Why this project is worth a look
A defined housing concept
The original sales description is unusually clear about the core product: a two-bedroom townhouse villa. The exact layout of any individual resale home still needs to come from that home's documents.
Real guest-use evidence
Named Octo villas are marketed as functioning holiday accommodation, with private pools and kitchens in the operator's descriptions. That is evidence of a rental use case, not evidence of an owner's yield or an enforceable rental agreement.
A street-level location
Rental records identify Jalan Octo, Tibubeneng, rather than just the wider Canggu area. The address is useful for planning a viewing, although the precise plot and entrance of a resale property remain to be verified.
Resale changes the questions
The developer marks its original Octo Villas offering as sold. A new purchaser needs a genuine owner-led offer and proof of the transferable right, not another reading of the old launch material.
About the project
Octo Villas Berawa appears among OCTO Bali Group's past developments, rather than its current launch projects. The developer describes Octo Villas as contemporary two-bedroom townhouse villas in Berawa and marks the project as sold. That is useful information, but it needs reading carefully. It tells us the developer is no longer advertising primary inventory under that name. It does not establish that a resale is available, what it would cost, or whether a particular owner is willing and able to transfer their interest. A buyer exploring Octo today is therefore looking at a potential existing-property transaction rather than a standard off-plan reservation.

The scheme's defining feature is straightforward: two-bedroom homes described by the original developer as townhouse villas. Rental listings use the simpler word villa, which reflects how guests book accommodation rather than how the original sale was structured. There is no verified master plan in the reviewed public material giving the total count, plots, floor-by-floor drawings or unit schedule. Those gaps matter because buying a specific numbered home is different from buying into a general development concept. An advertisement for one villa cannot stand in for the specifications of the entire scheme.
Berawa is the appropriate local area, within Tibubeneng in North Kuta, Badung Regency. Property listings carrying the Octo name provide a narrower street reference: Jalan Octo. OCTO Bali Group also publishes Jalan Octo as its company contact address. This is a useful connection between the brand and local rental listings, yet it falls short of a verified cadastral boundary for the whole development. We have retained the street and administrative location without adding parcel coordinates. A map marker for a guest arrival point should not be mistaken for survey evidence of the land being sold.
There is a second source of information beyond the developer's brief portfolio description. A dedicated accommodation website, Octo Villas Bali, advertises four numbered villas, Octo 5 through Octo 8, under the operation of Eden Canggu Living. Its rental product includes two king-bed bedrooms, a private swimming pool, an enclosed living area, a kitchen and accommodation for up to four guests. This establishes what the operator says it offers to travellers at that location. It does not demonstrate the full size of the original property development, the legal connection to each plot, or the terms on which any current owner might sell. Four villas managed by one operator should never be confused with four villas built in total.
Other accommodation records refer to Octo 3 and Octo 6 by Betterplace, again using Jalan Octo in Tibubeneng. This is relevant because the numbered homes appear in more than one operating channel. It also creates a limit: the available pages do not provide a developer-issued unit register establishing exactly which rental numbers correspond to the original townhouse sales. For an individual purchase, that link needs to be made with documents, not inferred from a matching project name. Similar branding is helpful when researching a property; it is not a substitute for unit identification.
Floor areas and bathrooms illustrate why we have not created a polished but unreliable floor-plan table. Eden Canggu Living describes its Octo 5–8 rental collection as 120-square-metre villas with three bathrooms. Other listings give two bathrooms for Octo 6 and Octo 8, while a separate Octo 8 accommodation listing quotes 100 square metres. This could reflect different ways of measuring, changes to property descriptions or simple errors. The evidence does not settle it. Neither 120 nor 100 square metres should be represented as the official standard size of an Octo Villas Berawa townhouse. Land area, gross built area and usable interior area also require distinct measurements.
From a living perspective, the appeal is the ability to use a self-contained two-bedroom home while remaining within the wider Berawa and Canggu scene. Kitchens and enclosed living rooms are especially practical during long stays and wet weather, while a private pool gives guests their own outdoor space. Those are features shown in particular operating villas, not a guarantee for every resale unit. Families might value quiet bedrooms and usable parking more than the original design presentation. Guests may prioritise arrival instructions, internet reliability and easy access to restaurants. The best layout depends on which actual house is offered.
Location needs the same practical treatment. Berawa is a recognisable destination with cafés, restaurants and access to the coast, but the project name is not proof of a beachfront position or a particular travel time. Local traffic, the street entrance and the chosen mode of transport will shape the experience. Anyone considering a home for themselves should test the route during the times they normally travel. For a rental purchase, guest transfers, staff access, deliveries and drainage can be more significant than a broad neighbourhood label. We have avoided invented walking distances because the original project's parcel has not been fixed with sufficient precision.
The development company is identifiable at brand level. OCTO Bali Group presents Octo Villas in its own portfolio, and the footer of that site names PT OCTO BALI GROUP. An independent corporate-information directory also lists a company with that name at Jalan Octo, Badung. This supports the developer association but does not establish the contracting entity on a particular sale. It does not show whether that company holds the underlying land rights today, whether a different entity is the property owner, or who would receive a resale payment. Those are matters for the actual seller's documents and a properly documented chain of rights.
Foreign buyers in Indonesia should distinguish the legal instrument from the marketing vocabulary. Hak Milik is the underlying land ownership title and cannot simply be registered directly in the name of a foreign individual. Hak Pakai is a use right that can be relevant in qualifying foreign-housing arrangements; Hak Guna Bangunan concerns rights to build and hold buildings under prescribed conditions, often through an eligible company. A contractual lease is something else again. We found no published ownership instrument for a specific Octo Villas Berawa home. Consequently, this dossier assigns neither a fixed remaining lease term nor an extension right. A general promise about a different OCTO development is not evidence of what an Octo resale buyer would acquire.
If an existing owner offers a villa, the rights remaining on the sale date matter more than the headline term at the original launch. A lease buyer would need to know when the agreement started, whether assignment requires the landowner's approval, what precisely can be renewed and what a renewal would cost. In a company structure, the value and risks may extend beyond the house to corporate obligations and control. In any case, the identity of the seller must align with the chain of title, the proposed contract and the destination of payments. The word 'sold' on a developer's website resolves none of those issues.
Buildings being advertised to holiday guests can be physically usable without this dossier having seen their regulatory files. Indonesia distinguishes building approval, known as PBG, from the certificate of suitability for use, SLF. Neither project-specific document was available to inspect in our public-source review. That is an absence of verification, not a claim that the permissions do not exist. Commercial accommodation may also involve land-use compatibility and operating requirements separate from a residential building's physical condition. A listing on a booking platform is not enough to establish those points for a buyer.
Management arrangements deserve their own investigation. The developer promotes management capability across its wider business, while individual Octo rental properties appear with Eden Canggu Living and Betterplace. That does not prove a mandatory management contract, a single operator for the estate or any promised distribution to owners. A purchaser should distinguish the property they will control from a service agreement they might choose to sign. Commission rates, maintenance responsibilities, pool care, bookings, owner stays and accounting access can determine whether the arrangement works. Different villas on the same street may operate under different contracts.
There is no substantiated current asking price for a sale of Octo Villas Berawa in the material reviewed. Hotel rates and short-stay prices should not be repurposed as property valuations. The same caution applies to investment returns. Even an impressive booking history would need reconciliation with actual money collected, void periods, management charges, utilities, maintenance, furnishing replacement and taxes. A prudent assessment would also consider who pays for larger repairs and how easily the interest being purchased could be transferred again. Neither the developer's general yield marketing nor a rental calendar supplies that calculation for this property.
Octo Villas Berawa is worth understanding as a specific established address with a compact two-bedroom concept and visible rental activity under the Octo name. The decisive step, however, is not choosing between marketing photographs or accepting an area-wide return estimate. It is finding a genuine resale, identifying the exact numbered home, establishing its boundaries and rights, and reviewing its current physical and operational condition. Until that happens, the sensible description is an identifiable former development with incomplete transaction-level information, rather than an available investment offered on verified terms.
Home types & sizes
This is the developer's documented project type. Numbered Octo rental homes are advertised with private pools, living rooms and kitchens, but a buyer should rely on the specification of the particular property being sold rather than assume all houses are identical.

Best for: Buyers looking for an existing two-bedroom home in the Berawa area who are comfortable dealing with an identified current owner rather than reserving off-plan stock.; Couples or smaller households who want a self-contained house and are willing to confirm the actual room arrangement, access and condition before judging whether it works for everyday living.; Investors prepared to obtain a property-level operating history and examine fees, repairs, licensing, occupancy gaps and the remaining term of the interest being sold.; Purchasers who see a recognised address as a starting point for due diligence, not as a replacement for proof of rights and a precise unit specification.; may not suit: Buyers who need an available developer unit with a published price and instalment schedule; the original portfolio entry says sold, and no verified resale terms have been found.; Anyone seeking a guaranteed rental return, an automatically renewable lease or direct foreign individual ownership of Indonesian freehold land; those assumptions are not supported for this property..
What we confirm before booking
