Creed’s Cambodian portfolio is small, but no two projects are quite alike. The Japanese group began operating in the country in 2011 and went on to test three distinct formats: a large condominium near the airport, a more attainable family borey and an architecturally stronger low-rise community in Sen Sok.

That variety describes the company more accurately than the familiar phrase “Japanese quality”. Creed did more than attach an international origin to a local product; it became involved in buyer finance, post-handover management and the adaptation of each development to a different part of the market.

Bodaiju is an operating story, not only a construction story

Bodaiju Residences became Creed’s most visible Cambodian project. The multi-building development near the former international airport combines apartments with landscaped podiums, pools, sports facilities and everyday services. For overseas buyers, it offered a recognisable condominium format. For local owners, it provided a more managed alternative to a conventional city house.

Creed says its role continued beyond construction and sales into property operations after handover. On a development of this scale, that distinction is fundamental. Landscaping, pools and shared facilities require disciplined maintenance, and the quality of the property after several years depends less on the original architect than on the management system.

Bodaiju can now be assessed as mature real estate. Occupancy, resale stock, the condition of the buildings and differences between individual units are visible. That makes the project a more useful reference than a new launch known only through presentation material.

Borey Maha Sen Sok addressed affordability directly

Borey Maha Sen Sok was aimed at Cambodia’s middle-income market and, according to Creed, was completed in November 2018. Here the company faced a different problem: families wanted a landed home, but conventional bank finance was not accessible to everyone. Creed arranged its own instalment structures for some buyers.

That experience matters because it shows the developer participating in the purchase mechanism as well as the housing product. Affordability depends not only on price, but on down payment, repayment schedule and whether the terms remain manageable for a household over time.

ARATA Garden Residences continued the low-rise direction with a stronger focus on architecture and public space. At the 2018 PropertyGuru Cambodia Property Awards, it won Best Housing Architectural Design and received further recognition in housing and landscape categories.

A mature portfolio without an obvious next chapter

Creed describes its model as full-cycle development, from land and planning through construction, sales, finance and management. The Cambodian projects provide practical examples: buyer instalments at Maha Sen Sok and continuing operational involvement at Bodaiju.

The portfolio now looks mature rather than rapidly expanding. The group’s global project list still highlights the same three Cambodian developments, with no comparable new launch placed beside them. That gives buyers less evidence of future ambition but more opportunity to inspect what has already been created.

Creed suits purchasers who prefer a completed environment and want to judge the period after handover as seriously as the construction itself. In this case, the Japanese connection is most meaningful not as a marketing badge, but as part of a more disciplined operating model expressed through finance, management and the application of experience across different housing formats.
