Overview of Akami Villas in city to be confirmed

From $320,000October 2026. Current price list, layouts and availability — discussed one-to-one with a project specialist

Why this project is worth a look

A genuinely small development

The developer identifies five villas, not an apartment tower or a resort with dozens of keys. Privacy is a plausible benefit of that scale, although it does not protect owners from future development outside the property line.

About the project

The most distinctive feature of Akami Villas is not a promised rental yield or an elaborate shared clubhouse. It is the amount of private outdoor space offered within a five-villa development. Octo Bali Group markets the homes for families and longer stays, with individual pools and tropical gardens rather than an apartment-style hospitality model. That distinction changes the buying decision. A household that plans to live in Bali for months at a time may value a proper garden, space to work and the freedom to establish a routine more than a high-density resort address. The published figure of five homes describes the development as a whole; it does not establish that five are still available to purchase.

Marketing locations need some translation into geography. The developer places Akami in Buduk, north of the established Pererenan and Canggu coastal areas. Direct-sale listings repeatedly describe it as Tumbak Bayuh or Pererenan, while a September 2026 broker advert uses Jl. Campuan in Buduk. Another listing mentions Campuan Asri II and Dalung. Those are not interchangeable administrative descriptions. Buduk and Tumbak Bayuh are neighbouring villages in Mengwi district, and the exact parcel has not been established from a public title or site plan. Buyers should think of Akami as a residential inland location near the Pererenan market, not as a beachfront address.

The setting could be the principal attraction for the right resident. Seller descriptions emphasise a lane with limited through traffic, substantial vegetation, rice fields and river-oriented plots. A home in this kind of environment can feel very different from one situated between cafés and short-stay villas. Yet the trade-off is real: getting to the beach, school, groceries or evening activities is likely to involve regular driving. The advertised proximity to a local padel venue is a point of orientation, not a substitute for checking road access during busy hours. Nor does a tranquil view today establish what neighbours may be permitted to build in future.

Akami's smallest published layout has three bedrooms and three bathrooms, with a 120 sqm building on approximately 350 sqm of land. One marketing description suggests an alternative arrangement using a room as an office, which may be more useful for a couple working from home than three sleeping rooms would be. M Real Estate Bali describes two such three-bedroom residences and marks its offering as sold. A separate earlier sales page still shows the type as available at IDR 4.15 billion, also quoted there as USD 250,000. These pages can both be genuine snapshots of the same product at different moments; they cannot be used to confirm present-day stock.

The four-bedroom house sits between those smaller homes and the larger riverfront offering. Published details consistently show about 150 sqm of building area on a 420 sqm plot, with four bathrooms. A brokerage listing updated on 17 September 2026 advertises it at USD 320,000. At first glance the ratio of bedrooms to enclosed building area looks relatively compact, so the real question is how the rooms work. An attractive pool and a generous plot do not automatically produce comfortable dining, storage or workspace. For a family, the ability to close the living areas against heat and rain, arrange a proper kitchen and host visitors without compromising private rooms will matter every week.

At the other end of the range is a five-bedroom, five-bathroom villa on a stated 900 sqm plot, with 240 sqm of built space. Listings highlight a large garden, pool and a relationship to the nearby river and green landscape. That could serve a multigenerational household or an owner who entertains often, because outdoor activity and quieter rooms can be separated more easily. One third-party profile lists two storeys for the five-bedroom product; it would be a mistake to apply that floor count to the whole development without verified drawings. The larger plot also implies more care for landscaping, water management and security than a compact holiday villa would typically need.

Specifications require the same unit-by-unit discipline as prices. Sources mention fully furnished interiors, air conditioning, equipped kitchens, pools and gardens. They also mention a sauna, ice bath and, in some descriptions, infrared wellness equipment. The wording changes between optional upgrades and features apparently assigned to a particular house. A buyer cannot reasonably infer that every accessory is included in every price. Even vehicle parking is inconsistent within the published material: one description promises car access and private parking while an automated details panel says none is available. Approved drawings, a room schedule and a signed finishes list are more informative than the amenity icons on a sales portal.

The setting raises a practical issue that glossy project descriptions rarely resolve. Living near gardens, rice fields and a river may offer shade and privacy, but humidity, drainage, insects, pool upkeep and seasonal maintenance become part of ownership. This is not a claim that Akami has a flooding or construction defect; the available sources do not establish one. It is simply why a riverside claim should be checked against the actual site boundaries, watercourse setbacks and drainage design. The permanence of the view also deserves separate attention. A beautiful outlook is only secure to the extent that planning controls and neighbouring ownership support it.

The developer identity has a reasonable public starting point. Akami appears in the Octo Villas portfolio; the site identifies the business as PT OCTO BALI GROUP, and its direct-owner sales profiles use Octo Bali Group. A private Indonesian corporate directory carries a matching PT company entry. This supports the presence of an identifiable development brand, not the conclusion that the same company owns the underlying plots or will necessarily receive the buyer's payments. The group says it has built and sold more than sixty villas and operates an in-house management team. Those are company claims. An independent buyer would still need completed-project references and the precise legal identity of each contractual party.

The completion story has become time-sensitive. Marketing materials say construction began in September 2025. Some list August 2026 as the intended completion date, others October 2026, and one agency advert uses the third quarter of 2026. By 16 October 2026 at least some of those milestones are historical. Public descriptions still referring to construction do not establish which units are structurally complete, fitted out, certified or handed over. No project-specific occupancy certificate was available in the sources reviewed. It is consequently safer to describe the schedule as advertised than to call Akami either fully completed or definitely delayed. A dated, unit-specific progress record would change that assessment.

Prices have been presented at different stages of the sales campaign. The three-bedroom figure of USD 250,000 belongs to older marketing and a type now shown as sold by one broker. The September 2026 four-bedroom advert is USD 320,000, while the direct seller's earlier copy describes USD 320,000 as an early-stage price and USD 360,000 as a post-completion level. Five-bedroom figures of USD 685,000 and USD 735,000 appear in the same pattern. A more recent third-party listing displays a separate rupiah amount for the five-bedroom property. None of those figures is a binding quote for an identified plot today. The developer's site also states that transactions settle in Indonesian rupiah, so an English-language dollar price should not be mistaken for the contract currency.

Ownership is a second price question, because what the buyer receives is a time-limited contractual interest. Akami is advertised on a 24-year lease with a further 25-year extension. The developer's general information describes the extension as guaranteed but says a renewal fee falls due later; some agents use more cautious language, referring to a possible extension. Neither description can be taken as the legal wording of the deed. The start date, landlord identity, mechanism for setting the extension price, rights to transfer the remaining term and consequences of an early termination are not visible in the public documents. Twenty-four years plus a prospective twenty-five is not the same as forty-nine fully paid, unconditional years.

Indonesian law distinguishes a land title from a lease agreement. The general rules for foreign residents' interests in housing, and for registered land rights such as Hak Pakai and Hak Guna Bangunan, do not turn Akami's marketed lease into direct foreign ownership of land. The title held by the landlord has not been verified. Nor has a project-specific building approval or certificate of fitness for use been inspected. In the Indonesian system these are distinct documents, commonly referred to as PBG and SLF. A broker's assertion that a plot falls in a residential colour zone is not proof of permitted use. The underlying title, spatial-use clearance and building papers must relate to the actual parcel being purchased.

Rental strategy should follow the nature of the house rather than lead it. Octo's presentation explicitly distinguishes Akami's family-oriented, longer-stay product from its other, more short-stay-focused villa projects. A tenant considering several months in Buduk will judge comfortable bedrooms, internet, daily transport, garden care and maintenance response differently from a holiday guest booking a weekend. Short-stay operations may also involve another regulatory and operating-cost calculation. Online yields attached to some listings remain projections, not verified owner statements after cleaning, platform fees, repairs, utilities, taxes and management. Nothing in the public material justifies treating them as a guaranteed return.

A useful acquisition budget would therefore extend beyond the asking price. It needs to reflect furnishings actually included, service arrangements, shared-road obligations if any, ongoing garden and pool maintenance, taxes and the cost of exercising a future lease extension. The seller promotes flexible payment options but does not provide a verified, universal instalment schedule for Akami. Without a project-specific contract, it would be misleading to name a deposit, construction-stage percentage or refund right. Remote purchase support is offered by the developer, yet a livestream or virtual walkthrough cannot independently establish land ownership or certified construction progress.

Akami deserves consideration by someone choosing an inland family home with a substantial private garden, especially if an individual four- or five-bedroom unit fits their needs. Its appeal is tangible and fairly easy to understand; the unresolved parts are equally concrete. Availability changes between listings, the advertised completion dates differ, the legal lease remains unseen and location references are not parcel-precise. A buyer seeking immediate occupation, a fixed extension cost or documented income performance should not treat an attractive sales narrative as a substitute for those missing pieces. The next decision is about the exact villa and the exact set of contractual rights, not whether the general idea of a tropical house sounds appealing.

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • Marketing describes a 24-year lease and a further 25 years, but the underlying deed, commencement date, extension price and enforceability, land certificate, landlord and signing entity have not been inspected. Completion references range from August and Q3 to October 2026. Current handover, project-specific PBG/SLF documents and official land-use clearance have not been independently confirmed. Buduk, Tumbak Bayuh and one Dalung street description appear in seller material without a verified parcel. Listings also conflict on how many villas remain and which prices are still actionable.
