look quite different.
North Pererenan places UNU in the wider Canggu orbit, where access, guest turnover and short-stay operations are central to the sales case. Akami's Tumbak Bayuh positioning puts more weight on privacy and larger living spaces. Neither description establishes what is happening on the neighbouring plots. The exact parcel, road access, zoning and lawful rental use matter more than the neighbourhood label when assessing a particular villa.
Observable track record
Rivo Villas, Villa Victra and Nili Villas are also named on the Octo website, where they carry a sold-out label. That demonstrates how the developer presents its earlier projects. It does not tell us whether every home was completed, formally cleared for use or handed over as originally promised.
There is a notable inconsistency in the company's own track-record claims: the website refers to both 40-plus and 60-plus delivered villas. Neither figure is backed by a publicly examined completion register in the sources reviewed. The stronger evidence would be a list of finished addresses, dated handover records, building documentation and an opportunity to inspect comparable properties.
